In addition, the role involves a wide range of exciting challenges, coordinating and scheduling the preventive and corrective maintenance required to keep the building HVAC systems in good working order. This position should have a strong knowledge of chillers, boilers, RTUs, split systems, VRF systems, refrigeration, and controls. : ESSENTIAL DUTIES AND RESPONSIBILITIES Maintains and repairs all HVAC-R and Refrigeration equipment and components to manufacture recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc. Inspects and maintains systems to ensure they operate efficiently. Including checking for leaks, refilling refrigerants, lubricating parts, and repairing drainages. Troubleshoots systems, replacing or repairing defective parts, and performing emergency repairs while ensuring compliance with safety standards. Performs HVAC-R Equipment condition assessments Identifying maintenance risks and update asset management database. Provides input on resource needs (staffing or funding) for HVAC systems and works with management to resolve. Diagnoses electrical and mechanical faults for HVAC-R systems. Cleans and adjusts HVAC-R systems and performing warranty services. Remains aware of conditions inside city facilities and creates service requests for any deficiencies found. Reports on major deficiencies to management. Takes proper safety precautions, anticipates unsafe circumstances, and acts accordingly to prevent accidents. Four (4) years' experience in HVAC-R may substitute for the education requirement. Four - Five (4-5) years' of direct experience in boiler operation and maintenance. Duties: * Maintain, troubleshoot, repair and install all HVAC equipment in compliance with manufacturer's recommendations, local codes, Health department, Joint Commission, and ACA standards in within a large multi building campus environment * Performs preventative maintenance and repair tasks on large HVAC/R systems ranging from hospital environments to small residential applications including: filter changes, coil cleaning, and other related work. * Monitor and test heating and cooling closed loops and cooling towers for water treatment levels and coordinate with vendors to correct out of tolerance conditions. * Maintain, repair, troubleshoot, and install large scale refrigeration equipment in compliance to manufacturer's recommendations, local codes, Health department, The Joint Commission, ACA, and ASHRAE standards. Understands principles and experience with refrigeration recovery, evacuation and charging, understands the installation and sizing of refrigerant piping in accordance with State and Federal regulations. * Monitor, Install, maintain, troubleshoot and repair building automation controls and systems to ensure the proper operation of air conditioning, and refrigeration equipment and ensure all environmental conditions meet customer requirements. Understands principles and experience with refrigeration recovery, evacuation and charging, understands the installation and sizing of refrigerant piping in accordance with State and Federal regulations. * Monitor, Install, maintain, troubleshoot and repair building automation controls and systems to ensure the proper operation of air conditioning, and refrigeration equipment and ensure all environmental conditions meet customer requirements. Input time into computer maintenance management systems and navigate to all fields that are applicable. + Respond quickly to emergency situations. Work Schedule The hours and schedule of this position are regular business hours with some evenings, weekends, and holidays required. Generally, 25 hours a week between 12:00 p.m. and 5:00 p.m., Monday through Friday. Work schedules will vary depending on weather conditions, projects, events, programs, meetings, and staffing levels, and may include some evening, early morning, and weekend hours. Regular and predictable attendance is an essential function of the job.
