How you'll help move us forward:
Perform in a supporting role to solicit, underwrite and structure commercial and multifamily mortgage loans that meet Pacific Life's investment objectives.
Research and evaluate sponsorship, location, market, and property-specific data to understand the key risks of each loan and vet underwriting assumptions.
Conduct rent roll, income, and expense analysis.
Create/modify complex cash flow models in Argus and Excel for commercial and multifamily properties.
Participate in the preparation of internal memos, due diligence, and site inspections.
Present verbal and written recommendations to Pacific Life's RealEstate Investment Committee.
Review and analyze transaction documents and third-party reports as part of the due diligence and closing process.
Interface with institutional-quality borrowers, brokers, and third-party service providers.
Work cohesively within Pacific Life's Commercial Mortgage team and effectively interface with other offices, in-house mortgage loan origination teams, closing, construction services, asset management, capital markets, and loan servicing teams
Some travel required to evaluate investment opportunities and market Pacific Life loan programs.
The experience you bring:
Bachelor's degree in RealEstate, Business, Finance, Math, Economics or related field from a four-year college or university
2-5 years related experience in evaluating and underwriting investment merits and risk associated with commercial realestate, preferably in a debt underwriting capacity.
Excellent financial modeling skills including high proficiency in Excel and Argus.
Knowledge of realestate cash flow and valuation analysis for multi-family, industrial, retail, office and hospitality sectors.
Knowledge of commercial mortgage nomenclature and a fundamental understanding of the variables that drive the sizing and structuring of a commercial mortgage loan.
Strong in software applications Microsoft Word, Excel, PowerPoint and Argus with ability to quickly learn new program applications.
Excellent analytical, research, critical thinking and creative problem-solving abilities.
Strong written and verbal communication and presentation skills, able to interface with top level executives.
Excellent organizational and time management skills with the ability to multi-task while prioritizing workflow and deadlines.

Job Description
As a RealEstate Analyst, you will be trained by Enterprise's executive and industry leaders. You will work on projects and with teams that span the organization's business lines, including our Community Development Financial Institution (CDFI), housing credit investments, asset management, realestate equity and realestate development.
Responsibilities may include:
Analyzing market, collateral and financial trends
Partnering with relationship managers and underwriters to evaluate credit risks and structure loans
Analyzing and updating data on collateral, financials, projections, covenant compliance, free cash flow and audits
Reviewing field examinations and appraisals for collateral performance and valuation trends
Analyzing clients' financial performance by comparing it to past performance, projections, and industry standards
Spreading financial statements, assessing the client's compliance with financial covenants, and confirming the accuracy of risk ratings
Our RealEstate Analyst cohort will join Enterprise in late June 2026 with the program running through June 2028. The application process will open in November 2025. Analysts will start with eight months of comprehensive training with Enterprise's CDFI, a US Treasury certified revolving debt fund with just over $550 million in assets under management. Over the remaining 16-months analyst will complete two, eight-month rotations within Enterprise's Capital Division.
Qualifications/Skills Needed:
An undergraduate or graduate degree in business, finance, realestate, urban planning, or related field is required as follows:

with a concentration in City and Regional Planning, RealEstate, Finance, Accounting or Business
2 Accounting courses with a grade of “B” or higher
Graduating
undergraduate
senior with an overall GPA of 3.20 or higher
Major in Business, Finance, Accounting, or RealEstate
Participated in a realestate related internship and/or mentorship program in realestate finance
2 Accounting courses with a grade of “B” or higher
Periodic in-office work time required in the Columbia, MD area
Committed to the mission of housing and community development
Familiarity with federal, state, and local government funding sources for construction, rehabilitation and operating needs of multi-family housing, special needs housing, and community facilities (e.g. LIHTC, HUD programs, etc.) desired.
Excellent written and verbal communication skills are required.
Strong computer aptitude skills, including knowledge of Microsoft Office Suite Programs are essential.
Excellent skills in managing multiple tasks requiring strong attention to detail.
Ability to work effectively in a team environment.
Ability to travel on a limited basis.
