Provide comprehensive customer service, including but not limited to leasing of storage units, response, and conflict resolution functions, maintaining courteous, respectful and professional relationship with all customers, vendors and managers. Answer phone inquiries from prospective tenants, converting phone inquiries into site visits, explain terms of occupancy, and provide information about the facility to prospective tenants. Maintain and strengthen relationships with current accounts. Resolves contractual and/or operational issues. Perform such things as re-negotiation efforts and oversight of accounts. Show, prepare and execute leases. Prepare and send monthly tenant statements and any other correspondence as necessary, performing timely and accurate collection of rent payments, including those past due. Prepare pay or vacate notices, facilitate evictions and other collection activities as necessary. Daily facility walk through, for unit vacates, locks, condition, and maintenance needs and cleanliness. Assist with auctions of storage units, as needed. Properly collect, record and deposit in the designated bank all monies or cash equivalents and accompanying documentation at the end of each shift. Immediately report any damages incurred, and any claims of damage incurred reported by customer to their vehicle or storage unit, and/or complete an incident report. Accurately clock in/out at scheduled work times, using the electronic time clock (Kronos). Report any maintenance required, such as potholes, missing or broken signage, or other hazards as well as damaged doors or latches.
