Position Description
This position will be responsible for providing supporting analysis of a diverse portfolio of real estate investments, including directly owned investment properties, long-term strategic properties, and other fund and JV real estate investments. The position supports the objective of maximizing the value of these investments by managing them in conformance with the organization's strategic objectives.
Responsibilities
Track investments from inception to disposition by monitoring performance through budgets, monthly operating and financial statements, lease reviews, and periodic site inspections
Analyze and make recommendations on investment and management related decisions such as lease negotiations, purchase and sale transactions, and capital improvement programs
Function as a trouble-shooter on underperforming properties. Make recommendations and implement programs to improve their return
Produce analytical models evaluating lease negotiations, potential sale transactions, refinances, capital improvement programs, and other capital events within the existing portfolio
Assist in the process of identifying and underwriting acquisition opportunities through cash flow modeling, market research, sensitivity analyses, and the creation of memos and investment committee presentations
Review aggregate valuation and cash flow data for quarterly reporting to the FP&A team
Assist with property specific thesis development and market research
Update annual property budgets and revise property financial forecasts throughout the year
Assist in the development, set up, and maintenance of the real estate portfolio management reporting tools and templates
Coordinate all real estate department reporting into the organization's reporting requirements
Provide analytical support for evaluation of new and existing investments
Assist other Associates with internal tracking of deal flow
Qualifications
Bachelor's degree in finance, accounting, economics or related field preferred or a combination of education and work experience
3-6 years of real estate investment or asset management experience
Knowledge of the financial structure and terms of real estate investments through the analysis of accounting reports, such as operating statements, balance sheets, and budgets
Knowledge of commercial leases required
Proficient in modeling dynamic property level, fund level, and waterfall cash flows in Excel
Ability to forecast and thereby manage outcomes
