Job Description:
At Regions, the Corporate Loan Fulfillment Specialist orchestrates the closing process for all members of the Relationship Team and vendors associated with each loan. The closing process entails providing assistance by completing, collecting, and analyzing documents necessary for the extension of credit, booking the loan, resolving documentation exceptions post-closing, and interacting with borrowers, outside counsel, bank associates, and a variety of third parties.
Primary Responsibilities
Drafts and reviews loan documentation for high complexity commercial loans in a multi-state environment
Engages with the deal team on forecasting loan pipeline activity and provides due diligence requirements as loans are assigned
Reviews attorney prepared loan packages for syndicated loans, often with Regions serving as the agent bank
Understands the risks associated with closing various types of commercial loans
Obtains the necessary documents to evidence the debt and secure the loan
Ensures the loan is closed per loan approval and that supporting documentation conforms to loan approval and policy
Identifies potential issues related to documentation, policy or regulatory requirement and remediates prior to closing
Communicates frequently with business partners throughout the closing process
Complies with departmental performance level metrics
Contributes to the formulation of plans to mitigate risks
Understands the client's needs and identifies opportunities to improve and resolve client service issues related to the extension of commercial credit
Serves in a problem-solving capacity by providing client service for loan products
Addresses loan setup issues promptly to ensure system data integrity
Partners with one (1) or more of the following segments: Real Estate Banking (includes Home Builder Finance, Income Property Finance, Affordable Housing, Real Estate Corporate Banking), Regions Equipment Finance, Specialized & Diversified Industries, and Problem Asset Management
Support in Real Estate Banking, Regions Equipment Finance, Specialized & Diversified Industries, and Problem Asset Management includes ensuring loans are booked timely, disbursing loan proceeds in accordance with loan approval and packaging loan documents
This position requires the tracking of time and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.
Requirements
High School Diploma or GED
Two (2) years of related financial services industry experience
Preferences
Bachelor's degree
General knowledge of insurance requirements and other property due diligence necessary for real estate transactions
General knowledge of syndicated transactions and the ability to collaborate with Capital Markets and other lenders for agent and non-agent deals
Previous Commercial Banking and/or Commercial Equipment Leasing Experience

Position Purpose
Capital Bank is looking for a Mortgage Loan Processor to join our team. The Mortgage Loan Processor works closely with loan originators to process mortgage loans in order to provide a seamless customer experience. The Mortgage Loan Processor's primary function is to ensure the timely and accurate submission of loans to Underwriting.
Position Responsibilities
Gathers and analyzes documentation and other information to take each loan application from once setup to closing
Contacts borrowers and referral sources as an introduction within 3 days (72 hours) of receipt
Reviews all income documentation to ensure that is accurate and supports the guidelines in place for a specific loan product
Reviews product guidelines to make sure that the loan fits and the necessary documentation is obtained, including:
Verify 2 years of continued employment - document any gaps
Review asset documentation
Review credit report
Review appraisal
Review title work
Review hazard insurance
Obtain payoffs on refinances by contacting current mortgage holder
Make sure all documentation is legible
Obtain all required certifications from agent - termite, well, septic, etc. and review upon receipt. Actions as needed.
Monitor daily closing schedule and make sure all loan are scheduled - if not scheduled notify Title Company, Agent and/or Loan Officer and schedule with closing department
Submit loan to underwriting in appropriate file order
Clear all Prior to Closing conditions. - Loans must be "clear to close" at least 48 hours prior to closing
Advise borrower of loan decision and any required conditions
Inputs proper loan information into Encompass so that data and supporting documentation are accurate.
Contacts borrowers to obtain additional documentation as necessary to meet loan guidelines
Follows Processing procedures as designated by Processing Manager
Must meet crucial deadlines such as financing contingencies and closing dates
Works with the MLO and/or LOA regarding missing/requested items
Updates conversation logs in Encompass
Minimum Education & Experience
3-5 years experience in a loan processing role with experience handling loans from start to finish.
Recent experience in the mortgage industry as an assistant, loan processor or loan officer is preferred.
Experience communicating with borrowers regarding lending requirements.
Experience processing conventional, FHA and VA loans.
Experience with Encompass software is required.
Preferred Skills & Qualifications
Strong background in calculating income is preferred.
Proficient in Microsoft Office Suite including Word, Excel, PowerPoint and Outlook.
Excellent verbal and written communication skills.
Proven customer service ability is required.
Must have knowledge of lending terminology and the ability to effectively communicate to borrowers.

Compensation:

About the Position...
The LoanServiceSpecialist I (LSS I) is an onsite position and does not have remote opportunities.
The LoanServiceSpecialist (LSS I) builds meaningful, collaborative, and effective relationships that reflect respect, integrity, and excellence with clients, colleagues, and the management team. Under general supervision, the LSS I is responsible for various loanservicing functions that are not limited to processing loan payments, including advances and pay downs, assisting with loan boarding and maintenance activities, and posting loans transactions timely and in accordance to Bank policies and procedures. While providing efficient and professional services to all clients, the LSS I monitors incoming mail and the LoanServicing email inbox to resolve and process general requests and forwards payoff demand requests to the LoanServiceSpecialist II for processing. The LSS I will perform tasks to resolve discrepancies associated with payments and General Ledger clearing and will upload appropriate documents to the imaging system as assigned. The LSS I demonstrates strong teamwork, accountability, and adaptability to support their function and to assist the LoanService Manager and department with other duties as assigned. GENERAL SUMMARY
Under supervision of the Department Supervisor or Manager, and following established policies and procedures, perform duties related to servicing the Bank's consumer loan portfolio according to separation of duties established by the Department Manager including but not limited to the essential functions described below.
ESSENTIAL FUNCTIONS
Complete necessary functions pertaining to servicingloans sold to Freddie Mac, including but not limited to, daily and monthly remittance of payments, status update in Freddie system, and reconciliation of bank accounts.
Board new loans to the Core System.
Review error and system maintenance reports and correct errors.
Respond to general inquiries from both internal and external clients via mail or through call center.
Review and clear non-posted Lockbox payments.
Review and clear system posting rejects and unapplied funds.
Provide research and correction to accounts.
Process payoff funds and return items (such as return check, return mail, etc.)
Post monthly loan payments.
Clear loan WIP account of loan payments.
Process requests for auto debit and ACH.
Update collateral information in the Core System.
Respond to demand request for payoff quote.
Respond to verification of loan requests.
Prepare mortgage release documents on paid-in-full loans.
QUALIFICATIONS
Education: High school diploma or equivalent with some college business classes preferred.
Experience: Minimum 1-2 years in loanservicing and thorough understanding of consumer loanservicing products; knowledge of state and federal banking regulations and procedures with regulatory requirements including but not limited to CFPB, FCRA, HMDA, RESPA, Reg Z, SCRA, TILA, and UDAAP.
Skills/Ability: PC literate, proficiency with MS Office; use of IBS loan system a plus. Ability to work in a fast-paced environment while maintaining a high level of accuracy. Able to communicate effectively verbally and in writing. Self-motivated. Strong problem-solving and organizational skills; Bilingual (English, Mandarin or Cantonese) is a plus.

GENERAL SUMMARY
Documentation, Closing & Funding Department is responsible for preparing commercial loan documentation in LaserPro or reviewing attorney prepared loan documents, drafting Lender's Instructions, and coordinate loan closing ensuring that all the loan documents are properly executed, and all loan terms/conditions are fulfilled and collateral perfection within allowed timeframe.
ESSENTIAL FUNCTIONS
Create LaserPro loan documents for all simple commercial loans (i.e. CRE loans, simple C&I, Working Capital loans, SBA 504,).
Review attorney prepared loan documents prior to borrower signing to verify inclusion of Cathay Bank standard provisions, covenants, and other wording in accordance with approval.
Validate the receipt of the loan and borrower supporting documentation and that the request follows conditions appearing in loan approval, Bank's policies, procedures, and Federal, State, and other regulatory requirements.
Communicate and resolve any supporting documentation issues or questions/clarification on the conditions/wording appearing in loan approval with Lending Unit and/or Cathay legal counsel.
If applicable, create escrow closing instruction and pre-closing conditions and any other conditions required for Lender/Borrower information.
Receive signed loan documents and perform closing and funding activities including ensuring all loan documents are properly executed by authorized signer and reviewed/signed by Account Officer.
Process wire request, remit funds to pay off other lender, obtain Deed of Trust recording confirmation, order tax contracts, UCC filing, set up and maintain tickler and monitoring databases (such as Stucky).
Respond to internal and external inquiries in a timely and satisfactory manner (i.e. Lending Units, LoanServicing, and legal counsel).
Track trailing documents (such as recorded Deed of Trust, UCC Filings, and Title policy, etc.).
Accept assigned tasks or duties as deemed appropriate by supervisor/manager.
QUALIFICATIONS
Education: College graduate with major in accounting or business preferred.
Experience: 2+ years preparing commercial loan documents and closing/funding commercial loans or experience with commercial lending. Experience generating loan documents using LaserPro is a plus.
Skills/Ability: PC Proficient. Strong verbal and written communication skills. Organized and detail oriented.

**Primary Responsibilities**
+ Manages a complex portfolio of syndicated/participated bank facilities across multiple industries and business lines
+ Provides loanservicing support and has direct communication with agent banks, lenders, and business partners
+ Reconciles daily funding and payment activity to account for all daily cash transactions
+ Calculates and tracks complex interest and fee accruals at various rate levels
+ Monitors and escalates past due principal, interest, and fees to ensure that the loan accounting system is accurate and provides clients timely and accurate invoices
+ Communicates with internal/external agents regarding issues around these specialized facilities
+ Manages the ongoing balances between loan system and agent bank
+ Researches and resolves loan related issues which may include missing payments, margin changes and/or unprocessed draw requests or conversions
