A DAY IN THE LIFE OF A GEOTECHNICAL / CONSTRUCTION MATERIALS TESTING TECHNICIAN
Working under the immediate supervision of a registered professional engineer, you work as a team member alongside site managers, general contractors, and engineers to perform the required inspection or sampling services at various environmentally regulated solid waste landfill construction projects. You monitor general contractor activities, onsite testing, and reporting of earthwork and soil construction as well as geosynthetic baseliner, closure cap, piping, and gas extraction systems. In addition, you actively collect concrete, soil, and other site materials for testing in order to ensure construction standards and specifications are being met.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):

Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.

Minimum Qualification (Education, Experience and/or Training, Required Certifications):
At a minimum an Associate's degree in science is required or a minimum of 5 years of lab experience

Additional Preferences:
B.S. Degree in Chemistry or other scientific-related field strongly preferred

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Responsibilities
Quality Assurance & Inspection
* Perform routine quality inspections on products across Inspection, Card Lines, and Finishing Lines.
* Verify compliance with established quality standards, work instructions, and customer specifications.
* Identify non-conformances, quarantine suspect product, and escalate issues to the Supervisor promptly.
* Support root-cause analysis and corrective/preventive actions (CAPA).
* Assist in monitoring process control methods and report deviations.
Documentation & Reporting
* Maintain accurate records of quality performance, inspection results, defect trends, and rework data.
* Prepare daily and weekly quality summaries for the Supervisor and relevant departments.
* Support documentation of production output, quality metrics, and adherence to promise dates.
* Ensure all QC documentation is complete, traceable, and audit-ready.
Operational Support
* Coordinate QC activities across multiple shifts, ensuring continuity of quality standards.
* Provide support to inspectors, including clarifying work instructions and quality criteria.
* Assist the Supervisor in ensuring lines meet production goals while maintaining quality levels.
* Support training of new inspectors and cross-training across departments.
* Communicate quality expectations to production teams in a clear and consistent manner.
Compliance & Safety
* Ensure compliance with all safety policies, procedures, and regulatory requirements.
* Promote safe work practices and immediately report unsafe conditions.
* Support adherence to industry standards and internal quality procedures.
Continuous Improvement
* Participate in quality improvement projects, defect reduction initiatives, and process optimization activities.
* Provide recommendations based on quality data, inspection findings, and recurring issues.
* Assist in developing updated quality procedures and work instructions.
Qualifications
Required
* Experience in a manufacturing, production, or quality control environment.
* Strong attention to detail and ability to follow standardized procedures.
* Ability to document data accurately and communicate findings clearly.
* Basic understanding of quality principles, inspection techniques, and measurement tools.
* Ability to work flexible hours to support a 24/7 environment.
Preferred
* Prior experience in card/finishing/inspection operations (or similar production lines).
* Familiarity with statistical process control (SPC), CAPA, or lean manufacturing principles.
* Experience working in environments with union-represented employees.
