Role Mission: As a Landscape Maintenance Specialist at Rhodes, you will be responsible to providing maintenance and grounds keeping to keep our communities looking beautiful and clean. Accountabilities:
Maintaining site landscaping and grounds through fertilizing, mowing, weed eating, planting/trimming trees and other vegetation along with other grounds maintenance duties as identified
Maintaining lawns, trees, shrubs, flowers and irrigation
Fertilizing lawn, trees, flowers and shrubs and spreading mulch
Trimming trees, hedges and shrubs and preventing and eliminating weeds
Utilizing insecticides, fertilizers and chemical sprays to treat diseases
Keeping ground free from trash, litter and debris and emptying trash receptacles when needed
Conducting basic irrigation audit and performing irrigation repairs
Operate and provide maintenance to department and company equipment and machinery, hand tools and power tools as necessary

Role Mission: As an Assistant Superintendent working in the Esperanza Homes division, you will be in a constant mode of training and learning. This is one of our entry level positions to introduce you to homebuilding, an exciting industry to be in. You will be assigned to a team member that will provide you leadership in your assigned community and help you with being responsible for managing the homebuilding process for assigned homes to ensure timely completion while meeting financial, quality, safety and customer satisfaction goals. The Assistant Superintendent responsibilities span a broad spectrum to include project planning/scheduling, resource allocation and subcontractor and subcontractor relations, cost management, safety and compliance, quality and customer satisfaction.
Accountabilities:
Take on responsibility for learning the overall homebuilding process
Be part of our team environment to ensure that effective communication, coordination of activities, and effective problem solving
Develop and maintain positive subcontractor relations
Ensure that subcontractors are managed and continually evaluated on quality, safety, scheduling and cost control measures

Investigate discrepancies or billing errors, working with the accounting or finance team to resolve issues quickly
Help homeowners set up or modify payment methods and schedules
Address late payment questions, penalties, and other related inquiries, maintaining clear and professional communication
Enter Closings/Resales and Send Reports:
Input details of closings or resales into the property management system, ensuring accuracy and compliance with regulations
Generate and distribute relevant reports for management, stakeholders, and homeowners in a timely manner
Keep track of resale or closing deadlines and coordinate with the legal and finance teams to ensure all steps are completed according to procedure
Monitor transaction completion to ensure all necessary steps (e.g., document signing, payments) have been fulfilled
Manage Delinquencies and Collection Process:
Monitor overdue accounts regularly and identify delinquent tenants or homeowners
Send reminders, notices, and follow-up communications to encourage prompt payment and resolve delinquencies
Work with the property manager to develop and implement collection strategies and payment agreements
Document all collection efforts, including calls, emails, and payment arrangements, ensuring accurate record-keeping and compliance with company policies
Process Payment Plans:
Evaluate requests for payment plans and assess their feasibility based on company guidelines and the homeowner's or tenant's financial situation
Set up and document payment plans, ensuring clear terms and conditions are communicated and understood by all parties
Regularly track and update the status of payment plans, ensuring payments are made on time
Work closely with the finance team to ensure payment plan details are accurately reflected in the accounting system
Provide Administrative Support to Manager and Portfolio:

Model Home, Inventory, and Community Maintenance:
Manage the cleanliness and appearance of your model home(s) and sales center(s).
Conduct weekly audits of the model home and ensure everything is to Esperanza Homes standards.
Conduct weekly audits of inventory homes to maintain cleanliness, landscaping, and signage.

Supports general office operations, including data entry, filing, and recordkeeping
Office Management Support:
Maintains stocked inventory of snacks, beverages, and office supplies at Tres Lagos Construction Park
Receives, logs, and distributes deliveries to appropriate staff
Coordinates and oversees light property repairs and maintenance needs
Ensures common areas remain clean, organized, and functional
Serves as the on-site point of contact for vendors and maintenance personnel
