The CRE Relationship Manager IV assumes the overall responsibility, development and management of their borrowing and non-borrowing portfolio and underwrites, originates and effectively manages a portfolio of loans generally secured by commercial and/or residential real estate collateral. Provides advice and guidance on policies and manages larger and more complex loan relationships as well as more complex lending structures. Participates in the development of new business by acquiring, retaining and expanding client relationships and may assist other lenders with underwriting of commercial real estate loans.
Position Accountabilities
Responsible for growing a high-quality portfolio of real estate loans and associated deposits within designated market area
Develop and maintain a quality loan portfolio

The Property Manager is fully accountable for all property operations. Financial:
Assists the RVP in formulation of budgets for each upcoming calendar year.

Responsible for monthly review of financial statements and preparing owner reports.
Ensures that all rents are collected, posted, and deposited in a timely manner.
Performs evictions and utility cut-offs as required on delinquent rents.
Maintain a positive relationship with vendors to ensure accurate invoicing, work scheduling, and obtaining certificates of insurance (COI).
Responsible for approving and submitting all invoices to corporate office for processing.
Approves property expenditures.
Personnel:
Recruits, hires, trains, and supervises all on-site property staff in order to achieve operational goals of assigned property. This process includes new employee orientation, review and approval of timesheets, instructing and advising on-site staff of employee policies and procedures, and performance evaluations.
Works with the Human Resources department in developing and coaching employees to achieve property and company goals.
Conducts ongoing training with property staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed.

Reviews all lease applications and signs new move-in leases and addendums.

Marketing/Leasing:

Operate the property within the financial guidelines and approved budget.
Facilitate optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance.
Manage vendor/contractor relationships concerning work scheduling, billing, and certificates of insurance.
Design, implement and maintain a resident retention program.
Perform physical inspections of the property and verify the condition of vacant apartments.

At least 2 years of experience in multifamily property management
Proficiency in using social media platforms such as Facebook, Instagram, Twitter, LinkedIn, and YouTube is preferred.

Experience in rent collection, G/L postings, daily deposits, and SODAS.
MRI knowledge is highly preferred
Solid experience with MS Office
Familiarity with real estate contracts and leases
