RESIDENT ADVISOR The Resident Advisor is responsible for overseeing all aspects of resident relations, leasing, and marketing at the property. The Resident Advisor works closely with the Community Manager to develop and maintain a residential environment conducive to the overall development of the students in support of the academic mission of the University and the goals and pursuits of students. The Resident Advisor is responsible for effectively leading the leasing team and accomplishing effective leasing, marketing, and positive resident relations. Essential Duties & Responsibilities Strategic Leasing Management Regular/daily onsite attendance is required Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date. Audit all lease files to ensure adherence to policies and procedures. Deal with resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) Effectively show, lease, and move in prospective residents. Resident Relations Management Develop and plan academic-related services/programs in collaboration with faculty, staff, and residents. Coordinate Monthly newsletters and implement educational programming model for social events. Oversee student and community development with CA/RA staff. Marketing Management Assist in developing the annual marketing plan and marketing budget. Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic. Monitor leasing/renewal progress, focusing on areas needing additional support. Supervise the planning, preparation, and implementation of all leasing and renewal events as approved by the Community Manager Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy. Personnel Management Assist Community Manager in the use of consistent techniques company directives to screen, hire, train, coach, and develop on-site staff. Assist the Community Manager in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance and consistency with Company policies and procedures. Administrative Management Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff. Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours) Assist with supervision of all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.) Education/experience High School Diploma or Equivalent; Bachelor's degree preferred or one year's experience in the housing industry; Ability to understand and perform all on-site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical requirements While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others to exchange information, and repeat motions that may include wrists, hands, and/or fingers, The employee is frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like and remain in a stationary position, often standing or sitting for prolonged periods. Participate in weekly case reviews and the development of resident's case plans; provide support and guidance to residents (and Case Managers) in an effort to meet goals developed in individual case plan(s). Assist Case Managers in the follow-up of resident's appointments, referrals, and case plans. Provide support to residents by actively engaging in classes, workshops, and activities, including safe transportation and supervision of off-site activities. Provide Life Skills training and direction to residents on topics including but not limited to: Conflict Resolution and Problem Solving Interpersonal Relationships Self-Esteem and Self-Development Wellness Assist in the reunification of homeless minors and young adults with their families/relatives, including contacting families and facilitating travel plans home (i.e. authorizing bus tickets through Greyhound). Assist, monitor, and document residents' self-administration of medications (i.e. recording medications on the individual resident's MAR form). Complete all daily documentation by the end of each shift (i.e. intake packet, progress notes, transition notes, significant event forms, critical incident forms, floor and room inspection forms, etc.). Maintain accurate, up-to-date information in both electronic and paper case files on current and former residents, including ETO, HMIS, and other information systems as required. Maintain residents' safety by assisting with any medical and/or other emergencies. Ensure the prompt evacuation of the facility in the event of a fire/fire drill or other emergencies. Ensure that the daily cleanliness/appearance of the facility and grounds are maintained by both residents and staff. Maintain awareness of physical environment and submit Maintenance Requests as needed. Attend all trainings (unless specifically excused by supervisor) and integrate information and tools into individualized tasks and responsibilities. Perform other job-related duties as requested. Qualifications EDUCATION, KNOWLEDGE, SKILLS & EXPERIENCE: Bachelor's degree in social services preferred, OR a minimum of 2 years' experience working with at-risk youth or special needs populations. Prior background working with youth who have experienced homelessness, abuse/violence, or other emotional and behavioral challenges using a trauma informed approach.
