The ProjectManager is responsible for providing support for various national and market single family rental home rehab (i.e. initial renovation) and turn (i.e. recurring “make ready”) programs, including ensuring the effectiveness and efficiency of those programs.
What You'll Do
Support day to day operations of the national rehab and turn programs
Responsible for the initial review of all rehab and turn budgets for accuracy and adherence to company standards including pricing and use of appropriate and prescribed materials
Assist with the management of delivery timelines and reporting for all aspects of the home turnover process
Maintain a positive working relationship with all contractors and/or contractor representatives
In collaboration with market leadership, award all rehab and turn job scopes and budgets to contractors and direct vendors
Support local market leadership with the ranking and evaluation of local contractors, direct vendors, superintendents and others involved in the rehab and turn processes
Utilize various task flow management tools, reporting and dashboards to provide operational reporting to management on regular basis
Foster a friendly open work environment to assist and support local markets in a way that still drives company initiatives
Assist in documenting program guidelines, training materials and other tools to aid in the management, oversight and success of the rehab and turn process
Who We're Looking For
2 Year Associate Degree Preferred
2+ years of relevant experience in residential construction, facility management, reviewing bids/estimates and change orders, and/or property management maintenance coordination
Experience reviewing and analyzing large data files, primarily in Microsoft Excel
Analytical and results oriented
Ability to work independently and exercise sound judgment
Ability to work well with others
Ability to work in fast-paced, self-directed entrepreneurial environment
Exceptional verbal and written communication skills

Salary RangeThe salary range for this position is: $39,750.00 - $68,900.00, plus individuals may be eligible for an annual discretionary bonus. SUMMARY:
The ProjectManager I assures quality workmanship and on-time delivery to the client for all projects assigned. Responsibility includes the efficient utilization of United Grid Solution resources to enhance the return on investment of these resources. The incumbent does not have the authority to hire or terminate employees. Generally, hiring, termination, and reprimanding of employees will be the responsibility of the Area Manager/Department Manager/Regional Vice President.
The incumbent's primary responsibility is to accomplish the assigned task within the parameters of quality and time frames which are acceptable to the client and the company.
The incumbent is fully responsible for the overall operation of a project/contract to include the safety and well-being of its employees, safeguarding company funds and property, and generally represents the company with respect to the client. The incumbent is expected to complete projects to the satisfaction of the client, consistent with cost, schedule and contractual requirements. They ensure that established company goals are realized while maintaining client relations that will enhance future business.
The incumbent must have the appropriate combination of education, experience, expertise, and competency to perform successfully according to the project's/contract's level of financial risk and complexity. Attainment of the ProjectManagement Professional certification from the ProjectManagement Institute is recommended.

Coordinate and direct project workflow for internal and external initiatives with all stakeholders.
Communicate project status to management and stakeholders.
Develop project specifications and implement practices which will achieve defined objectives to the satisfaction of stakeholders and management.
Maintain all confidence regarding highly sensitive and proprietary information.
Maintain expected levels of quality control
Meet all project schedules.
Utilize project resources efficiently.
Perform other duties as assigned by management.
