What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):

Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)

Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Job/Position Summary
Under the direction of the Production Supervisor, the Quality Control & Inventory Lab Operator III will provide manufacturing capability to the Temp Sensing line of products made in Albuquerque, NM. Experience with measurement of electrical properties, serialization of customer parts, visual inspection and SAP data entry is required. Short term travel to Boise, ID for training and certification is required. ISO9100 level of audit review is needed.
Major Areas of Responsibility
Visually inspect probe assemblies for signs of defect and non-conformance.
Operate temperature bath test stations for measurement of probe electrical properties.
Keep data and probes organized and labeled for serialization of final assemblies.
Maintain equipment in good working order, clean, monitor, preventive maintenance.
Input data into control charts and report data.
Follow all safety protocols, quality procedures, and work instructions.
Understand technical measurement equipment and be trainable on specifics.
Be responsible for producing data in a rapid, efficient, and quality manner.
Follow work instructions, both verbal and written, including submitting formal documents.

In this role, you'll have the opportunity to travel to wind farms across the Country (both Onshore and Offshore), with all Accommodation and Travel Expenses fully covered by the Company. Our highly motivated Drone Pilots (UAS Pilots) collect photographic and video data for our wind turbine generator inspection and maintenance Company.
Paid Drone Training will be conducted by Aerones on piloting, process, safety, and technical skills for all new hires. GWO Basic Safety Training (BST) and GWO Advanced Rescue Training (ART) Full certifications will be required to undertake the role in the same disciplines as Wind Field Technicians. Job Tasks and Responsibilities:

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.

Monitor construction work to ensure compliance with approved inspection and test plans
(ITPs).
Coordinate with contractors, site engineers, consultants, and quality managers to address
any quality-related issues.
Verify materials and workmanship meet the project's approved submittals and standards.
Attend quality and coordination meetings as needed.
Ensure that all inspection and testing records are properly documented and archived.
Support continuous improvement by identifying recurring quality issues and suggesting
practical solutions.
Minimum Requirements
High School Diploma or GED required; Associate's or Bachelor's degree in Civil
Engineering, Construction Management, or related field preferred.
Minimum of [3-5] years of experience in civil construction QA/QC, preferably in
infrastructure or large-scale projects.
In-depth knowledge of industry standards and codes (ASTM, ACI, AASHTO, etc.).
Experience reviewing and implementing Inspection and Test Plans (ITPs) and Quality
Control Plans (QCPs).
Familiarity with construction materials and laboratory/field testing procedures.
Strong organizational and communication skills.
Proficiency with Microsoft Office Suite and QA/QC reporting tools.
Valid driver's license and the ability to travel to project sites.
Preferred Certifications (Not Required, but a Plus):
ACI Concrete Field Testing Technician - Grade I
NICET Certification in Civil/Construction Inspection
OSHA 10 or 30 Certification
ISO 9001 Quality Management Systems knowledge
QMS/QA-related training or certifications

Job Description
Thompson Engineering is looking for qualified Construction Materials Testing (CMT) Technicians for various locations. This position is responsible for the daily oversight of the construction materials testing and inspection on construction sites to ensure specified standards of quality are met. Preferred candidates would need to be open to travel to various jobs sites and locations as required.
DUTIES
1. Utilize a 40 lb. nuclear gauge to run tests on construction materials
2. Obtain concrete samples from the ready mix trucks
3. Make concrete test cylinders
4. Run tests on concrete samples and deliver the samples to the laboratory
5. Observe and record construction crew performance data for related activities
6. Perform visual inspection of rebar
7. Obtain and deliver soil samples from the jobsite to the laboratory
8. Interact with clients and contractors in a professional and ethical manner
9. Ensure that company-owned equipment is maintained in good working order
for use on projects and/or assignments
10.Ensure that standards for quality and quantity of work are implemented on all
work assignment
11.Establish and maintain a daily diary of all field activities for each project
12.Submit daily reports and other documentation to the Team Leader as
required by project specifications and/or applicable criteria
13.Perform all tasks assigned in a professional and ethical manner and
according to company policies and procedures
14.Report to the Team Leader corrective actions (when necessary) to best
ensure that the quality of work is maintained and meets company standards
15.Follow all written procedures for work being performed
16.Proactively review all project documents and testing procedures, and exhibit
comprehension for the technical requirements and procedures necessary to
perform the assigned work
17.Prepare reports and perform field activities in a timely manner
