We're looking for a Property Inspector to perform inspections on residential properties to determine condition and appropriateness for addition to our portfolio of rental properties. Perform reactive maintenance on properties within our portfolio to provide best in class service to our residents while controlling costs. And represent the company in a professional manner to Sellers, Real Estate Agents, Investors and Internal Partners.

What You'll DoPerform initial inspections of residential properties utilizing proven methods combined with the heavy use of technology to provide real time, comprehensive reports of current conditions, needed repairs and marketability Provide input on budgeted repairs and best practices to bring homes to Rent Ready conditions Provide marketing photos and renderings utilizing industry best platforms Investigate reactive maintenance issues, determine the most cost effective and customer friendly resolutions and perform the needed repairs Provide customer centric service to all key stakeholders

Who You Are 2+ years of maintenance technician experience with the ability to learn and utilize numerous devices and app based platforms2+ years of experience as a home inspector in the Atlanta market You have a Home Inspector License/CertificationCustomer centric service professional with a proven record of the ability to interact with all types of customers Experienced with performing home inspections to determine the condition of a property General knowledge of your local real estate market Ability to estimate cost of certain repairs that may be found during the inspection process Ability to communicate effectively in both verbal and written forms Technology savvy Desire to operate in a high energy, fast paced environment Desire an opportunity to learn and grow in your career

The primary role will be to assist our maintenance team with field visits to managed properties for routine property inspections and diagnosis of repair issues. If you have a great attitude, strong work ethic, genuine interest in real estate and property maintenance, and a knack for fixing things, you may be an excellent fit.
Essential Functions

Perform various property inspections for OCF managed properties

Photograph subject and manage photo files

Report essential findings tied to photographic record

Perform various routine maintenance requests including air filter changes, pest control, light bulb changes

Assist your team by being on call for after hours emergencies one week out of each month

Create and close out maintenance requests in our property management software

Requirements

Education, Experience, and Skills Required

Keen eye for spotting and diagnosing repair issues, and being able to quantify the problem

Ability to maintain a positive, productive relationship with contractors and tenants

Manual dexterity and problem-solving skills

Basic understanding of electrical, plumbing, and other systems

Knowledge of general maintenance processes and methods

Working knowledge of tools, common appliances and devices

Job DescriptionJob Description

This position is suited for those with a background in appraisal, home inspections and property management. As a Commercial Property Inspector, you will travel to various commercial properties and assess how a property is performing in terms of physical condition, occupancy and management. Inspectors work independently and efficiently to meet hard due dates. Appointments are set at the mutual convenience of the inspector and property contact, typically completing 5 or 6 inspections in one day.

Inspectors work mostly out of their home office making contact with borrowers, scheduling inspections, conducting inspections, taking photos, conducting management interviews, and preparing reports through our company system. The physical inspection includes inspection of all exterior areas, interior common areas, a select number of occupied and vacant units, along with inspecting the roof and mechanical areas.

The ideal candidate has the experience to adequately assess the physical condition of a property, strong communication skills, good technology skills, their own equipment for use on the job (computer, digital camera, and scanner), reliable transportation, and the physical ability to inspect properties, including roofs.

RESPONSIBILITIES

• Set site inspection appointments with clients via email and/or phone calls.
• Complete physical inspections of properties within an assigned territory, which includes inspection of all exterior areas, interior common areas, a select number of occupied/vacant units, and roof/mechanical areas.
• Take digital photos of properties.
• Document any deferred maintenance issues identified at the property.
• Complete on-site management interviews regarding the property.
• Type and insert photos into a report via the company website or in Excel or Word.
• Attend trainings or meetings as required.
• Follow all company policies, procedures, and business ethics codes.
• Follow all safety and security procedures.
• Perform other duties as assigned.

QUALIFICATIONS

• Ability to work quickly and efficiently to meet hard due dates with minimum supervision
• Ability to adequately assess the physical condition of a property
• Prepare clear and concise reports
• Strong computer, typing, and internet skills
• Own a PC-based (non Apple) computer with Windows 10 or newer
• Access to Microsoft Excel and Word (Version 2013 or newer)
• Be a self-starter and require little motivation
• Stays on top of assignments, avoiding last-minute crunches
• Follows directions and instructions carefully
• Be detail oriented and well organized with a flexible schedule
• Ability to work two full days Monday through Friday for inspections
• Ability to climb vertical ladders in excess of 20 feet
• Access to a reliable car with ability to cover a wide territory

Company Description

Strategic Asset Services, LLC (SAS) based in Foothill Ranch, California is a nationwide commercial property inspection company providing inspection services to commercial lenders throughout the country utilizing a team of over 250 part-time employee inspectors that work from their homes. We specialize in securitized real estate annual inspections, repair verifications as well as Fannie Mae and Freddie Mac multifamily property inspections. These assignments include inspecting the exteriors of the properties, interiors of the common areas, occupied units, vacant units, down units, amenities as well as inspecting the roof and mechanical areas and other specific areas required for each inspection.
