Our successful Regional Property Manager is responsible for overseeing the operations of multiple properties within a designated geographic area. Conduct regular site visits to ensure properties are well-maintained and meet company standards. Address and resolve any issues or concerns related to property management. Monitor financial performance, including rent collections, operating expenses, and financial reports. Implement strategies to maximize profitability and minimize expenses. Ensure properties are in compliance with all government funding covenants, agreements and restrictions on a per program basis. Ensure all property incidents are reported to the Risk Manager. Reporting and Communication Prepare and present regular reports on property performance, financials, and operational issues to senior management. Communicate effectively with property owners, residents, and team members to ensure alignment and address concerns. Respond to email requests from co-workers, investors, lenders and owners in a timely fashion. General Must be comfortable working with both a team and independently. Experience managing sensitive and confidential information and materials. Will perform other related duties as required. Prepare and maintain electronic and manual records, and reports with mathematical calculations, and a high level of accuracy and attention to detail. Requirements Skills and Qualifications: Associate or bachelor's degree in property management or business. 5 years' previous experience as a Regional Property Manager OR equivalent combination of experience and education that provides the necessary knowledge, skills, and abilities to perform the essential functions of this position (Required) Must have proficiency with LIHTC, HUD/Section 8 policies and procedures. Upon hire, you will initially oversee 5 properties in your portfolio, with more to be added after future anticipated acquisitions in the region. You will maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, and be responsible for all applicable regulatory standards and requirements. You will be the supervisor of Property Managers and/or Senior Property Managers. This position offers a salary of $90,000 to $110,000 annually with the opportunity of a 15% annual performance bonus. Please note that this is an onsite position with the following schedule: Monday through Friday, from 8:30AM to 5:30PM, with weekends as needed. Please note that this position requires traveling through your assigned region. Provide for the maintenance and operation of all life safety systems. Oversee maintenance policies, plans, and procedures, including work order systems, purchase order systems, bidding requirements, preventive maintenance, inventory control, and turnover procedures. Work with the Regional Maintenance Coordinator to resolve maintenance issues. Conduct regular meetings with maintenance staff. Provide timely submission of required financial reporting as prescribed by company policy.     As a Regional Manager you will be responsible to manage an assigned portfolio of residential communities. You will make decisions to maximize income and minimize expenses and achieve overall objectives of the communities in your region. You will oversee financial budgeting and reporting; and marketing and leasing efforts for all apartment communities in your portfolio. The Regional Manager reports to a Regional Vice President or a Vice President. The Regional Manager will be responsible to hire, train, mentor and lead on-site professionals. Responsibilities also include but are not limited to planning, assigning, and directing work; evaluating performance; addressing conflicts and resolving issues. The Regional Manager's primary focus shall include but not limited to: Oversee operations of the properties in their portfolio to ensure proper company policies and procedures Professionally represent the Company with its clients, employees, residents and vendors Assist with budget preparation, maintain knowledge of monthly budget variance, provide written evaluation of income and expense line items that are significantly over budget Provide capital improvement suggestions for future of site, check approval of all invoices for payment, provide follow up so that they are presented timely to accounting department for payment Oversee and manage on-site team in their portfolio Develop a high-quality on-site team through effective recruitment, training, motivation, and coaching strategies Qualifications Previous experience as a regional manager in residential property management with supervisory/management experience is a must.
