YOUR NEXT OPPORTUNITY:
The ProjectManager II is a senior projectmanagement position responsible for overseeing projects from planning through completion and ensuring client satisfaction by delivering unparalleled service. Provides overall projectmanagement support to two to four concurrent projects of small to medium crew size or one to two concurrent projects of large crew size. This is a senior projectmanagement role with developed subject matter expertise and the capability to mentor and train other staff.
WHAT YOU'LL DO:
May train and provide direction to Project Assistant and/or ProjectManager I in maintaining project-required tracking devices.
Plan and organize a project under the direction of a Senior PM or Division Manager.
Participates in the supervision and training of Project Assistants and/or ProjectManager I.
Establish project objectives, policies, procedures, and performance standards within guidelines of corporate policies.
Negotiate the terms and supervise the preparation of all change orders on the project.
Liaison with primary client and A/E to facilitate construction activities
Under the direction of ProjectManager III and/or Sr. ProjectManager, support construction activities with the onsite Foreman and Area Superintendent to ensure the project is being built on schedule and within budget.
Anticipate, prevent, and resolve potentially serious situations and implement corrective measures within company guidelines.
Represent the company in project meetings.
Direct the preparation of all change quotations for presentation to the prime client. Negotiate all change quotations to a successful conclusion.
Prepare monthly costing reports under the supervision of a Senior PM or Division Manager.
Manage the financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company's interest, and maintain a good relationship with the client.
May assist with the development of new business opportunities.

WHAT YOU BRING TO US:
Bachelor's degree in Construction Management, Civil Engineering, Structural Engineering, or other related discipline preferred
Minimum 5years of experience in a projectmanagement role

**ABOUT THE ROLE**
As a Construction ProjectManager at Cupertino Electric, you will be responsible for the day-to-day operations of construction projects and the successful management of a high-performing team. + Identify project risks and potential issues. Develop and execute recovery action plans.

**Industry & Specialized Experience**

**Fire Alarm Systems & Code Compliance:** Thorough knowledge of NFPA 72 for design, installation, testing, and maintenance of fire alarm and mass-notification systems. Familiar with NEC Article 760 and plenum/fire-rated cable requirements, plus local amendments.
**Industry Standards & Best Practices:** Familiarity with BICSI manuals such as TDMM, ITSIMM, TPMRM for structured cabling and teledata projectmanagement. Practical experience with field guides covering optical fiber best practices. Adherence to NEC, NFPA, TIA, and local building/residential codes.
**Permitting & Building Code Knowledge:** Skilled in navigating local building permit processes for low voltage systems-especially fire alarm installations-and coordinating with DBI/plan review and AHJs. Understanding of California Electrical Code and San Francisco amendments for low-voltage classifications, Class 1/2/3 circuits, and licensed contractor standards.

About this Role
Power Engineering Services is seeking a Senior ProjectManager to lead the planning, execution, and delivery of complex electrical power engineering projects. What You'll Do
Manages integrated Design-Build (DB)/Engineering, Procurement, and Construction (EPC) teams from project inception through completion, including during pursuit phase if requested
Provides overall direction and coordination of intermediate and final engineering design and construction activities for data center facilities
Administration and management of the prime contract, construction subcontracts, and purchase orders
Ensures compliance with customer goals and expectations associated with safety, quality, and environmental stewardship
Plans, executes, and provides reporting on overall project performance

Works with procurement teams to coordinate local bidding efforts

Position Overview
The ProjectManager position is a critical role for the company. This individual will be responsible for planning, directing, or coordinating activities concerned with the construction and maintenance of structures, facilities, and systems. He or she will participate in the conceptual development of a construction project or customer account to oversee its organization, scheduling, budgeting, and implementation. This individual must have the ability to support field personnel in their relationships with other subcontractors and to resolve field problems as they arise. This individual maintains full financial responsibilities of the project and must understand construction financial and accounting practices.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Include the following. Other duties will likely be assigned.
* Drive the project's overall flow effectively from inception to completion.
* Obtain contract and bid documents from estimating; review and understand scope for project turnover. Attend walk-throughs.
* Ensure all project document control is completed efficiently by project team, including but not limited to, insurance, bonding, permits, submittals, billing, RFI's, change orders, correspondence, etc.
* Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.
* Plan, schedule, or coordinate construction project activities to meet deadlines.
* Prepare and submit budget estimates, progress reports, or cost tracking reports.
* Inspect or review projects to monitor compliance with building and safety codes, environmental regulations, or other regulations.
* Select subs and equipment suppliers with input from engineering, estimating and purchasing as required.
* Verify correct drawings are distributed to field.
* Create schedule of values, or billing format as required by the contract documents.
* Create project schedule showing completion, delivery dates and sub requirements. Integrate into overall project and manpower schedule as required. Understand notice requirements.
* Keep LV group estimating and manpower spreadsheets current each week.
* Request PO's for major equipment and subs indicating shipping requirements, and anticipating delivery dates. (Request proper delivery notice at that time.)
* Facilitate material takeoffs by trade foreman.
* Host and attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.
* Support accounting department in monthly billings, CTC's, and collections. Follow up on outstanding balances.
* Collaborate with foreman regarding project safety. (Toolbox talks and weekly walk through.)
* Gather information for changes in work and turnover to estimating for pricing. P.M. will finalize C.O. pricing after estimating completes takeoff and attempt to maximize profit on C.O.s. Ensure no work starts prior to approval or notice to proceed.
* Oversee and direct final closeouts of projects.
* Oversee and direct the upkeep of test reports and as-builts from field; request CAD from engineering.
* Escalate critical and/or sensitive issues to the Division Manager / Project Executive with recommendation for resolution.
* Maintain customer relations.
* Comply with all Company operating policies, procedures, and safety programs as established.
* Perform additional assignments as required by the needs of the company or as directed by executives.
QUALIFICATIONS

PREFERRED EDUCATION and/or EXPERIENCE
* Minimum 7-10 years related experience in the Low Voltage industry.
* High School diploma or GED required.
* Bachelor of Science with an engineering or construction management focus preferred; Master's in related field is a plus.
* Knowledge of the construction industry and contract documentation.
* Working knowledge of federal, state, and city regulations and guidelines.
COMPUTER SKILLS
* Must demonstrate proficiency in Microsoft Office applications, (i.e. Outlook, Word and Excel)
* Familiarity with AutoCAD, and other low voltage, technical, or construction programs.
* Familiarity with projectmanagement/document control software.
* Familiarity with construction/financial software packages.

The ProjectManager I is a mid-level projectmanagement position responsible for overseeing projects from planning through completion and ensuring client satisfaction by delivering unparalleled service. Provides overall projectmanagement support for several small to medium projects or one large project supporting senior projectmanagement.
WHAT YOU'LL DO:
Plan and organize a project under the direction of a Senior ProjectManager and/or Division Manager.
Supervise and direct project activities, including assigning tasks to Assistant ProjectManagers, planning, coordinating, circumventing/resolving problem areas, and maintaining all company/project policies, procedures, standards, etc.
Provide projectmanagement expertise to establish initial client contact. This will include the assessment of the scope of work, schedule, and resources necessary to complete a project successfully.
Responsible for preparing a complete estimate for the selected project with a detailed review of plans, specifications, and bid form.
Establish project objectives, policies, procedures, and performance standards within the guidelines of corporate policies.
Supervise the preparation of all change orders on the project. Negotiate all change orders on the project.
Monitor construction activities with the onsite Foreman and Area Superintendent to ensure the project is built on schedule and within budget.
Investigate potentially serious situations and implement corrective measures within company guidelines and under supervision.
Supervise the preparation of all change quotations for presentation to the prime client and assist in negotiating all change quotations to a conclusion.
Prepare monthly costing reports under the supervision of a Senior PM or Division Manager.
Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company's interest and simultaneously maintain good relationships with the client.
Review any documentation prepared by Assistant ProjectManager before submission.
Represent the company in project meetings under the guidance of PM II or Sr. ProjectManager.
