Job Description:
At Regions, the Home Loan Direct - Mortgage Loan Officer directs origination of residential mortgage loans from a borrower through customer calls and business partner referrals.
Primary Responsibilities
Completes mortgage applications for submission to the loan processing and underwriting departments
Evaluates loan requests, analyzes financial data, and determines qualification of collateral and customer credit history
Maintains contact with loan customer, communicating progress of loan and obtaining any required documentation
Structures loan to comply with acceptable lending practices and Federal regulations
Proactive outreach through outbound calling and email to marketing prospects in addition to the ability to quickly respond to customer inquiries whether online or by phone
Answers customer calls and business partner referrals to discuss various loan products and qualification information
Makes sales calls on potential or existing customers as established in Regions marketing plan to develop new business or retain existing business
Cross-sells other bank products and services
Reads surveys and appraisals, and takes necessary steps to correct encroachments and violations
May participate in networking through professional, business and community organizations and activities to promote and market loan products
This position requires the tracking of time and is eligible for overtime under for hours worked in excess of 40 per week under the Fair Labor Standards Act.
The compensation for this position includes a base salary of $15/hr with a draw against commissions for an anticipated earnings potential of $31,200 - $70,000+.

b) Leverage Encompass to automate disclosures and track milestone progress by maintaining accurate milestone progress. Responsible for verifying application data to ensure it is accurate, including product type and amount of mortgage, borrower assets, liabilities, and length of employment.
c) Recommends that loans not meeting minimum standards be denied.
d) Communicates underwriting requirements to the members and obtains the necessary documentation to meet this requirement according to Community Credit Union.
e) Obtains a copy of the current homeowner's insurance and flood insurance (if applicable) and makes sure the mortgagee clause is in favor of the credit union.
f) Follows up on vendor orders such as appraisals and flood certifications, and verifications to prepare the file for underwriting.
g) Reviews appraisal and determines if guidelines were met.
h) Reviews survey for legal description accuracy.
10) Processes loan closing packages, including:
i) Once the loan file is Final Approved/Cleared to Close, the Specialist will communicate with the Title Company/Settlement agent to balance all fees and prepare a preliminary closing disclosure to be provided to the member.
j) Responsible for verifying all fees are accurate and within regulatory compliance standards, as well as verifying all closing conditions are met.
k) Responsible for sending final loan closing packages to settlement, as well as retrieving signed closing packages from the settlement agent, prior to funding.
l) Coordinates a scheduled closing date/time with the member and settlement agent.
m) Responsible for sending Wires to the Title Company for loan fundings.
n) Reviews all final closing docs for required signatures and works with the post-closer and Quality control team to ensure all post-closing docs & requirements are met.
o) Coordinate and troubleshoot e-closing sessions, ensuring member comfort with the digital experience

The Mortgage Loan Mentee is a training position to learn the business of home loans from a top producing Loan Officer and team. This role is in direct communication with clients, realtors, builders, and business partners and provides extensive training.
Job Responsibilities:
Follow up on new loan leads within three hours per “Pre-qual Lead Sheet” instructions.
Set, manage, and confirm all appointments for clients meet with Loan Officer and/or Loan Partner II for loan applications; communicate preparation requirements for meeting.
Ensure follow up attempts made until appointment is set on leads added to the lead tracker.
Update referral partners on status of leads received.
Maintain a 40% or higher conversion rate from lead to appointment.
Collect applications and manage documentation.
Attend work sponsored events and obtain a minimum of 8 referral sources to come to each one of the monthly events.
Attend and actively participate in daily team meetings, Monday loan reviews, and sales meetings.
Cold call new contacts and leads; obtain referrals from current clients.
Enter detailed comments on conversations regarding files into Encompass to provide documentation.
Obtain NMLS license within 360 days.
Additional responsibilities as assigned.
Qualifications and Skills:
High school diploma or equivalent.
Experience in a customer service and/or cold calling environment.
Experience with Microsoft Office Suite.
Excellent communication skills.
Excellent time management and prioritization skills.

Duties and Responsibilities:
The Mortgage Loan Specialist (Processor) is responsible for the accurate and complete set up of mortgage loan application files. This includes ordering vendor services including appraisals and title work, uploading documentation to the appropriate E folders and updating the mortgage loan origination system. Also responsible for all of the processing functions of residential mortgage lending. Loan types include conventional, government and home equity lines of credit.
The Mortgage Loan Specialist (Processor) will perform all duties required by following policies and procedures set forth by First State Bank, including, but not limited to:
Review documentation for completeness and accuracy, ensuring compliance with all Regulatory Guidelines to include Truth-In-Lending, Regulation Z, Regulation B, HMDA and Real Estate Settlement Procedures Act (RESPA).
Review loan origination system for data integrity, and all credit and appraisal documents to ensure investor agency guidelines are met.
Maintain an open line of communication with residential mortgage lenders, borrowers, realtors, title companies and all other parties involved in the transaction.
Revise the file for all documents needed (W-2s for the previous two years, paystubs for 30 days, two month's bank statements etc.) and enters data into the loan origination system for file receipt date.
Order appraisals through the appraisal desk once application money has been received, title work, transcripts, homeowner's insurance, flood certification, drive report and FHA Case Number or VA Case Assignment if applicable.
Run AUS (if not already done by the Residential Mortgage Lender) and LDP/GSA.
Attend pipeline meetings with the Residential Mortgage Lender when necessary and updates them with the status of the loans.
Prepare all applicable processing documents as necessary for loan program.
Complete all required compliance training and complies with the Bank Secrecy Act and Anti-Money Laundering Act as well as all regulations which apply within the scope of the position.
Qualifications:
Knowledge of mortgage lending disclosures and the Encompass System is required.
High school diploma or general education degree (GED) required.
Two to three years related experience and/or training required. Four to five years related experience and/or training preferred.
Basic knowledge of loan processing procedures and loan documentation for real estate, and underwriting guidelines for conventional and government loans.
Must have previous experience with automated underwriting systems (DU/LP/GUS).
Must be able to work independently and make decisions as needed with the established authority of the position.
Must be able to work at a reasonable fast pace and meet production goals on a consistent basis.
Must be able to handle multiple projects while meeting various time schedules and deadlines.
Must be able to effectively communicate verbally and in written form with customers, service providers, officers and others involved in the lending process.
