The Senior Estimator is a key contributor to Sevan's preconstruction and project teams. As a Senior Estimator, you are responsible for the overall project estimate while providing leadership, training, and mentoring other team members. You will works with clients, architects, engineers, subcontractors, and suppliers to plan cost factors for construction projects. The Senior Estimator analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties.
Essential Duties and Responsibilities:
Develop complete and accurate cost estimates-from conceptual through hard bid.
Prepare subcontractor bid packages, invitations to bid, and manage subcontractor outreach.
Perform detailed quantity take-offs and review trade partner quotes to ensure scope alignment.
Assess project risks, provide site assessments, and contribute to risk registers.
Partner with clients, architects, engineers, subcontractors, and suppliers.
Participate in bid strategies, pre-bid meetings, and project presentations.
Represent Sevan in the industry by building strong subcontractor and client relationships.
Utilize on-screen take-off and estimating software, applying CSI MasterFormat codes.
Provide conceptual pricing assumptions and identify cost trends to improve processes.
Ensure estimates align with Sevan's contractual requirements and standards.
Qualifications:
8-10+ years of commercial retail and restaurant estimating and/or project management experience
Strong knowledge of construction documents, specifications, and subcontractor scopes.
Proficiency with on-screen take-off (OST) and estimating software.
Detail-oriented mindset with the ability to manage multiple estimates simultaneously in an incredibly fast paced environment.
Collaborative leader with a passion for mentoring and building strong partnerships.

Work Conditions & Travel:

General Description
The Sr. Account Manager is responsible for providing oversight to teams of 2-4 Account Managers. Requirements
Bachelor's Degree in Business Administration, Engineering, or a Specialized Facilities Management degree preferred
Facilities Management Certifications a plus - CFM or FMP

The Opportunity:
Estimating Internship/Co-Op - Dallas, TX (on-site)
Full Time - 40 hours per week - Summer 2026
The Estimating Intern will support Sevan's Estimating and Bid Coordination teams in preparing project bids and budgets. This internship provides hands-on experience in reviewing project documents, performing quantity take-offs, and assisting with subcontractor outreach. Working under the guidance of experienced estimators and bid coordinators, the intern will gain exposure to full lifecycle of construction estimating practices, bidding platforms, and subcontractor relations while building the foundation for a future career in construction management or estimating.
At Sevan you will be part of a team that is dynamic and fast paced. Strong communication skills and a desire to be involved in all aspects of a project life cycle are a must. Problem solving skills, thinking outside the box and dealing with ambiguity are skills that we value. You will work alongside experienced individuals as well as the opportunity to operate independently.
Essential Responsibilities:
Assist with reviewing project documents to help define scope and support bid preparation.
Help prepare and distribute Invitations to Bid (ITBs) to subcontractors via bidding platforms such as Building Connected.
Support the team in drafting RFIs (Requests for Information) for clarification of project scope.
Participate in subcontractor outreach through email and phone calls to help solicit bids and confirm trade coverage.
Assist in maintaining subcontractor bid solicitation lists and updating bid tracking tools.

The Director of Preconstruction oversees all estimating and preconstruction operations for our commercial construction services division. This role leads, develops, and supports a high-performing team responsible for accurate cost estimating, preconstruction planning, and strategic pursuit support for quick-serve restaurant, retail, government and commercial projects across the U.S.
The Preconstruction Director will implement and maintain estimating standards, processes, and technology, ensuring accuracy, accountability, and collaboration between preconstruction, project management, and business development. The Director will also heavily contribute to the bid process and produce estimates and bid packages for Sevan's projects. Work Conditions & Travel:
The Director of Preconstruction will work a hybrid schedule in our Plano, TX (Dallas) office. Travel is required on an as needed basis, 20-40% of the time across the US.
Key Responsibilities:
Leadership & Management
Lead, train, and mentor the estimating team to deliver accurate, timely, and high-quality estimates and proposals.
Set clear performance expectations, manage workloads, and establish accountability for deliverables and deadlines.

Partner closely with operations leadership to align estimating practices with project delivery goals.
Preconstruction Oversight
Oversee the full estimating lifecycle-from conceptual budgets and schematic estimates to GMPs and hard bids.
Establish and enforce company-wide estimating procedures, templates, and cost databases.
Implement and manage estimating technology and software (ProEst, Bluebeam, Procore, etc.).
Audit all estimates to ensure completeness, accuracy, and proper documentation of assumptions.
Manage the estimating pipeline to ensure balanced workloads and timely delivery.
Project & Client Collaboration
Collaborate with clients, architects, engineers, and subcontractors to develop accurate pricing and identify value-engineering opportunities.
Lead preconstruction meetings, bid strategy sessions, and risk reviews.
Support business development and proposal teams in RFP/RFQ pursuits, including conceptual pricing and technical narratives.
Maintain strong relationships with subcontractors and suppliers to stay current on market pricing and escalation trends.
Estimating & Project Involvement
Serve as a working leader, actively contributing to estimating deliverables while overseeing team performance.
Produce detailed quantity take-offs, conceptual and hard-bid estimates, and pricing proposals for select projects.
Step in as lead estimator on complex or high-priority pursuits, ensuring accuracy and competitiveness.
Support team members with technical guidance, scope review, and cost validation on active bids.
Maintain close alignment with operations teams during project handoff to confirm scope, assumptions, and risk items.
Model best practices in estimating methodology, documentation, and communication to set the standard for the department.
Qualifications:
15+ years of progressive commercial construction experience, with at least 10 years in estimating/preconstruction.
Proven experience leading preconstruction/estimating for quick-serve restaurants, retail, or commercial projects (tenant improvement and ground-up).
Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related field.
Strong understanding of commercial construction means and methods, cost structures, and market dynamics.
Proficiency in ProEst, Procore, Bluebeam, OST, and Microsoft Office Suite; familiarity with Revit, Smartsheet, and related software a plus.
Experience with federal and state government, DoD RFPs, RFIs, RFQs, and related solicitation documents.
Exceptional communication, organizational, and leadership skills.
Demonstrated ability to manage multiple projects, priorities, and personalities under pressure.

The Project Engineer, Construction Services is part of Sevan's general contracting team and support Project Managers and field staff in planning, coordinating, and executing government construction projects from pre-construction through closeout. This role is critical in ensuring the project is delivered on time, within budget, and in compliance with all safety and quality standards. Essential Duties and Responsibilities:
Project Planning & Coordination
* Assist the Project Manager in developing and maintaining detailed project schedules using tools such as Microsoft Project or Primavera P6.
* Coordinate pre-construction activities including permitting, utility coordination, and preliminary submittals.
* Participate in project planning meetings with clients, architects, consultants, and subcontractors.
* Track project milestones and critical path items to ensure timely completion of all phases.
Document Control & Communication
* Maintain and manage project documentation including RFIs (Requests for Information), submittals, transmittals, meeting minutes, drawing logs, and specifications.
* Distribute and track construction drawings and revisions ensuring the field team has the latest documents.
* Draft, issue, and track RFIs to clarify design details and resolve conflicts.
* Log, review, and follow up on submittals to ensure timely approval and material procurement.
Subcontractor & Vendor Coordination
* Assist in the solicitation, evaluation, and selection of subcontractors and suppliers.
* Coordinate subcontractor schedules and activities to ensure alignment with project timelines.
* Track delivery and installation of long-lead items and specialty equipment.
* Monitor subcontractor compliance with contract scope, safety procedures, and quality standards.
Cost Management
* Support the preparation of budgets, cost forecasts, and change orders.
* Track quantities, labor, materials, and equipment costs.
* Assist with change management including preparing pricing requests and negotiating with subcontractors and clients.
* Help process and track subcontractor and supplier invoices and pay applications.
Quality Control & Safety
* Conduct site inspections to verify work is installed per plans, specifications, and code requirements.
* Document and track deficiencies, punch list items, and corrective actions.
* Support the implementation of the project-specific Quality Assurance/Quality Control (QA/QC) plan.
* Ensure safety policies are followed by maintaining up-to-date logs and coordinating with the safety team.
Client & Stakeholder Relations
* Maintain professional relationships with clients, architects, consultants, and inspectors.
* Attend owner/architect/contractor (OAC) meetings and contribute to project updates.
* Communicate progress updates, project risks, and concerns effectively to project stakeholders.
Project Closeout
* Assist in the preparation of final documentation including as-builts, warranties, and operation & maintenance (O&M) manuals.
* Coordinate final inspections, punch list completion, and project turnover activities.
* Ensure all deliverables are submitted and accepted before project closeout.
Qualifications:
* Bachelors degree in construction management, construction science, or relative program.
* 2+ years related experience and/or training; or equivalent combination of education and experience.
* Familiarity with construction documents, processes, and project lifecycle.
* Proficient in Microsoft Office Suite and email; and must have the capability of becoming proficient with various Programs and Applications related to the work such as Smart Sheet, Procore, Building Connected, and other project management software.

Pay & Benefits:
The anticipated compensation range for the position is $130,000 to $160,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Summary: The Project Executive, General Contracting Services, leads large-scale construction projects and oversees project teams within our general contracting division, responsible for overseeing large-scale construction projects with a strong emphasis on government and public sector work. Essential Duties and Responsibilities:
Strategic Project Leadership
