MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness

Guardian is an established Roofing, Gutter and Insulation company seeking a skilled and dependable Chimney Mason to join our growing Portland branch. In this hands-on role, you will be responsible for performing a range of chimney and masonry repairs, rebuilds, and maintenance projects, ensuring the highest standards of craftsmanship, safety, and customer satisfaction.
The ideal candidate will have a strong background in masonry, bricklaying, and chimney restoration, with the ability to work at heights and in various weather conditions.
KEY RESPONSIBILITIES:
Perform residential and light commercial chimney masonry services including:
Chimney rebuilds and partial rebuilds.
Tuckpointing and mortar joint repairs.
Chimney crown repairs and replacements.
Brick, block, and stone replacement.
Chimney chase cover and flashing replacement.
Complete chimney inspections to assess damage and identify repair solutions.
Interpret blueprints, drawings, and project scopes to determine specifications and calculate material requirements.
Measure, cut, and shape masonry materials to precise specifications.
Mix and apply mortar, grout and other masonry materials with accuracy.
Maintain clean, organized, and safe job sites at all times.
Communicate effectively with customers about the scope of work, safety practices, and project updates.
Ensure all work adheres to Guardian's quality standards and industry best practices.
Accurately complete daily job logs, and safety documentation.
Safely and efficiently operate hand and power tools.
Attend safety meetings, skills trainings, and other company events.
Perform additional duties as assigned.
Requirements
JOB REQUIREMENTS:
1+ years of masonry or chimney repair experience required.
Proficient in brick, block, and stone masonry techniques.
Knowledge of proper chimney flashing installation.
Strong knowledge of mortar mixing, joint finishing and flashing installation.
Comfortable working at heights up to 40 feet on ladders and roofs.
Excellent communication and customer service skills.
Must have own hand and power tools.
Ability to read and interpret blueprints, drawings, job scopes and work orders.
Reliable, safety-focused, and detail-oriented.
Bilingual English/Spanish a plus.
Valid driver's license with a clean driving record.
Must be able to pass a preemployment drug screen, physical, background check and MVR.
Ability to lift up to 80 pounds.
Comfortable working outdoors in varying weather conditions.
Ability to bend, kneel, and stand for prolonged periods.
Must be able to climb ladders and work safely on roofs.

What you'll do:
Reporting to the Plant Supervisors, Divert's Assistant Technicians play a pivotal role in the food analysis and recovery process as they execute on various prep, cleaning, light maintenance and other activities.
Divert's Longview, WA facility receives unsold food from clients, analyzes the content, separates the packaging from the organics that can then be digested, ultimately processing the mixed liquor through our anaerobic digestion tank. The end result is renewable natural gas (RNG) tied into a local NG pipeline
Shifts Available:
Days: 2/2/3, 6 am to 6:30 pm
Nights: 2/2/3, 6 pm to 6:30 am
This position is a safety-sensitive position and requires a clear mind and diligence. The employee has the responsibility for his/her safety as well as the safety of others.
Responsibilities
Executes on various tasks including the inspection, breakdown, cleaning, and stacking of organic material bins
Wear proper PPE for duties assigned.
Operating other equipment as assigned ie sweeper, power washers, HMI interfaces.
Maintains a clean and safe work environment and escalates concerns to Supervisor or Managers in real time
Forklift duties include unloading trucks and processing food waste.
Assist with basic PM tasks and other operational activities as assigned
Participation in all shift handoff meetings, scheduled trainings, and other meeting as assigned
Other duties as assigned

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
