Purpose Statement

JOB TITLE: Engineer 1 - HVAC/Refrigeration Technician

PRIMARY OBJECTIVE OF POSITION:
To monitor, maintain, repair and carry out the preventive maintenance program on the hotel's heating, ventilation and air conditioning equipment. To maintain the guestrooms, public space and back of the house areas in good repair by performing various tasks related to a variety of trades including but not limited to carpentry, plumbing, electrical, air conditioning, painting, wall covering and masonry to ensure an attractive and well-maintained hotel.
RESPONSIBILITIES AND JOB DUTIES:
Respond to customer calls and complaints to correct temperature conditions in a positive, polite and timely manner. Monitor public space temperatures, making appropriate adjustments when necessary and start/stop fans as required. Interact with the Operating Engineer and assist in start-up, shut down and operation of all HVAC equipment. Visually inspect gauges, dials and mechanical equipment, make basic mathematical calculations, and move and climb on all types of uneven surfaces. Must lift objects weighing up to 100 lbs. to waist height, work in extreme hot, cold and wet conditions; grasp and manipulate tools and materials, and have excellent finger dexterity. Works with refrigerants, oils, solvents and chemicals.
Perform scheduled and non-scheduled maintenance on all heating, ventilation, air conditioning and related equipment. Identify and troubleshoot problems, make repairs as follows: replace mechanical seals, re-pack pumps and valves, replace bearings and belts and check for proper alignment, repair fan coil units, make minor sheet metal repairs, braze and solder, calibrate controls, work on pressure vessels, replace piping and fittings and maintain appropriate records of preventive maintenance and repairs.
Inspect guestrooms, public space and back of the house areas to repair, touch up or replace light bulbs, lamps, switches, outlets, faucets, toilets, hardware, filters, paint, furniture, wall covering, caulking, grouting or other miscellaneous repairs. This requires the individual to visually inspect and detect items needing repair and requires a considerable knowledge of a wide variety of maintenance trades. Basic electrical, plumbing, carpentry and mechanical experience is used frequently on the job. Performing these duties requires experience in using basic hand and power tools and the ability to stoop, kneel, grasp, lift, push and pull weights up to 80 lbs, climb ladders up to 30 feet high and reach in all directions, often times overhead.
Detailed record keeping in English is required for logs and inspection sheets.
Assist with requests to shut off steam, water and gas supplies.
Assist in the monitoring and maintenance of stand pipe, sprinkler and interior fire alarm systems.

Identifies problems associated with assigned systems on an on-going basis through collection of data, tracking downtime, and personal inspection and determines if solution is within his/her training and knowledge

Assists in orienting and/or training other team members on assigned tasks as requested.
Uses electrical, pipe fitting, pneumatics, and hydraulics skills to assist or support other maintenance technicians as time allows or plant needs require.
Knowledge, Skills, and Experience
High School or GED is Required.
Minimum 1 - 3 years "hands-on" experience maintaining an industrial ammonia refrigeration system, including vacuum systems, screw compressors, blast freezers, storage freezers, condensers and chilled water cooling systems required; experience in maintaining nitrogen flash freezers and Reco and Frigoscandia brand freezers highly desired; electrical, pipe fitting, hydraulics, and pneumatics experience in the course of mechanical experience desired.
Basic business requirements such as attendance, punctuality, good work habits, good personal hygiene; basic education in communication, reading, and arithmetic such as would be learned in high school; specific technical training in (1) the theory of ammonia refrigeration and nitrogen freezing systems and (2) the mechanical and electrical maintenance of industrial-sized refrigeration systems; microprocessors; 110, 120, 220, and 480 Volt 3-phase AC electricity; pipe cutting, threading, fitting; conduit installation; wiring; pneumatics; hydraulics.
Thoroughly skilled in all aspects of the mechanical and electrical maintenance of industrial food freezing systems.

Requirements:
Must pass drug and background screening
2+ years HVAC experience in commercial/industrial settings preferred
EPA Universal Refrigerant License
HVAC trade school certification preferred
