About the Role: The Senior Project Manager is ultimately responsible for the overall direction, completion, and financial outcome for projects of varying size. Essential Functions Establish project objectives, policies, procedures, and performance standards to mitigate risk and ensure project success and profitability Make difficult decisions regarding projects and the allocation of project resources Assume ultimate responsibility for the outcome of projects Effectively supervise a team in the day to day management of projects Train a project management team in CSI company philosophy and systems Effectively supervise the maintenance of project required logs and tracking systems and take corrective measures as necessary Supervise the preparation of all change orders on the project and assist in negotiating for an overall profitable outcome Maintain all logs required to track the progress of the project Function as a liaison between the field and the client(s) to facilitate effective construction activities Monitor construction activities in conjunction with the General Foreman and/or onsite Foreman to ensure the project is being built on schedule and within budget Investigate any potentially serious situations and implement corrective measures Represent company/project in meetings with client, subcontractors, etc. Manage subcontractor activities including associated costs, schedule, and related change orders Estimate projects as needed Prepare for and attend monthly financial reviews and accurately project profitability to upper management Manage financial aspects of contracts to protect the company's interest and maintain strong relationship with the client Engage in and promote business development Perform Project Manager duties and responsibilities, as needed The preceding functions have been provided as examples of the types of work performed by employees assigned to this job classification. Oversees and coordinates the total construction effort in a wide range of building projects by personal performance or through supervision of superintendents and subordinate personnel. Essential Duties and Responsibilities To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, with or without special accommodations. • Studies plans and specifications for construction on the basis of start and completion times, staffing requirements and timely procurement of tools, materials and equipment to conform to work schedules for each phase of construction. • Attends or conducts all preconstruction, job site and update meetings and inspects work in progress to ensure that workmanship conforms to the plans and specifications and quality and is meeting construction schedules. • Directs the set up of the site job office and equipment trailers; with proper permits, labor notices, EEOC and safety rules and regulations being posted in a conspicuous place. • Directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting plans and specifications, and coordinating various phases of construction to maintain the current budget and schedule, while insuring all safety and quality standards are met. • Confers with supervisory personnel and contractors to resolve complaints and grievances within work force. • Confers with company management, designers, subcontractors and inspectors and suppliers of tools, equipment and materials to resolve construction problems and improve construction methods. • Prepares, keeps current or reviews reports on progress and materials used, and performs two week ‘look a heads' to ensure proper planning and adjustment and execution of work schedules. • Ensures that all change orders are properly executed and indicated on ‘as-built' plans. • Conducts ‘Punch Out' process throughout and at conclusion of project. • Mentors, trains and develops support personnel. • Ensure all required regulatory inspections are obtained and passed in a timely manner. • Ensures general conditions budget is met. • Directs and ensures that all OSHA regulations and safety policies and procedures are followed and necessary safety equipment is on site; safety meetings are adequately attended by company personnel and subcontractor crews; daily site safety walks are conducted and corrective action is taken; and that good housekeeping practices are observed and maintained by company personnel and subcontractors. • Maintains good relationships with project managers, owners, engineers, inspectors, architects, subcontractors and other key stakeholders. • Other duties may be assigned. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES · Coordinate all construction field activities among subcontractors and other individuals/companies involved with the project. · Have a strong knowledge of the Construction Documents and ensure that construction complies with these documents. · Supervise project safety and ensure all workers on site comply with safety requirements and the project safety plan. · Assess daily staffing of subcontractors and field workforce. · Assess the daily supply of materials and equipment. Track vendor deliveries of materials to avoid delays and on-site material loss. · Participate in developing the project schedule and provide the information needed to create, monitor, and modify it on a continuing basis. · Coordinate with the Project Manager to develop and administer the site utilization program, site services, safety plan, and security arrangements necessary for the project. · Monitor actual versus required performance by all parties and determine whether subcontractors provide a sufficient workforce and hours of work to achieve performance commitments. · Maintain thorough familiarity with the general contract requirements and ensure that the requirements are adhered to. · Responsible for ensuring that fieldwork is performed with a high standard of quality and in an efficient manner. · Maintain daily progress reports and conduct weekly job site safety meetings. MINIMUM REQUIREMENTS 1. 7 years of experience in construction with at least 4 Project Superintendent roles. 2. Experience with multifamily, scale education, residential, municipal, and commercial 3. Excellent organizational and leadership skills with a commitment to safety. 4. The candidate must have a professional attitude, outstanding communication skills, and the ability to maintain excellent relationships with inspectors, subcontractors, architects, and owner representatives. 5. Must have specific knowledge of field supervision for layout, framing, MEP, and finish trades. 6. Excellent judgment of drywall, paint, and other finish trades relative to construction quality. 7. A thorough knowledge of federal, state, and local building codes. 8. Proven safety track record in conjunction with all OSHA requirements and guidelines. We are looking for Construction Superintendent candidates to join our Field Operations team for projects Jacksonville, FL and throughout the Southeast US. Superintendents are responsible for the daily supervision, direction, and coordination of all construction work activities, assigned employees, and subcontractors on a project job site, to safely produce quality work, within the project requirements (i.e., RFP, plans, specifications, and proposal documents) targeted budget, schedule, and in alignment with RQ's Mission, Vision, and Values. Candidates local to projects will be given priority, though relocation to on-site management may be required for the Superintendent position. College courses or degree in construction management, engineering, etc. preferred. Five or more years work experience in a Superintendent position (e.g., scheduling, ordering, field supervision, quality control, safety, and production of all phases in construction) on medium-sized projects is required with four or more years (or equivalent) field or trade work experience in the construction industry required; government, military, or large commercial construction experience preferred. Work in the design-build industry and on large-sized projects is preferred. Computer literacy (Microsoft Office, Outlook, Internet, etc.) required. Specific software literacy (Primavera 3/6, Viewpoint, BIM, Revit) preferred. CPR, First Aid, and OSHA 30-hour Certifications, EM-385, and STS required; Training can be provided. Spanish-English bilingual skills desirable.
