Job Summary:
We're seeking an Associate Commercial RealEstate Valuation Advisorto lead valuation engagements for institutional clients managing commercial realestate loan portfolios. This is a high-impact, client-facing role that blends technical valuation expertise with consultative advice. You'll assess intricate loan structures into determine market value, supporting financial reporting and impacting investment performance.
Success in this role means becoming a trusted advisor to our clients - someone who can navigate nuanced loan structures, develop and review sophisticated valuation models, and clearly articulate the rationale behind valuation conclusions. Within 3-6 months, you'll be managing client engagements, building relationships with key stakeholders, and delivering market insights to senior contacts.
What You'll Do:
Perform fair value analyses of commercial realestate loans for top-tier institutional investors.
Interpret complex loan agreements, promissory notes, and financial documents to extract valuation-critical inputs.
Present valuation results to clients, auditors, and stakeholders with clarity, confidence, and credibility.
Monitor capital markets and interest rate trends to inform valuation assumptions and methodologies.
Collaborate across Chatham's debt, valuation, and technology teams to deliver integrated client solutions.
Drive quality assurance and process improvements to ensure valuations meet the highest standards of rigor and defensibility.
Qualifications:
Must-Haves:
2-5 years of experience in institutional realestate, valuation advisory, or investment management.
Exposure to commercial realestate debt structures and valuation methodologies.
Strong Excel modeling skills, including discounted cash flow and scenario analysis.
Exceptional written and verbal communication skills - able to distill complexity into clear narratives.
Demonstrated ability to cultivate strong client relationships.
Familiarity with source documents such as loan agreements, rent rolls, and financial statements.
Preferred:
Exposure to debt capital markets, loan trading, or structured finance.
Prior experience in a consulting or advisory capacity.

Key Responsibilities

Manage network modification projects, including:

Managing purchase orders for vendors and outside counsel
Provide guidance to site acquisition vendors on deal structure and negotiation terms
Review realestate contracts to confirm company rights related to access and site modification activities
Partner with In-House Legal to resolve landlord disputes and support legal matters
Proactively manage vendor performance and establish consistent follow-up cadence
Prepare lease and amendment packages for execution by authorized signatories
Support administrative and reporting tasks as assigned
Required Qualifications
3-5 years of experience negotiating wireless realestate agreements, including leases, amendments, easements, and related instruments
Strong written and verbal communication skills with the ability to influence outcomes
Demonstrated negotiation skills and sound business judgment in evaluating and recommending approval or denial of transactions
Strong organizational, time management, and prioritization skills
Proficiency in Microsoft Office applications (Word, Excel, PowerPoint)
Experience using Google Mail and related productivity tools
Preferred Qualifications
Background in realestate with working knowledge of realestate documents, interests, and instruments
