What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)

Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

The Quality Technician will be responsible for the following:
Interfaces with customers regarding quality-related issues
Analyze production/process data to determine areas for improvement (SPC and capability).
Organize/prepare First Article documentation for submission (includes AS9102, PPAP, etc.)
Organize/prepare data packages to send with daily shipments
Works with production to develop plans for process corrections and continuous improvement.
Conduct AS9100 internal audits
Participate in New Product development meetings
Works with purchasing to select new suppliers, monitor supplier performance, including issuing and managing the SCAR process when necessary
Be a resource for Quality Department personnel, concerning skill enhancement, upgrading, and promotion of a positive and open working culture
Other duties as assigned
QUALIFICATIONS :
4 year degree or equivalent experience
Three years of professional experience in the inspection and certification of a variety of supplies, materials, and equipment
Knowledge of Quality standards and general requirements (ISO 9001:2015, AS9100)
Knowledge of structured problem-solving techniques (8D)
Knowledge of process continual improvement tools
Knowledge of Basic statistics
Knowledge of Microsoft office suite
Physical Demands:

* Performs processing inspections in state and/or federal plants on a variety of fresh, smoked, cured or cooked meat and poultry products.

You Will
Conduct quality inspections of in-process product & finished plastic containers in the lab, on the production floor & in the warehouse to evaluate product quality

You Have

**What you'll do**
+ Data Assessment: Review facility condition and asset data for content, structure, and quality, and identify anomalies and inconsistencies. Must have fluency of the English language, as it relates to grammar, punctuation, and spelling. Must be able to compare data criteria/fields for content, agreement, and technical accuracy.
+ Standards Adherence: Collaborate with team members to ensure that the comprehensive quality standards and metrics (e.g., accuracy, completeness, timeliness) are met. Must be able to switch between sets of rules pertaining to each client and project.
+ Data Cleansing and Resolution: Identify and rectify errors, inconsistencies, and redundancies within facility condition assessment and asset datasets.
