The RealEstate and Hospitality (REH) Risk Manager leads the risk management strategy and oversees risk and insurance programs for our RealEstate and Hospitality business partners. This role focuses on protecting assets, reducing losses, and proactively assessing risk. The role will deliver value by implementing cost containment, utilizing data-driven decision making, and building collaborative relationships as a trusted risk expert to our realestate and hospitality business partners.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Collaborate with management, brokers, and carriers to build and maintain insurance programs that strategically address industry-specific threats while ensuring alignment with overall business objectives
Conduct regular risk assessments and audits across the portfolio to assess program effectiveness, identify potential exposures and forecast future risks
Develop and propose recommendations for new and/or improved programs to support proactive risk and loss control programs, reduce costs, and mitigate company exposures. Present the recommendations to risk, operational and corporate leadership
Manage annual renewals of insurance programs, including participation in renewal meetings, preparation of renewal specifications, underwriting renewal submissions and applications, quote reviews, and strategy discussions
Direct the management of the insurance program administration, including policies, certificates of insurance, claims, bonds, state filings, policy audits, and invoicing
Manage the database of risk exposures with continual updates to reflect current valuations and accuracy of asset insurable values
Serve as key contributor to support the Risk Management Information System (RMIS) including but not limited to the timely, accurate and complete input of all necessary information as needed
Oversee development and administration of data analyses to assess program performance and identify potential changes and additions to coverages
Direct development of comprehensive documentation of departmental processes, to be utilized for audit and training purposes consistent with DFSS practice and standards
Collaborate with other departments and business units (including affiliated companies, Legal, Human Resources, Safety, Facilities, Logistics, Accounting) to review risk related and/or insurance related provisions in contracts to avoid improper assumption of risk
EDUCATION, EXPERIENCE, KNOWLEDGE, SKILLS, AND ABILITIES
Bachelor's degree required with an emphasis in business, risk management, finance, or related field of study, preferred
Demonstrated progressive experience administering, developing, implementing, and improving risk management programs for an organization
Experience managing multi-faceted property and casualty insurance programs in realestate and hospitality industries
Experience with captive management and other alternative risk financing strategies
Strong understanding of construction risk and overall property and casualty insurance placement
Ability to analyze and optimize TCOR using data visuals and reporting tools (i.e. Riskonnect, Origami)
Experience working with RMIS system

About the Role
The Assistant Property Manager (APM) will assist with the day-to-day operations of the Property Management department and report to the Property Manager. The primary focus of the Assistant Property Manager is to support Property Managers in all aspects of management pertaining to the property portfolio. The APM is additional support between the tenants and the Property Manager and is accountable to protect, maintain and enhance the value of Triten's realestate assets. This is accomplished by directing the portfolio's operational activities, as well as coordinating with leasing and upper management. Key Responsibilities

8. Assist Property Manager with tenant requests coordinating repairs and maintenance. When applicable, prepare and ensure tenant billbacks are posted appropriately.
9. Support Property Manager with vendor contract administration including generating service contract riders, tracking work until completion.
10. Establish and maintain collaborative working relationships between departments, with coworkers and particularly with other members of a project team.
11. Keep abreast of new technologies, systems and procedures related to property management.
12. Support Property Manager with Accounts Payable and vendor communication.

The RealEstate Acquisition Agent, under the general supervision of the Chief Project Officer, is responsible for acquiring property interests for public and private City-related infrastructure projects through offers, negotiations, administrative actions, and eminent domain processes. The role also coordinates land management activities related to the leasing of mineral interests owned by the City and its corporate entities and ensures lease compliance and verification of mineral titles.
Essential Duties and Responsibilities
Acquires property interests in easements or fee simple title for the construction of capital improvement projects through administrative process, negotiation or eminent domain
Prepares eminent domain documentation for unsettled property acquisitions for final disposition of property interest and prepares and presents formal written approval for Mayor and Council
Inspects property, obtains and reviews appraisals to determine value, conducts negotiations with property owners, prepares recommendations on agreement terms, and secures signatures on agreements and deeds
Provides complete relocation assistance to residential and commercial property owners displaced by public projects
Acts as realestate liaison between the Engineering Department and contract project consultants for real property acquisition projects
Assists in the leasing and disposition of City owned property; identifies realestate title issues and discrepancies and recommends solutions; initiates bidding and approval by Council; prepares and routes lease, purchase, and sale documents as needed
Participates in the development of scope of contracts for realestate transactions; reviews and approves contractor work; analyzes reports provided by contractor; and recommends and implements resolutions
Negotiates contracts for agreements and permits; recommends and drafts changes to contract documents; and monitors contract implementation
Creates and prepares a variety of written reports and correspondence on project status
Coordinates with the City Attorney's Office for all realestate transactions
Follows City policies, procedures, and safety guidelines
Performs other duties as assigned
Minimum Qualifications
Combination of education and experience equivalent to a Bachelor's degree in Business or Public Administration, RealEstate, Management, or related field
Five (5) years of progressively responsible experience in realestate and real property acquisition

Certifications, Licenses and Registrations
Valid driver's license

Your Role
Responsible for the development and management of new and existing sites for our assets (billboards, digital displays, and other signage). This person will have the opportunity to be hands-on and create value for OUTFRONT by identifying and developing new sites for our assets and manage that process from beginning to end. This includes monitoring site identification, leasing, permitting, renewal lease negotiations, easement negotiations, vegetation control, variance and ordinance presentations and other related matters. Looking for a skilled negotiator who can build and maintain relationships with a variety of landlords throughout the market. Also responsible for overseeing a team.
Your Responsibilities
* Increase our portfolio of offerings for our clients by identifying, pursuing, and developing new sites for assets in desired client locations throughout the market
* Supervise and ensure the maintenance of existing key locations within the area using lease renewal and lease-rent-reduction programs as mandated by management
* Oversee negotiations for the leasing of properties and monitor all lease renewals
* Oversee the settlement of any discrepancies (property-line disputes, ingress-egress problems, roof damage, etc.)
* Direct the processes to secure all permits, variances, and zoning including DOT permitting etc.
* Attend variance hearings, ZBA hearings and planning board meetings
* Develop and implement a community relations program in the market, including a grassroots program for state and federal political action
* Maintain community outreach and ensure OUTFRONT maintains "good neighbor" status through meetings with local officials etc.
* Serve as a public affairs representative striving to positively impact the ordinances and regulations which control the outdoor advertising industry by building community coalitions
* Coordinate with Finance to obtain approvals related to site acquisitions
* Coordinate with Sales to understand projected revenue from sites
* Coordinate with Operations to assure the quality and accuracy of the installation of the billboards and signage
* Supervise the preparation of any requisite work orders for the development of sign sites
* Maintain positive relationships with all landlords
* Oversee the maintenance of all lease files and records
* Supervise and implement any department budgets, including lease rents, capital expenditures, etc.
* Direct the preparation of all reports and analyses
* Oversee the RealEstate team on daily tasks.
* Travel as needed to meet with property owners throughout market area
Your Qualifications
* Commercial RealEstate background or previous corporate RealEstate background
* 5+ years of applicable RealEstate experience.
* Demonstrated experiences in developing teams and achieving sales success
* Experience in permitting, land use, zoning and lobbying
* Excellent communication, interpersonal, organizational, and influencing skills
* Ability to work with multiple parties to meet development deadlines
* Excellent relationship-management skills
* Strong computer proficiency in Microsoft Excel and PowerPoint
