The Automotive Technician plays a pivotal role within our automotive service team. As a vital member, you learn and develop foundational skills in diagnosing, repairing, and maintaining vehicles. **Responsibilities**
+ Change oil and perform other scheduled maintenance services.
+ Perform inspections of steering, suspension, and brake systems.

**Minimum Qualifications**

This position reports directly to the Fixed Operations Manager.
PURPOSE OF JOB:
This non-supervisory position is responsible for performing timely and effective technical repairs on assigned vehicles, documenting those repairs in computerized systems and other documentation, and for ensuring a superior customer experience. Responsible to ensure achievement of a variety of customer service metrics associated with repair orders with the goal of fixing it right the first time.
JOB DUTIES:
Mechanical Repairs & Communication
Receive, review, and respond to service repair orders (RO's) per company standards.
Discuss any special conditions or problems.
Perform the work outlined on the repair order with speed, thoroughness, and safety to assure the vehicle is correctly and fully serviced the first time.
Generally inspect the vehicle for additional service repair work that may be needed, look up time from flat rate manuals, obtain parts pricing as needed, and advise the Assistant Service Managers (ASM's) so that customers can be notified.
Properly, thoroughly, and accurately document the repairs made to correct the issues on the repair order.
Perform any additional repairs that are authorized.
Communicate to management, Assistant Service Managers, and other relevant staff on any additional time or assistance needed to complete repairs as soon as possible.
Test and adjust repaired systems to meet manufacturers' performance specifications.
Electrical diagnostic
Follow checklists to ensure all important parts are examined, including belts, hoses, steering systems, spark plugs, brake and fuel systems, wheel bearings, and other potentially troublesome areas.
Confer with customers to obtain descriptions of vehicle problems and to discuss the work to be performed, as well as future repair requirements.
Maintain cleanliness and safety of work area.
Repair or replace parts associated with the repair order, as appropriate.
Install and/or repair accessories, such as radios, heaters, mirrors, and windshield wipers.
Return and tag all warranty-failed parts to the Parts department, and all parts with core charges.
General
Ensure prompt and regular attendance.
Perform other appropriate duties as may be assigned by Management.
Travel as business needs may require.

Job Summary:
The maintenance position provides all maintenance services required at a property and is responsible for the overall appearance of the property and upkeep/maintenance on company owned property, including buildings and structures and grounds. Normal work days and hours are Monday through Friday, 8:00 Am to 5:00 PM. Employees in this position must be able to work On-Call hours to include evenings, nights, weekends and holidays in the case of emergency needs within the community.
Job Responsibilities:
Maintain property in a clean condition
Mow, weed eat and maintain the cleanliness of the grounds
Make/Ready and prepare vacant company owned homes for move ins
Make all repairs/replacements necessary for company owned homes to be occupied
Apply touch up paint as needed, make general repairs such as wall/sheetrock repairs, flooring (vinyl flooring, carpet), etc.
Repair/build decks for company owned homes
Repair/Install skirting
Clean out trash from community areas, vacant lots and vacant company owned homes
Respond to service requests from Community Manager
Snowplowing (if applicable)
Repair water leaks if possible or work with Area Maintenance Supervisor to arrange outside plumbing company
Minor electrical repairs
Minor Furnace repairs
Equipment Upkeep
Read Water Meters
Report any unsafe conditions or maintenance repairs/corrections to Community Manager or Area Maintenance Supervisor whichever is applicable.
Performs other duties as assigned or requested.
Safety:
Learn and ensure compliance with all company, local, state and federal safety rules.
Ensure that unsafe conditions are corrected in a timely manner.
Complete safety training as assigned by the company.
Additional Requirements:
Regular and dependable attendance is an imperative job function.
Successfully pass a background test
Driving is a requirement of the position; must have a valid driver s license and clean Motor Vehicle Record
Education and Experience:
High School graduate or equivalent
Previous maintenance experience desired

Working Conditions:
Employees in this position work both inside and outside in all types of weather, may walk on rough, uneven surfaces. May be exposed to extreme temperatures in the performance of duties.
Physical Requirements:

In this role, you will perform a combination of duties to construct, install, troubleshoot, repair, modify, and maintain plant equipment and facilities. Prior experience working in facility maintenance is essential.
Proven skills relating to electrical construction with the ability to read schematics, mechanical trades, forklift/conveyor repair experience is a plus.
