Real Estate private equity firm with extensive holdings throughout the U.S. is seeking a highly motivated and talented Senior Analyst to join its Philadelphia investment team. The Analyst will be actively involved in acquisitions, dispositions, and asset / portfolio management, as well as investor reporting and fundraising activities. The firm's portfolio includes office, retail, industrial and multi-family properties. Essential Functions:
Create and/or modify complex cash flow projections with certainty of correctness for new and existing assets using Argus and Excel
Continually update fund models- fund models include aggregate property cash flows and contain metrics including Gross and Net IRR and Equity Multiple calculations with post-acquisition financings and use of a credit facility
Oversee and review work completed by other capital markets analysts to ensure accuracy
Assist in the due diligence for acquisitions and dispositions including comprehensive review of leases, property agreements, budgets, and operating statements
Oversee and perform reporting functions:
Management of the data repository
Responding to investor and prospective investor data requests
Creation of the annual investor presentations as well as the quarterly newsletters
Support the asset management team in preparing budgets and annual property business plans
Prepare comprehensive memorandums for presentation to the firm's investment committee on new acquisitions and sales of existing investments
Assist in transitioning new acquisitions to in-house property management, leasing, accounting and construction teams and work with these teams on an on-going basis to maximize the value of the firm's investments
Assist in the preparation of quarterly investment reports to senior management
Keep current on market trends / dynamics where the firm has existing investments and in markets the firm is targeting
Perform other duties as assigned
Qualifications/Requirement:

Detailed understanding of fund waterfall mechanics including GP Promote, GP catch-up, hurdle rates, etc.

This position is primarily responsible for assisting the Manager of Credit Risk and Reporting in the execution of one or more of the following: asset quality reporting, concentration analysis, the allowance for credit loss, credit monitoring, stress testing and ongoing monitoring of Bank wide data quality. The incumbent ensures accuracy and superior internal customer service.
Primary Responsibilities:
Prepares monthly and quarterly management and Board of Directors reports. Analyzes the credit risk trends within the various Bank portfolios and regions to identify potential regulatory, policy, or operational risk issues. Prepares written analysis to report to management.
Executes, analyzes, and maintains a modeling database including key data elements derived from the core system to support the timely and accurate completion of the Allowance for Credit Loss (ACL) reporting. This will also include preparing the ACL portion of the Dodd Frank Act Stress Test (DFAST) reporting.
Executes and analyzes monthly asset quality reporting for manager review. Ensures reports are timely, accurate and comply with regulatory guidance for quarterly reporting. Practices continuous process improvement in data aggregation and reporting.
Executes and analyzes monthly loan concentration reports. Performs specific concentration analysis that includes asset quality, trends, various segregations of the specific portfolio, macroeconomic commentary and market research layers.
Execute, analyze, and distribute daily, weekly, and monthly collateral monitoring reports and Commercial Credit compliance reports.
Analyzes on-going Credit Risk reporting features on a timely basis and implements process improvements as directed by management to correspond with changes in regulatory, policy, or operational risk issues.
Executes and analyzes data exception reporting, works with various departments to ensure accuracy of data used in Bank wide reporting. Sends corrective data maintenance on an as needed basis.
Performs other related duties and projects as assigned.

After your training, you'll return to the Philadelphia, Pennsylvania area to start engaging with our clients and applying what you've learned.
Responsibilities:
Analyze fire hazards to identify potential risks and develop prevention strategies.
Visit client sites within your assigned territory to gather insights and provide actionable support.
Build and foster relationships with clients and internal partners in Marketing and Underwriting by facilitating effective communication and collaboration.
Manage assigned workloads, ensuring timely and quality deliverables while maintaining efficiency.
Deliver a final presentation summarizing your internship experience, achievements, and learnings to leadership.
Minimum Requirements:
Current college students (Junior or Senior level) pursuing a bachelor's degree.
A valid driver's license with an acceptable driving record.
Proficiency in Microsoft Office Suite or similar software.
Strong communication skills, adaptability, and an eagerness to learn and grow.
The pay is $30 per hour.

Department Responsibilities:
Visit, observe and participate in different areas of Natural Areas and Trail's facilities, programs and operations.
Utilize skills and education to enhance natural habitats and customer experiences in Sarasota County.
Natural areas management including protected species monitoring, habitat restoration, documentation of nuisance species, nuisance vegetation management (either self, through team work days, with volunteers, Sheriff's Work Offender Program teams or contractual), and implementation of nuisance and feral animal control.
Document, monitor, and treat exotic plant occurrences on county owned and/or managed lands.
Learn and practice Core, Natural Areas and Aquatics pesticide applicator basics.
Work in Maximo to submit appropriate service requests for integrated pest management activities.
Assist Emergency Services with planning, organizing, preparing and conducting prescribed burns under the direction of the Fire Mitigation Specialist and Manager.
Assist in the implementation/oversight of resource management projects to be performed by an outside contractor and/or internal work units.
Ensures compliance to all policies, guidelines, procedures, Federal/State regulations and standards.
All other types of work necessary to lead and/or support land management goals.
Final internship experience report to be presented to PRNR Management Team prior to completion of internship.
Internship Program Responsibilities:
A presentation to the County Administrator and other County Leadership staff is required at the close of the internship program on Friday, August 7, 2026.
