Position Overview We are currently seeking part-time RealEstate Instructors to assist New Mexico students within our online courses for Colibri Group's esteemed brand, Colibri RealEstate. The instructor will familiarize themselves with our pre-licensing courses and help students understand material by replying to emailed content questions. This is a part-time, contract position with an estimated time commitment of 2-10 hours per week, although that will fluctuate. Provide support in response to student email, voicemail, and discussion board inquiries.

This employee is responsible for answering basic realestate lending questions from members and for assisting in the perfection of all realestate mortgages, while directing member inquiries to the appropriate lending staff. Perform a variety of support duties related to the lending function.

DUTIES/ RESPONSIBILITIES:
Effectively prioritize tasks in order to handle multiple transactions concurrently.
Compile, analyze, and maintain organized files and reports.
Check mortgage loan applications for missing information and potential errors.
Prepare and send loan application packets to members.
Order and review appraisals, income verification, title commitments and other documents for missing information and potential errors.
Request additional information for the underwriter and loan officer as needed.
Monitor the underwriting process and providing updates to loan officers and members.
Enter accurate information into the mortgage loan origination software (LOS).
Ensure all deadlines for submissions, underwriting decisions, and closing are met.
Review pertinent financial and credit data used to structure a loan request that meets the member's needs.
Prepare loan packages for review, including analysis of appraisal and title commitments.
Process and prepare closing disclosures on all realestate loan applications.

Review closing documents to ensure they were executed correctly prior to funding.
Input HMDA reporting information into the LOS system prior to funding.
Fund mortgage loans by performing the applicable wire transfer transactions, general ledger deposits, and similar for all mortgage loans.
Send mortgages to appropriate county for recording immediately after funding; work with title companies to ensure the mortgage is recorded in a timely manner.
Maintain an exception list of lacking documentation, being sure to clear exceptions as soon as possible, and request assistance from the realestate loan officer as needed.
Purge loan files by destroying out of date or unnecessary loan documents.
Prepare release of mortgages as needed.
Process and file all loan declines.
Understand compliance issues & attends training as they relate to RealEstate Loan Processor, including but not limited to Bank Secrecy Act; Reg P; Patriot Act, CFPB Regulations and SAFE Act.
Stay apprised and monitor trends and developments in the local realestate market, as well as the changing rules and regulations pertaining to the realestate market.
Performs other duties as assigned.

This employee is responsible for answering basic realestate lending questions from members and for assisting in the perfection of all realestate mortgages, while directing member inquiries to the appropriate lending staff. Perform a variety of support duties related to the lending function.

DUTIES/ RESPONSIBILITIES:
Effectively prioritize tasks in order to handle multiple transactions concurrently.
Compile, analyze, and maintain organized files and reports.
Check mortgage loan applications for missing information and potential errors.
Prepare and send loan application packets to members.
Order and review appraisals, income verification, title commitments and other documents for missing information and potential errors.
Request additional information for the underwriter and loan officer as needed.
Monitor the underwriting process and providing updates to loan officers and members.
Enter accurate information into the mortgage loan origination software (LOS).
Ensure all deadlines for submissions, underwriting decisions, and closing are met.

Review closing documents to ensure they were executed correctly prior to funding.
Input HMDA reporting information into the LOS system prior to funding.
Fund mortgage loans by performing the applicable wire transfer transactions, general ledger deposits, and similar for all mortgage loans.
Send mortgages to appropriate county for recording immediately after funding; work with title companies to ensure the mortgage is recorded in a timely manner.
Maintain an exception list of lacking documentation, being sure to clear exceptions as soon as possible, and request assistance from the realestate loan officer as needed.
Purge loan files by destroying out of date or unnecessary loan documents.
Prepare release of mortgages as needed.
Process and file all loan declines.
Understand compliance issues & attends training as they relate to RealEstate Loan Processor, including but not limited to Bank Secrecy Act; Reg P; Patriot Act, CFPB Regulations and SAFE Act.
Stay apprised and monitor trends and developments in the local realestate market, as well as the changing rules and regulations pertaining to the realestate market.
Performs other duties as assigned.
