Position Overview
The Mortgage Loan Processor is responsible for managing residential mortgage loans from application through underwriting and into closing, ensuring accuracy, completeness, and compliance with bank policies and investor guidelines. This position requires strong customer service, analytical skills, organization, and the ability to work in a fast-paced lending environment.
While prior mortgage processing experience is preferred, hands-on training will be provided for the right candidate who demonstrates aptitude, work ethic, and a willingness to learn. This is an in-person position with future remote flexibility.

Essential Duties & Responsibilities
* Set up and process residential mortgage loan files in accordance with bank policies, procedures, and investor guidelines
* Enter and maintain accurate loan data in the mortgage loan origination system (Encompass), ensuring a complete and organized paperless file
* Order and review third-party services including credit reports, appraisals, flood certifications, insurance, verifications, and other required documentation
* Analyze borrower credit, income, assets, employment stability, and property documentation to support loan eligibility and repayability
* Submit loan files to automated underwriting systems and investors as required
* Communicate proactively with borrowers to request documentation and guide them through the process
* Maintain consistent communication with loan officers regarding loan status, conditions, and timelines
* Follow up with attorneys, insurance agents, realtors, and other parties to ensure timely processing and closing
* Review underwriting approval conditions and work files through "prior to approval" and "prior to docs" requirements
* Prepare loan files for closing and ensure all conditions are satisfied prior to handoff
* Maintain accurate scheduling of loan closings and communicate promptly when timelines may be impacted
* Ensure accurate data entry for HMDA reporting
* Provide backup support for other processors as needed
* Participate in ongoing training to stay current on bank policies, investor guidelines, and program updates
* Comply with all Bank Secrecy Act (BSA) policies and procedures

This position prepares closing documents to be provided to title or escrow companies. Reviews documents in loan files or records for accuracy, completeness, and compliance, and inputs information into loan origination systems. Responsibilities
* Documentation - Generates, evaluates, and validates accuracy of closing documentation prior to sending to settlement agent. Calculates aggregate escrows and corresponds with settlement agent. Reviews HUD-1 settlement statements, hazard insurance policy, title binders, security instruments, and tax records for accuracy. Verifies that documentation is compliant with investor guidelines, legal guidelines, and Bank policy.
* Closing Paperwork - Manages a pipeline of ready-to-close loans ensuring that closing packages are delivered prior to any closing deadlines.
* Loan Support - Receives and inventories closed loan packages from attorneys. Sources, compiles, and reviews any missing loan documentation or information from parties involved in the loan process. Provides regular communication regarding corrections and loan status. May provide direction or guidance on advanced loan matters to less experienced associates.
* Payment Processing - Reviews closing fee checks and ensures that checks are made payable to the appropriate parties. Prepares the general ledger guide sheet and forwards to accounting.

Order and review third-party services including credit reports, appraisals, flood certifications, insurance, verifications, and other required documentation
Analyze borrower credit, income, assets, employment stability, and property documentation to support loan eligibility and repayability
Submit loan files to automated underwriting systems and investors as required
Communicate proactively with borrowers to request documentation and guide them through the process
Maintain consistent communication with loan officers regarding loan status, conditions, and timelines
Follow up with attorneys, insurance agents, realtors, and other parties to ensure timely processing and closing
Review underwriting approval conditions and work files through “prior to approval” and “prior to docs” requirements
Prepare loan files for closing and ensure all conditions are satisfied prior to handoff
Maintain accurate scheduling of loan closings and communicate promptly when timelines may be impacted
Ensure accurate data entry for HMDA reporting
Provide backup support for other processors as needed
Participate in ongoing training to stay current on bank policies, investor guidelines, and program updates
