Responsibilities
The Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis.
Due to the nature of the property management industry, this position must be available to work on the last day and first day of each month which can occur on weekends.
Preventive and responsive maintenance of multifamily apartment buildings, including occupied apartment units.
Repairs in electrical, mechanical, plumbing, appliances, and drywall.
Participation in cleaning and painting during unit turns.
Adjusting cabinet and swing doors.
Regular, professional, and courteous communications with Property Managers, Office Staff and Residents.
On-call rotation; responds to emergency calls after hours and on weekends
Caretaking of grounds, including snow removal
Other duties as assigned.
$25-$30 per hour, DOQ
Requirements
Education and/or Experience
One year of related experience in maintenance required.
High school diploma or equivalent, preferred.
Basic knowledge of electrical and plumbing systems, and painting procedures.
Ability to use hand and power tools.
Valid drivers' license, ability to drive and insurance required.
Experience with Yardi preferred.
Language Skills
Ability to communicate in English clearly with others orally and in writing.
Able to read and comprehend simple instructions, short correspondence, and memos.
Able to write simple correspondence.
Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees.

* Operate Industrial Powered Trucks (Forklifts)
* Maintain all equipment in proper working order by performing production level maintenance when necessary. Report all equipment malfunctions
* Write "Work Order Requests"
Must be able to operate a forklift. Must follow all plant safety rules, keep work area clean, and perform other related duties as assigned.
Qualifications:
High school degree or GED required
Education/Training in an industrial field or at least one year of related experience (Preferred)

Responsibilities
What does a Heavy-Duty Commercial Truck Technician Do?
Diagnose and repair Diesel/Heavy-Duty vehicles.
Deliver a world-class buying experience by utilizing modern technology to communicate with the parts department and advisors.
Become a repair expert to help assist other technicians with difficult problems - we are looking for team players.
Champion the Heavy-Duty repair department to best serve our customers.
Be the “go-to” person for all Heavy-Duty questions
Build and maintain collaborative partnerships with the Parts Department, Advisors, Service Manager and General Manager. in fulfilling the mission, vision, and strategic plan of the organization.
Develop and maintain an in-depth understanding of Diesel/Heavy-Duty vehicles.
Prioritize and plan work-flow to meet customer needs and department demands
Coordinate with Parts Department to ensure parts availability to complete repairs.
Road test vehicles to verify problems and again to inspect repair results
Complete service and repair assignments correctly to pass quality inspection - “fix it right the first time”
Recommend additional services that vehicle will need according to Ford standards.
Ability to effectively communicate with advisors to help explain completed repairs to a customer
Must be willing to use personal device to take photos and/or videos of broken/worn parts. Photos/Videos are transferred within 3rd party app, no personal information is shared with customer - only the photos and videos uploaded.

At leas 1-3 years of experienced as a Diesel and/or Heavy-Duty Vehicle Technician
Must have a valid driver's license
High School Diploma/Industry Certification equivalent required
Strong written and verbal communication skills
Proficiency in use of common mechanic shop tools including computerized equipment.
Ability to bend, move, lift and physically perform duties in the scope of this position.

This position is Monday - Friday, and can range from 36 - 40 hours per week. This position is responsible for our Bloomington, Edina, Lakeville and Rochester locations. Including our Lakeville rental units. Other locations may be assigned as needed.
Essential Duties and Responsibilities:
Travel to showrooms with the use of personal vehicle. Mileage will be reimbursed.
Paint touch-up and repair of damaged walls and vignettes.
Carpet Repair, Replacement, and Stain Removal as needed.
Minor Electrical and Plumbing Repair. Light carpentry work as needed.
HVAC (RTU's) Preventative Maintenance and Repair 1. Filter Changes 2. Belt replacment as needed 3. Grease bearings, fans and motors as needed 4. Clean Coils once a year or as needed (weather related)
Roof inspections and minor repair as needed, including after major rain or snow storms.
Landscaping duties including checking for weeds in lawn, curb and parking lot as well as sprinkler system
