As a member of the community leadership team, this person must have business experience to direct and manage the overall administrative activities: reception and secretarial, recordkeeping, and human resources at the community level to assure that proper administrative procedures are maintained. The office manager interacts with residents and their sponsors in financial matters as well.
Responsibilities include but are not limited to:
· Plan and coordinate a therapeutic program which meets spiritual, social, emotional, physical, and intellectual needs of the resident
· Asses resident characteristics (i.e., stages, sex, ethnic background, prior lifestyles, cognitive and functional abilities) and, in conjunction with other departments, plans and organizes program content
· Monitor daily functioning of the neighborhood to ensure continuity of, and appropriate changes in the program
· Assist in developing, implementing, and conducting in service training and education of care to all staff regarding memory care programs/activities working alongside the Director of Nursing and Life Enrichment Director.
· Establish and maintain a sense of teamwork through effective communications, interaction, and team meetings. Develop and maintain cooperative relationships; inform and consult with staff regarding program and integrate with other services
· Participate in support groups at the direction of the Life Enrichment Director
· Assess the educational needs of staff regarding program and dementia-specific knowledge and works with the Life Enrichment Director to ensure appropriate education is provided
· Market the program through involvement in community organizations and participates in the local Alzheimer's and like associations
· Maintain accurate and timely documentation that complies with state regulations and community policy
· Work with management to develop and maintain written program objectives and procedures for implementation; method of evaluation
· Serve as a role model for staff regarding care of dementia resident
· In coordination with the nursing department and Director of Life Enrichment, perform a pre-admission assessment for each potential resident
· Assist with the resident's admission to ensure a smooth transition
· Assist with the adjustment of the resident and family to the community; contacts weekly for the first month post-admission
· Keep abreast of current research, new programs, and community resources which may benefit residents and families and makes referrals as appropriate to facilitate the resident's use of resources, and to promote the resident's increase level of social functioning
· Assist residents in the maintenance and adequate supply of personal clothing and other personal items
· Refer the resident/resident's sponsor internal and external services that are available to the Director of Life Enrichment
· Agree not to disclose assigned user ID code and password for accessing resident/facility information and promptly report suspected or known violations of such disclosure to the Executive Director
Preferred Skills and Qualifications:
·Must be an LPN
·Experience with Alzheimer's and other dementia individuals
· Two years of previous experience in programming: including but not limited to: POC (plan of care programs, scheduling staff, coordinating meeting with POAs and families, planning activities and working with dementia residents in an assisted living environment
· Background in nursing/ proving one on one care for seniors
· Flexible schedule, including availability to work evenings, weekends and holidays as needed

Exterior Rehabilitation of Fort Yellowstone Historic Housing
Project Solutions Inc. is seeking an experienced Construction Management Representative for an exciting opportunity at Yellowstone National Park, SD. We are always looking for hard working professionals to join our diverse workforce and gain experience on a large variety of projects. This project will address the deterioration of the Fort Yellowstone Upper Mammoth Historic Housing exteriors on 6 buildings (the base scope: Buildings 4, 5, 6, 7, 8 and 9). Work includes, but is not limited to, replacing roof systems including underlayment, flashing, drip edges, roof finishes (metal, wood shingle, tile), cornices, fascia, trim gutters, and downspouts. The project will repair and refinish windows; install new storm windows; repair or replace front and rear porches to include steps and railing; repair or rebuild chimneys including the installation of chimney caps and support brackets; repair of damaged siding and trim; removal of lead paint; repainting of exterior finishes; and associated civil site work. All work will comply with the Secretary of the Interior's Standards for the Treatment of Historic Properties.
Responsibilities and Duties:
Provide technical assistance and support to CO during construction.
Read, interpret and understand the construction contract plans and specifications
Arrange, attend and facilitate a variety of meetings, including weekly meetings at the project site.
Document issues encountered and problems experienced with the construction contractor.
Review contractor's baseline and progress schedules.
Draft project related correspondence for NPS to review and issuance
Understand and document inspections during and post construction as well as mock-up inspections
Inspect the work of the construction contractor for progress, workmanship, quality and conformance with contract documents, applicable building codes and safety standards.
Deliver reports, reviews, evaluations, design work, etc. to CO.
Review, analyze, and assist in preparing cost estimates
Review and process Construction Contractor's RFIs and assist in resolution, draft response, tracking, and follow up.
Required Education, Knowledge and Skills:
Education and professional qualifications related to construction, architecture, and engineering.
5+ years related Construction Management Experience.
Minimum of OSHA 30-hour construction safety training.
Knowledge and experience in historical preservation projects.
Knowledge in construction practices including applicable building codes, applicable safety regulations (must have a minimum of Occupational Safety and Health Administration (OSHA) 30 hour construction safety training), cost breakdown estimating and negotiating, and technical writing.
Knowledge of cost estimating with breakdown of labor, materials and equipment costs for proposed construction contract modifications.

Written and verbal communication, problem-solving, and conflict resolution skills

Maintain the environmental conditions of spaces to ensure the tenant and common space environments are acceptable for optimum use.

Participate in after hours on-call programs.
Assist outside contractors with major inspections.
Serve as a key contact between community leaders, operations managers, general managers, and tenants.
Apply current knowledge or devise creative solutions to proactively resolve issues.
Utilize any tools and/or processes implemented by the organization to assure adherence to quality standards.
Participate in capital improvements.
Administrative:
Maintain operating logs and record temperatures, pressures, and chemical level of heavy equipment such as chillers and boilers.
Complete reports and perform various administrative duties to positively support completion of activities and projects.
Maintain accurate levels of inventory related to the building's mechanical systems to ensure optimum levels of inventory are on hand and readily accessible when needed.
Purchase parts and supplies from vendors; review pricing for competitive rates for parts, services, and supplies.
Stock items when received.
Cleaning:
Clean up vacant areas.
Remove debris from the building and grounds.
Provide backup for Community Porter.
Emergency Situations:
Know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual and the safety manual to ensure that actions promote the safety and security of the employees, occupants, and structures, and correct actions are demonstrated in test situations and actual emergencies.
Promptly respond to all emergency situations, fire alarms, and natural catastrophes.
Study and know the site-specific emergency manual(s).
Assist tenant and emergency personnel in swift and careful evacuations when appropriate.
Other:
Communicates regularly with management, vendors, equipment repair, maintenance, and tenants for day-to-day operational issues.
Participate in continuous improvement/quality initiatives and identify improvements to, and/or develop new, products, services, or processes to result in the discovery of more efficient and effective methods and/or new offerings.
May assist with groundskeeping duties such as mowing, weed control, tree/shrub trimming, depending on the property and need.
May be responsible for snow removal such as shoveling snow and de-icing walkways, etc, depending on the property and need.
Assist and/or back up coworkers.
Equipment Issued
If expected to carry a mobile phone, eligible for a monthly reimbursement or Centerspace issued phone, according to company policy. May have access to a shared company vehicle. Eligible for mileage reimbursement, according to company policy, when no Centerspace owned vehicle is available.
Education & Experience
Required: 2+ years of previous maintenance experience.
Preferred: Trade school education.
Certifications and/or Licenses: Have or willing to attain EPA, CPO.

Position Summary

Maintenance:
* Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe.
* Perform minor and major HVAC maintenance, such as replacing motors and bearings.
* Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets.
* Paint and/or wallpaper assigned areas and perform minor repairs to applicable areas.
* Perform minor carpet repairs.
* Demonstrate proficiency and respond appropriately to the building automation and security (including card access if applicable), fire, life, and safety systems.
* Select and monitor service providers to ensure services delivered are the most effective and efficient for the property.
* Perform general building preventative maintenance to ensure equipment is safe and effective for use, and down time with equipment meets or exceeds established specifications.
* Service and monitor the HVAC equipment.
* Maintain the environmental conditions of spaces to ensure the tenant and common space environments are acceptable for optimum use.
* Perform preventative maintenance on:
* HVAC
* Electrical
* Plumbing
* Lighting
* Doors, locks, and hardware
* Wall treatments
* Provide assistance to the Community Leader to ensure that tenant improvements are accurate and address concerns with appropriate contact, such as construction or tenant.
* Monitor and maintain tools.
* Perform assigned duties as prescribed in safety manuals.
* Respond to test situations accurately.
* Maintain sufficient technical and industry contacts and knowledge.
* Participate in after hours on-call programs.
* Assist outside contractors with major inspections.
* Serve as a key contact between community leaders, operations managers, general managers, and tenants.

* Utilize any tools and/or processes implemented by the organization to assure adherence to quality standards.
* Participate in capital improvements.
Administrative:
* Maintain operating logs and record temperatures, pressures, and chemical level of heavy equipment such as chillers and boilers.
* Complete reports and perform various administrative duties to positively support completion of activities and projects.
* Maintain accurate levels of inventory related to the building's mechanical systems to ensure optimum levels of inventory are on hand and readily accessible when needed.
* Purchase parts and supplies from vendors; review pricing for competitive rates for parts, services, and supplies.
* Stock items when received.
Cleaning:
* Clean up vacant areas.
* Remove debris from the building and grounds.
* Provide backup for Community Porter.
Emergency Situations:
* Know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual and the safety manual to ensure that actions promote the safety and security of the employees, occupants, and structures, and correct actions are demonstrated in test situations and actual emergencies.
* Promptly respond to all emergency situations, fire alarms, and natural catastrophes.
* Study and know the site-specific emergency manual(s).
* Assist tenant and emergency personnel in swift and careful evacuations when appropriate.
Other:
* Communicates regularly with management, vendors, equipment repair, maintenance, and tenants for day-to-day operational issues.
* Participate in continuous improvement/quality initiatives and identify improvements to, and/or develop new, products, services, or processes to result in the discovery of more efficient and effective methods and/or new offerings.
* May assist with groundskeeping duties such as mowing, weed control, tree/shrub trimming, depending on the property and need.

* Assist and/or back up coworkers.
Equipment Issued

Education & Experience
* Required: 2+ years of previous maintenance experience.
* Preferred: Trade school education.
* Certifications and/or Licenses: Have or willing to attain EPA, CPO.

* Language Skills - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, MSDS sheets, and procedural manuals. Ability to communicate effectively with supervisor, tenants and vendors.
* Mathematical Skills - Ability to add, subtract, multiply and divide. Calculate figures and amounts such as proportions, percentages, area, ratios, circumference, and volume.
* Reasoning Ability - Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
* Computer Skills - To perform this job successfully, an individual must be able to efficiently use and navigate on the internet and use web based timekeeping software. Experience with work order systems beneficial.
