Job Description
Reporting to the Manager, Facilities and Maintenance, the primary purpose of the Maintenance Millwright is to ensure the facility and machinery are efficiently and proactively maintained to optimize production. RESPONSIBILITIES:
Perform building maintenance and repairs as needed
Troubleshoot and repair industrial equipment
Assist in "Error Proofing" equipment
Complete scheduled Preventative Maintenance tasks
Work with Electricians to quickly and efficiently solve problems
As part of the Maintenance Department maintain a safe and efficient workplace
Complete all work orders and preventive maintenance as required - CMMS systems
Adhere to all related paperwork and database entries for efficient process flow
Adhere to all safety procedures and PPE requirements including ability to fit test and wear a half mask respirator
Assist the Engineering Department in the research, trial/development, selection of new processes and equipment to improve the production process
Participate in continuous improvement activities
Maintain a clean and safe work environment
Comply with all Company Safety rules, local, State and Federal Rules and Regulations
Effectively communicate with production department daily for equipment condition and repair status
Other duties as assigned
TRAINING / QUALIFICATIONS:
Certification in at least one of the following areas: Millwright, toolmaker and machine tool builder
Five years' experience in Maintenance and/ or Machine building
Fabricating and Machining experience required
Hydraulic / Fluid Power experience required
Experience in building/ environmental systems an asset
Basic understanding of electrical systems
Industrial Oven/ HVAC experience an asset
Forklift/ Lift Truck certificate
Working at Heights Certificate
Overhead Crane Certificate
Competent with GMAW and SMAW

Job Description
Position Summary
Under the direction of the Fleet Supervisor, diagnose, maintains and repairs diesel, gasoline, and various other types of vehicles. This is skilled mechanical work for the City of St. George with an emphasis on Medium/Heavy Duty vehicles and equipment.
Essential Functions (Essential functions, as defined under the Americans with Disabilities Act, may include the following tasks, knowledge, skills, and other characteristics. The list of tasks is illustrative only and is not a comprehensive listing of all functions and tasks performed by positions in this class.)
1. Performs skilled mechanical work in diagnosis, repair, maintenance, and overhaul of a wide variety of both light and heavy construction equipment, including fire apparatus and police, water, power, sewer, and street maintenance equipment.
2. Repairs and services automobiles and light trucks, including major engine overhauls, adjustment of computer command controls, electronic ignitions, brakes, clutches, diesel engines, and transmissions.
3. Diagnoses drivetrain and exhaust after treatment components using sophisticated computer testing equipment. Performs adjustments or replaces defective parts as required.
4. Performs oxyacetylene and electronic welding as required. Fabricates specialized equipment. Lays out, cuts, and fits material for welding.
5. Performs state safety inspections.
6. Performs detailed repair notes on completed repairs for future repair order history, of parts and materials used for work orders.
7. Diagnoses equipment malfunctions to determine the most effective and economical means of repair. Makes decisions of what repairs will be made and completes all required work to achieve proper vehicle performance.
8. Performs preventive maintenance for all City equipment and vehicles such as lubrication, oil change, and minor repairs as needed.
9. Up-fits various vehicles (police, fire, utility) that require extensive electrical and computer software knowledge and procedures.
10. Reads, diagnoses, and comprehends diagnostic tools using OBDII technology, including programmable logic systems, and installs and repairs such systems.
11. Understands, diagnoses, and repairs multiplex data systems using laptop computer technology.
12. Performs other related duties as required.

Minimum Qualifications
Qualifications
Education: High school diploma or equivalent. Training in CAN/multiplexing data systems required. Recent experience in Automotive/Diesel CAN/Multiplexing systems and current Automotive/Diesel technology.
Experience: Minimum of four 4) years full time currently employed in the field or recent experience in Automotive/Diesel truck or Heavy equipment repair, electrical repair, and diagnosis of complex CAN/Multiplexing systems with current technology of passenger vehicles and light duty pickups. Thorough knowledge of Controller Area Network (CAN) system network communication. Experience and ability to wire and/or repair any components in a complete electrical system. Additionally, post high school education or vocational certificate/degree in Automotive/Diesel repair may be substituted for two (2) years of required experience on a year-for-year basis.
Licenses and/or Certifications:
* Within 90 days of hire obtain any four ASE certifications and maintain certifications. Eight (8) years of experience may be substituted for certifications with demonstrated ability to perform the essential functions of the position.
* Must possess a valid driver's license. A valid Utah Commercial Driver License must be obtained within six months of hire and be maintained throughout employment.
* State safety inspection certification for buses and heavy trucks must be obtained within 90 days of employment.
* Refrigerant recovery and recycling certification must be obtained within 90 days of employment.
Knowledge, Skills, and Abilities
Knowledge and expertise in performing highly specialized maintenance along with the ability to safely operate all City equipment, i.e., emergency vehicles, heavy equipment, etc.
Knowledge of:
* Machines and tools, including their designs, uses, repair, and maintenance.

The Grounds Technician is responsible for maintaining an aesthetically pleasing and functional outdoor space in the whole community including amenities. It is someone who has a passion for working outside, regardless of the weather and they pride themselves in their work. They are physically fit, which allows them to stand, walk or kneel for long periods. They may need to haul heavy bags, operate leaf blowers, and chain saws, which require a degree of strength. The grounds technician should also be able to work early hours in the morning (from 6:30AM) to allow them to complete tasks around events or adverse weather conditions.

Work Hours: M-F: 7:00-3:00 or 8:00-4:00, depending on time of the year and property. Saturdays may be required, depending on the property.

RESPONSIBILITIES:
Daily cleanup of trash and debris of grounds (including amenity areas, parking area, stairways, and dumpster areas)

Pay extra attention to the pool area by straightening up chairs, tables, umbrellas etc.

Sweeping of garages.
Ensure cleanliness of pathway to leasing office.
Ensure property appearance by painting, repairing surfaces, pressure washing, and assisting maintenance with other tasks when needed.
Conduct and report monthly light audits-replace lights as needed.
Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good condition and communicate concerns about the physical needs of the property to supervisor.
LANDSCAPING DUTIES:
Trim and edge all flowerbeds.
Plant and upkeep seasonal flowers, trees, and shrubs.
Weed and apply weed preventer.
Rake lawns/leaves seasonally.
Check and maintain all downspouts to buildings.
Repair minor sprinkler system issues and adhere extra care to dry spots in lawn.
Report larger sprinkler system issues promptly to supervisor.
SNOW REMOVAL:
Operate snow removal equipment to maintain snow/ice on all walkways, amenity areas, handicapped areas, behind parked cars and spread salt as needed.
Snow Removal begins at 6:30am during the week and 7:30am on weekends.
Make repairs on all snow equipment.
Maintain snow log activity and keep good documentation of all snow removal attempts.
COMMUNITY SECURITY AND PROCEDURE KNOWLEDGE:
Timely completion of timecard, forms, reports, work orders and training.
Adhere to key control policies.
Report incidents/accidents to the supervisor.
Secure and ensure cleanliness of storage rooms/shops/offices and garages to protect assets.
Report on broken items (fence, gutters, signs, light post, carports, amenity condition etc.) on the property.
Adhere to all company policies and procedures including OSHA and Fair Housing, Awareness of EMC procedures.

ESSENTIAL JOB FUNCTIONS:
Manage work assignment including flag time, cause and correction documentation, escalation to supervisors when repair time will exceed allotted time
Experience performing Pre-Delivery Inspections to prepare an RV for customer delivery
Knowledge of electrical and electrical diagnostics
Including: 120AC and 12DC
Inverters and converters
Basic knowledge of AC electrical system theory and testing
Inspect and complete battery maintenance
Perform engine and generator oil changes
Perform chassis lube
Basic woodworking, cabinetry and skills

Education: High school diploma or equivalent. Training in CAN/multiplexing data systems required. Recent experience in Automotive/Diesel CAN/Multiplexing systems and current Automotive/Diesel technology.
Experience: Minimum of eight (8) years full time currently employed in the field or recent experience in Automotive/Diesel truck or Heavy equipment repair, electrical repair, and diagnosis of complex computer systems with current technology of passenger vehicles and light duty pickups. Thorough knowledge of Controller Area Network (CAN) system network communication. Experience and ability to wire and/or repair any components in a complete electrical system. Additionally, post high school education/vocational certificate/degree in Automotive/Diesel repair may be substituted for two (2) years of required experience on a year-for-year basis.
Licenses and/or Certifications:
* Must possess ASE Master Certification and maintain certifications. Fifteen years of experience may be substituted for certifications with demonstrated ability to perform the essential functions of the position.
* Must possess a valid driver's license. A valid Utah Commercial Driver License must be obtained within 6 months of hire and be maintained throughout employment.
* State safety inspection certification for buses and heavy trucks must be obtained within 90 days of employment.

The Grounds Technician is responsible for maintaining an aesthetically pleasing and functional outdoor space in the whole community including amenities. It is someone who has a passion for working outside, regardless of the weather and they pride themselves in their work. They are physically fit, which allows them to stand, walk or kneel for long periods. They may need to haul heavy bags, operate leaf blowers, and chain saws, which require a degree of strength.
