Position Description:

Pan American Properties, Inc. is looking to fill a On-Site Resident Manager for a residential apartment community in Anaheim, CA!

The On-Site Resident Manager is called upon to function in the following areas 1) establishing and promoting a community environment 2) be available to residents & assist their needs 3) perform administrative responsibilities 4) serve as the primary responsibility for the financial operations of the community by maximizing the income and controlling the expenses of the apartment community.

The ideal candidate is customer service oriented, reliable, positive, energetic, and professional, and has the ability to heavily multi-task.

Candidates need significant experience as a previous on-site property manager with a commitment to apply their very best in a high-energy environment.

Essential Duties/Responsibilities:

The following essential functions are typical for this position. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those below, to address business needs and changing business practices.

· Demonstrate ability to understand financial goals, operate asset in owner’s best interest in accordance with company policies & procedures, and comply with Fair Housing, State and Federal laws

· Ensure community is rented to fullest capacity by utilizing marketing strategies to attract prospective residents

· Interpret, enforce, and explain the apartment lease and all policies proactively during check-ins and welcomes

· Walk property and/or building to address safety concerns, maintenance items, pool or landscaping issues and cleaning needs

· Ensure community is maintained to the best possible physical condition within the limits of the established budget

· Review, report, and document all necessary maintenance requests

· Ensure community appearance and repairs are noted and completed on a timely basis

· Oversee and ensure all resident move-ins, move-outs, rent increases, and evictions are processed in a timely manner

· Monitor conduct of residents to ensure compliance with house rules, regulations, and lease; enforcement of apartment rules, maintain written records, and report occupancy violations, disturbances and other infractions by tenants and guests

· Responsible for managing daily operations of community related matters, by investigating and resolving resident concerns, and initiating corrective actions

· Complete various daily and month-end reports including collection of rent, administration of late fees, three-day notices, and delinquency notices

· Attend company trainings, provide input and direction, and develop action plans for community improvement

Educational Requirements:

· High School Diploma or higher education preferred

Skills, Training, or Qualifications:

· Supervisory background as an on-site property manager and/or relevant experience with consistent property management is required

· Strong computer literacy with knowledge of Microsoft Office Suite, including Excel, Word, and Outlook is required

· Experience desired in budget preparations and monthly reports preparation

· Strong knowledge of landlord tenant law and regulations, including Fair Housing Laws

· Strong knowledge of maintenance operations as it relates to apartment communities

· Strong interpersonal and communication skills in order to interact effectively with prospects, residents, peers and management

· Effective administrative, organizational and time management skills

Physical Requirements

· Must be able to sit, stand, reach, bend, and stoop for extended periods of time.

This position has the overall responsibility for the operation of a residence and supervises, all resident counselors assigned. Ensures that the quality of care provided for the Individuals conforms to the standards, philosophy, policies and procedures set by OPWDD and Opengate, Inc.
Responsibilities
• Supervise ICF Direct Support Professional/Cook assigned to the residence.
• Ensure that employees participate in the required orientation and training sessions.
• Provide on-going training and supervision for staff assigned to the residence. Participate in Internal Audit Process.
• Conduct Monthly Coaching and meetings with Direct Support Professional staff with an emphasis on Core Competencies.
• Responsible for evaluating the performance of all staff supervised.
• Complete and maintain appropriate records as required for the operation of the residential program.
• Facilitate regular interdisciplinary staff meetings and prepare IDT packet/Residential Summary.
• Ensure that, when necessary, proper authorities are informed of significant occurrences.
• Ensure that treatment plans are current, completed and documented.
• Ensure timely and adequate repairs to the residence. Order equipment and supplies as needed.
• Ensure that the IDT takes steps to foster an Individual's independence and productivity.
• Complete a weekly report for the Community Coordinator.
• Ability to become familiar with E.H.R. such as Precision Care.
• Attend meetings and training as directed.
• Provide direct care coverage, as needed, when directed to do so.
• Transport consumers using the agency vehicle as directed.
• Submit a weekly schedule to the Director of Community Services and notify the Coordinator of any changes.
• Maintain timely and appropriate communication with Individuals, staff, families, and supervisors and administrative staff.
• Ensure proper finance management of Individual's served.
• Submit purchase orders on behalf of the individuals for personal purchases and for residence needs.
• Develop Staff Action Plans and ensure a current (non-expired one) is in place at all times.
• On a daily basis document each individual's “Presence Status” for billing purposes.
• Accountable for petty cash, food purchasing, handling and storage, recreation activities and personal allowance monies.
• Ensure that assignments are posted on each shift.
• Follow federal, state and local governmental regulatory guidelines pertaining to a safe, healthy, and clean work environment, reporting health and safety concerns to the supervisor.
Qualifications
•HS/GED or Degree preferred OR 5 years experience working with ID/DD population, with 2 of those years being supervisory experience.
•Valid Driver License within Tri-State (NY, NJ, or CT) area.
•Must successfully complete OPWDD Medication Certification Course at the discretion of the Department Head, CPR, and First Aid course and SCIP-R training
