Responsibilities:
Responsible for performing general maintenance of buildings and grounds at HOA residential communities, under the direction of the Maintenance Director.
Duties include:
Perform preventative maintenance and routine maintenance.
Ensure completion of work orders using the work order system.
General maintenance, janitorial, and grounds work throughout the Community Associations.
Periodic inspections of grounds, common area buildings, and structures.
Advising the supervisor of needed repairs, improvements, and safety issues.
Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing, and Painting.
Plus other work-related tasks as needed.
QualificationsQualifications:
2+ years of maintenance experience preferred.
Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required.
Experience with Cleaning, Locks, and Gutters is highly desired.
Must be able to speak, read, and write English. Bilingual a plus.
Must be a proficient problem-solver.
Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.
Experience and skills with simple electric maintenance are a plus, but not necessary.
Pool maintenance experience is a plus, but not necessary.
Physical Requirements:
Must be able to remain in a stationary position 50% of the time.
The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.
Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, computer, and printer.
Constantly positions self to maintain files in file cabinets
The ability to communicate information and ideas so that others will understand. Must be able to exchange accurate information in these situations.
The ability to observe details at close range (within a few feet of the observer).
Frequently moves boxes weighing up to 20lbs across the office for various needs
Works in outdoor weather conditions while on-site at various communities.

The Maintenance Technician plays a vital role in ensuring the upkeep, safety, and overall appearance of community properties. Working closely with the Maintenance Manager, this role focuses on preventative care, timely repairs, and creating a well-maintained environment for residents.
