The National Leasing Manager is a dynamic, performance-driven leader responsible for driving occupancy, optimizing leasing performance, and supporting onsite leasing teams across a national portfolio of multifamily communities. Key Responsibilities
Portfolio Support & Leasing Execution
Lead leasing efforts at assigned communities, including lease-ups, stabilized assets, and repositioning projects.
Provide hands-on leasing coverage at communities experiencing staffing shortages or performance challenges.
Travel to low occupancy properties to lead property tours, close prospective residents, and maintain accurate real-time reporting in property management systems.
Training & Sales Coaching
Train and mentor onsite leasing consultants on sales techniques, lead management, CRM best practices, and customer service standards.
Implement standardized leasing methods and performance benchmarks to improve closing ratios and lead conversions.
Conduct lease audits, mystery shops, and one-on-one coaching sessions.
Market Strategy & Reporting
Perform competitive market surveys, identify regional trends, and assist in developing targeted pricing and onsite marketing strategies.
Partner with Marketing and Operations teams to deploy campaigns for new onboarding properties, and occupancy recovery plans.
Prepare weekly performance summaries, KPIs, and recommendations for leadership.
Resident Experience & Brand Standards
Model exceptional hospitality, follow-up techniques, and problem-resolution strategies.
Ensure consistent application of fair housing laws, company policies, and leasing compliance.
Conduct physical inspections to ensure leasing offices, model units, and amenity spaces reflect company standards.
Travel & Deployment
Travel frequently to priority buildings across multiple markets (approximately 60% travel).
Quickly adapt to new markets, team cultures, and leasing platforms to provide immediate impact.
Qualifications
Experience
3-5+ years of multifamily leasing, or property management experience required.
Proven track record of improving occupancy, lead conversion, and overall leasing performance.
Experience in lease-up, repositioning, and problem-asset turnarounds strongly preferred.
National or multi-site experience a plus.
Skills & Knowledge
Strong understanding of Fair Housing, ADA, and local housing regulations.
Demonstrated success in leasing.
Excellent communication, presentation, and training skills.
Well-versed in leasing technology platforms (AppFolio, Knock, ApartmentIQ, CRM systems).

Utilizes sales and closing techniques per established guidelines.
Responsible for meeting monthly leasing goals.
Accepts rental application form from prospect and verifies it. Documents the verification process completely in compliance with Fair Housing Laws. Submits the completed rental application to Community Manager for rejection or approval.
Prepares move-in packet.
Responsible for "shopping" competitive properties and maintaining up-to-date market knowledge.
Develop and maintain an on-going resident retention program under direction of the Community Manager.
Additionally, provide excellent customer service to existing residents of the property.
Completes special projects as assigned by the Community Manager.
Brings any area of concern to the Community Manager's attention.
Daily follow up of renewals and tenant delinquency.
Maintains knowledge and understanding of and adheres to established policies and procedures for the leasing agent's position.

The Role

Day in the life of a Kasa Leasing Sales Agent
Like any role at a fast-paced start-up, there is no 'typical day', but your primary responsibility will be to drive top-line and ancillary revenue streams by filling need periods for each property assigned through mid-term rental opportunities. Book and manage mid-term (1-3 + month) reservation requests from incoming channels; manage the process from beginning to end, including lead management, guest communication, rate quoting, availability, contract needs, and guest follow-up

Responsibilities include assist Community Manager in rent collection, assist resident with inspection of their new home, and assist manager in implementation of resident renewal and retention programs.
Maintain a current and up-to-date knowledge of surrounding markets and complete weekly traffic reports as required.
Inspect community common areas, units, and grounds on a regular basis.
Inputs daily resident information in relation to walk-in traffic, move-ins and move-outs.
Assist in maintaining resident files.
Assists with resident renewal paperwork and rent collections.
Distribute non-payment notices to delinquent residents.
Qualifications:
Complete knowledge of lease agreements is preferred.
Excellent written communication skills with special attention to details needed.
Successful candidate must have strong organizational skills along with the ability to prioritize multiple deadlines.
Leasing experience is preferred.
Must have working knowledge of computers and computer programs such as word and excel. Basic office skills such as faxing, typing, and filing is a must.

We are currently searching for a Full Time Leasing Consultant to assist with the lease up at Birch and Branch Apartments in Raleigh, NC. This is a temporary position for up to six months with the potential to transition to a permanent position.
General Purpose of the Position: The Leasing Consultant is responsible for daily coordination of all leasing aspects of on-site operations at the community. This position will also assist the Area Manager and other Community Managers in special leasing projects.
Essential Duties and Responsibilities:
Maintain a current and accurate knowledge of all current and future available apartments.
Maintain a current and up-to-date knowledge of surrounding market and complete reports as required.
Maintaining and inspecting leasing and model areas to maintain professional, clean appearance at all times.
Accurately complete Weekly Traffic Reports and Weekly Activity Reports.
Accurately complete the processing of all rental applications and lease packages.
Greeting and assisting all prospective residents.
Professional demonstration of all models amenities, and vacant apartments.
Help create and maintain at all times a company direction designed to develop loyalty, team spirit and unity of all LEDIC Management Group personnel. Continual renewal of expired leases at rental rates approved by Community Manager and Area Manager.
Accurate receiving and recording of any resident requests.
Accurate completion of all move-in paperwork requirements.
Assisting residents in inspection of their new apartment home.
Assist Manager in implementation of resident renewal and retention programs
Assistance to Assistant Manager in any rent collection requirements.
Other duties as assigned, which employee is capable of performing.
Education and Work Experience Requirements
High School Diploma
Customer Service or Previous Property Management experience preferred
