The Regulatory Team works to align LUMA's business plan with the public energy policy goals of Puerto Rico and plays a key role for the design, implementation and reporting on key policy initiatives. Regulatory works with all LUMA departments in support LUMA's compliance and reporting obligations under the Operations and Management Agreement, the energy regulator and other governmental bodies. The team works with multiple external stakeholders and is responsible for the delivery of professional written documents, and verbal reason to support compliance and reporting. The Land and Permits group within Regulatory is responsible for the administration of all the Transmission and Distribution rights of way and supports LUMA in obtaining and maintaining necessary operational permits, enabling the recovery and transformation of the Puerto Rico electrical system. The Land Agent is responsible for the acquisition of land rights to support company activities, settlement of damage claims relating to new construction and maintenance activities, and negotiating annual payment reviews on existing company facilities. What will you get up to everyday? Negotiate to obtain acknowledgments of no concern for route or structure locations Liaise and negotiatie with private landowners, occupants/lessees, judicial bodies, other companies and government agencies regarding land rights Contact land owners and occupantas to ensure awareness of proposed activities that may or will occur on or near their land Negotiate purchases for land required for substation sites, radio tower sites, storage sites, offices and warehouse buildings Assist in resolving discrepancies with private landowners and occupants/lessees as required Document, assess and settle damage claims with land owners Provide status updates on projects, inform Supervisor/Manager of any complex issues relating to land negotiations Support Planning and Business Development initiatives in the development of proposals to meet the needs of our transportation customers and pipeline transmission system project feasibility studies, prompt and accurate response to requests for information, technical input, cost estimating May give periodic guidance to less experienced land agents May be required to supervise/coordinate the activities of outside land contractors, while having excellent written, oral, presentation, interpersonal and relationship building skills Attend topical seminars and courses to expand knowledge and to stay current with land related issues Strong comprehension and ability to apply land acquisition concepts related to the pipeline/natural gas industry Follows all policies and procedures Other duties as assigned Perform major storm restoration work and associated drills as assigned What We are Hoping You Bring to LUMA LUMA's culture is rooted in the concept of People First, Safety Always. Education Diploma from a recognized post secondary institution in a field of study related to land agent. Job DescriptionSUMMARY:Cross-trained agents must, after completion of training, be willing and able to work Ticket, Operations and Ramp Agent positions at their assigned station. PRIMARY RESPONSIBILITIES:• Check in passengers and baggage using Cape Air's passenger service system• Make passenger reservations and rebook flights• Make boarding announcements• Provide extra assistance to passengers with special needs• Assist the main Cape Air Reservations Department by handling remote reservations calls, if applicable to station• Share information with pilots/ramp/operations using radio communications• Organize ticket and cash reports• Handle delayed or missing baggage and process claims• Assure compliance with FAA and airport security procedures• Meet and marshal aircraft• Fueling Cape Air aircraft, if applicable to station operations• Load and unload passengers and their baggage• Escort passengers out to the aircraft• Additional duties as assigned QUALIFICATIONS:• Airline work experience preferred• Airline reservation system experience preferred• Must be at least 18 years old• Must hold a high school diploma or equivalent• If location requires any type of driving such as baggage delivery, fueling, etc., applicant must hold and maintain a driver's license valid in that location• Must be able to lift up to 70 lbs.• Basic computer skills required• Excellent communication and excellent customer service skills required• Ability to interact effectively with others• Ability to work independently and adapt to changing work priorities• Ability to communicate effectively, orally and in writing• Flexibility of schedule is a must• This position will often require working nights, weekends and holidays• Must exhibit exceptional knowledge of Cape Air and must embody the Cape Air MOCHA HAGoTDI spirit
