Role Purpose: Utility Technician:
The Utility Technician with operate, maintain, and troubleshoot clean and black utilities used for the operation of the Sterile Facility and supporting infrastructure.
Perform routine monitoring, maintenance, and troubleshooting of critical utility systems that support GMP manufacturing and facility operations.
Maintain compliance with all applicable cGMP, quality, safety, and regulatory requirements.
Provide cross-functional support to production, quality, and engineering departments in a 24/7 aseptic manufacturing environment.
Key Duties & Responsibilities: Utility Technician:
Operate, inspect, and maintain critical utility systems, including:
Clean Utilities: WFI, PW, Clean Steam, Process Air, Nitrogen
Black Utilities: Boilers, Plant Steam, Chillers, Air Compressors, Water Softeners, Industrial Waste, Bio-Waste, and Emergency Generators
Ensure all utility areas are maintained in a continuous state of GMP inspection readiness.
Respond to and resolve equipment alarms, operational issues, and deviations in a timely manner.
Perform preventative and corrective maintenance according to SOPs, OEM manuals, and regulatory guidelines.
Support environmental monitoring and control systems (e.g., BMS/EMAS), logging and interpreting data as required.
Assist in troubleshooting electrical systems including VFDs, pumps, and industrial power/control circuits.
Maintain accurate documentation in CMMS and logbooks for maintenance activities, spare parts, and utility system status.
Interpret and apply utility-related P&IDs, schematics, electrical diagrams, and technical drawings.
Monitor contractor/vendor activities to ensure safety, quality, and scope compliance; escalate discrepancies appropriately.
Support validation and change control efforts for facility systems and modifications.
Recommend and implement improvements to utility maintenance procedures, reliability strategies, and PM schedules.
Collaborate with cross-functional teams to plan utility shutdowns, equipment commissioning, and outage coordination.
Maintain compliance with DEP, OSHA, EHS, and internal safety standards across all utility operations.
Perform basic facility plumbing, drain maintenance, and infrastructure inspections as required.
Preferred Qualifications: Utility Technician:
Minimum 3 years of experience in utility system operations, facility maintenance, or mechanical systems in a GMP, pharmaceutical, or industrial environment.
Trade school graduate Associate Degree, military or vocational-technical school training.
High School Diploma or equivalent required.
Technical training or trade certification preferred.

Under the direction of the Service Director and Real Estate Manager, the Service Technician is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests.
Essential Duties and Responsibilities:
Maintenance Services:
• Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
• Assist with maintenance of storage area and maintenance materials
• Perform refurbishing and renovation of apartments per company standards
• Walk the property daily to ensure curb appeal and quality of apartments
• Notify Business Manager of any safety concerns and participate in safety meetings
• Responsible for knowledge of property specific problems such as asbestos
• Assist in snow removal as required
• Perform other duties as required
• Maintain accurate record of all tasks completed
• Customer Service
• Complete all service requests in accordance with company standards
• Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as scheduled
Must live, or being willing to relocate, within 30 minutes of the property
Requirements:
• High school diploma or equivalent preferred
• CFC Type I & II preferred, 180 days from hire to obtain
• Valid Driver's License
• At least 1 year of maintenance experience
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities such as bending, kneeling, pushing
• Sufficient knowledge to thoroughly complete maintenance assessment up to the standards of a Service Technician I

Responsibilities
The responsibilities of the MaintenanceTechnician are as follows:
* Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed.

Qualifications

* Ability to multitask, stay organized and meet deadlines.

JOB SUMMARY:
The MaintenanceTechnician ("MT") reports to the Facilities Manager and is responsible for the maintenance and repair of an apartment development(s) which may consist of multiple buildings or a single structure. A key element of this position is the effective management and prioritization of daily resident work orders, which must be addressed in a professional and timely manner. The MT will ensure their assigned apartment development(s) is maintained to company and industry standards of excellence. The MT will work with commitment to maintain a clean, well-maintained property and the mechanical systems which are a part of the development(s). The MT will be available for emergency calls on a rotating schedule and responsive to safety matters, and may be required to perform maintenance duties at other scattered site properties as needed. The MT will provide excellent customer service to residents thus encouraging long-term retention. ESSENTIAL FUNCTIONS/DUTIES: * Manage and prioritize daily resident work orders, ensuring timely completion and professional communication throughout the process * Effectively manage the unit make-ready program to company standards which is 5 business days * Work collaboratively with the Facilities Manager, Lead Maintenance Tech, Property Managers and the Director of Property Management to successfully complete apartment work orders and inspections * Follow the company Risk Management directives to maintain a safe property environment * Make repairs and perform proper Preventative Maintenance to company, industry and building codes standards * Seek support from the Facilities Manager or Lead Maintenance Tech before proceeding with unfamiliar measures such as contacting vendors or contractors for non-routine repairs or replacements * Ensure all preventative maintenance processes are completed following the proper manufacturer guidance and warranty standards * Maintain common areas in a professional manner and inspect the property and its grounds daily * Proactively manage to avoid surprises by maintaining the property to "inspection level" every day * Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies - share best practices with colleagues * Work orders, preventive maintenance and apartment turnovers are to be completed within company policy and appropriate timeframes while showing great customer service * Deliver customer service, professionalism, safe work practices, effective property inspections, and follow all Fair Housing and Risk Management initiatives * Ensure property is prepared to excel at all property inspections, including Agency and REAC without the need for surges in staffing or spending * Identify and address potential issues before Housing Quality Standards inspections and complete any required repairs or remediation after inspections in a timely manner * Maintain organized and well-stocked maintenance shops, including inventory management and timely ordering of supplies and materials * Serve as a role model, mentor, coach and trusted resource to field staff and residents * Complete Unit by Units inspections along with Property Managers bi-annually * Assist with the Supportive Services program so that it is successful * Perform maintenance duties at other scattered site properties as assigned by the Facilities Manager
