POSITION SUMMARY
2HC is seeking a qualified Senior Associate - Asset Management to join its team. The Senior Associate - Asset Management will support and report to the Vice President of Asset Management and work closely with members of 2HC's Investments and Impact teams. The Senior Associate - Asset Management will be engaged in all aspects of 2HC's portfolio management process, including third-party management oversight, capital investment plans, due diligence, and business plan formulation and implementation. Additionally, the Senior Associate - Asset Management will support underwriting activities and provide operational benchmarking on potential investments. The Senior Associate - Asset Management must have demonstrated proficiency in real estate operations in an institutional environment, and be creative, flexible, and committed to driving meaningful and measurable positive impact through investment.
KEY RESPONSIBILITIES
Work with stakeholders including property managers, leasing teams, accounting, legal representatives, brokers, and others to support value creation and risk mitigation efforts.
Contribute to preparation of regular portfolio updates for Managing Partners and investors.
Collaborate with third-party property management and leasing teams on ongoing operations, financial performance, and tenant relations.
Review and support implementation of asset-level budgets, including detailed operating and capital expenditure plans.
Ongoing review and benchmarking of operating performance across portfolio as well as identifying opportunities for enhancements and efficiency improvement across different third-party assets managers and centers.
Perform periodic site inspections to support property performance and ongoing implementation of asset improvement programs.
Participate in due diligence reviews for potential acquisitions, including oversight of property-level operational reviews, and support on financial models and business plans to identify opportunities and weaknesses of proposed projects.
Work on special projects, as needed.
Ability to travel (~40% of the time).
QUALIFICATIONS
At least five years of experience in an institutional real estate asset management role, including operations, accounting, and third-party management oversight at a portfolio level. Preference for focus on retail and / or mixed-use real estate development and management.
Demonstrated operating and leadership experience with retail and mixed-use properties and collaboration with third-party management and leasing teams.
Relevant experience in (i) retail and mixed-use leasing asset management and / or financial management; (ii) commercial property management; and / or (iii) property accounting and controls.
Advanced proficiency in Excel required; fluency in Microsoft Office 365 suite (Outlook, PowerPoint, etc.).
Passionate about driving impact in communities.
Demonstrated understanding of retail lease structures, terms, and conditions.
Extremely organized with meticulous attention to detail and follow-through.
Familiarity with property sustainability and asset efficiency frameworks.
Proven ability to enhance asset value through operational efficiencies.

The Implementation Team is responsible for onboarding new investment managers and strategies across a global investment platform. The position will support senior members of the Implementation Team, with a secondary reporting line to the Co-heads of Platform Services and the Group COO. Support senior team members in managing client and manager relationships during onboarding and transition events.

Escalate issues/blockers, track dependencies, and coordinate sequencing to keep launches on schedule.
Cross Functional Organization
Work in partnership with internal teams and stakeholders to deliver projects and launch managers on a timely basis.
Liaise with Operations and Technology teams on static data, trade file specs, reconciliations and UAT readiness.
Coordinate with Portfolio Finance and Risk to ensure guidelines, counterparty selection and margin set-ups are delivered on time.
-Pipeline and Reporting
Maintain the internal proprietary pipeline tool as the single source of truth for all onboarding and transition projects.
Produce weekly internal pipeline reports for leadership and client-facing pipeline updates.
Track and report key performance indicators and various qualitative factors and trends to support continuous knowledge gathering and continuous improvement.
Contribute to the ongoing development of standardized templates, playbooks and checklists.
What You Will Bring:
BA/BS in business, finance, management, organizational behavior or related discipline
4-6 years of experience in onboarding/transition management, hedge fund due diligence and project management.
Project Management skills (or credential) with ability to coordinate across multiple verticals and manage complex timelines.
Familiarity with various hedge fund structures and multi-asset class products (equities, fixed income, OTC derivatives, swaps, futures, FX).
Experience coordinating across counterparties, fund administrators, risk/treasure/operations/ODD
Excellent written and verbal communication skills with clients and internal stakeholders
Strong Excel/PowerPoint/Project Management skills with ability to build, deploy and manage trackers, dashboards and reports.

Required Skills, Knowledge & Abilities:
A minimum of 3-5 years of relevant experience in finance, corporate development, consumer lending, or distributed energy
Minimum bachelor's degree
Expert with MS Office (especially Excel and PowerPoint; VBA is a plus)
Working proficiency with SQL; Python is a plus
Excellent written and oral communication skills
Superb attention to detail and work ethic

How You'll Spend Your Time:
Leading the engagement team staff on the planning and execution of an audit, review or compilation engagement to effectively and efficiently provide world-class client service
Overseeing the day-to-day operations of the audit engagement from staffing, planning, risk assessment, fieldwork, financial reporting and the conclusion
Providing supervision and support to the engagement staff and promote open communication to the engagement manager and partner
Collaborating with managers and partners on client issue resolution and make recommendations for any legal, regulatory and accounting issues that arise during an audit engagement
Reviewing all schedule and non-scheduled general ledger accounts for accurate entries
Managing multiple engagements concurrently with various teams to efficiently meet client deadlines

How you'll spend your time:
* Preparing valuation analyses for tax, financial reporting, and advisory purposes (enterprise values, stock options, warrants, convertible debt, equity allocations across complex capital structures, and other complex securities/derivatives) primarily in Excel

* Assisting in writing and preparing of reports, letters, and other client deliverables

* Performing macroeconomic and industry research
* Reviewing various agreements, documents, research papers, and market research with the intent of capturing salient points to be used for modeling purposes and clearly communicate the key drivers to others

Candidates must have a minimum of 6+ years of commercial real estate experience, including:
Representing sophisticated commercial real estate developers, financial institutions and landlords/tenants in connection with all aspects of residential, self-storage, warehouse, commercial, office, gas station, mixed-use, industrial and office-condominium real estate transactions.
