As a Senior Estimator, you are responsible for the overall project estimate while providing leadership, training, and mentoring other team members. The Senior Estimator analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties. Essential Duties and Responsibilities: Develop complete and accurate cost estimates from conceptual through hard bid. Prepare subcontractor bid packages, invitations to bid, and manage subcontractor outreach. Perform detailed quantity take-offs and review trade partner quotes to ensure scope alignment. Assess project risks, provide site assessments, and contribute to risk registers. Partner with clients, architects, engineers, subcontractors, and suppliers. Participate in bid strategies, pre-bid meetings, and project presentations. Represent Sevan in the industry by building strong subcontractor and client relationships. Utilize on-screen take-off and estimating software, applying CSI MasterFormat codes. Provide conceptual pricing assumptions and identify cost trends to improve processes. Ensure estimates align with Sevan s contractual requirements and standards. Qualifications: 8-10+ years of commercial retail and restaurant estimating and/or project management experience Strong knowledge of construction documents, specifications, and subcontractor scopes. Proficiency with on-screen take-off (OST) and estimating software. Detail-oriented mindset with the ability to manage multiple estimates simultaneously in an incredibly fast paced environment. Quality Control & Safety * Conduct site inspections to verify work is installed per plans, specifications, and code requirements. * Document and track deficiencies, punch list items, and corrective actions. * Support the implementation of the project-specific Quality Assurance/Quality Control (QA/QC) plan. * Ensure safety policies are followed by maintaining up-to-date logs and coordinating with the safety team. Preconstruction & Planning * Lead budgeting, scheduling, risk analysis, and constructability reviews with a focus on federal acquisition and compliance standards. * Oversee design team collaboration, value engineering, and early procurement strategies. * Support contract negotiation, scope definition, and subcontractor prequalification with an emphasis on government requirements. Team Management & Mentorship * Mentor and develop staff, fostering expertise in both commercial and government contracting. * Conduct regular project team meetings to ensure coordination, accountability, and alignment with objectives. * Evaluate staff performance and provide feedback in collaboration with department leadership. Budget & Financial Oversight * Develop and maintain project budgets, forecasts, and financial reporting. * Monitor cash flow, cost control, and profit margins throughout the project. * Review and approve change orders, invoices, and pay applications. Schedule Management * Oversee development of master project schedules using tools such as Primavera or MS Project. * Ensure adherence to scheduled milestones, proactively identifying risks and implementing corrective actions. * Coordinate critical path activities to ensure timely project delivery. Contract & Subcontractor Oversight * Negotiate, issue, and manage owner and subcontractor agreements, including government contracts. * Ensure subcontractor compliance with contract scope, schedule, safety, and federal contracting standards. * Resolve disputes and ensure strong working relationships are maintained. Quality & Safety Assurance * Enforce company safety protocols and ensure compliance with OSHA and local safety regulations. * Oversee implementation of QA/QC plans and conduct periodic site inspections. * Promote a culture of safety and continuous improvement on all projects. Client Relationship Management * Build and maintain strong relationships with government clients, ensuring satisfaction and repeat business. * Provide regular project status updates, reports, and executive summaries to stakeholders. * Manage client expectations and lead project debriefs and closeout meetings. Project Closeout * Ensure timely and organized project closeout including punch list completion, commissioning, and turnover documentation. * Oversee submission of final O&M manuals, warranties, and as-built drawings. Qualifications: * Bachelors degree in a construction-related field or 1015 years of progressive construction experience with a general contractor. * Proven success delivering large-scale commercial, healthcare, education, or multi-family projects with a general contractor. * Deep understanding of construction means and methods, cost control, scheduling, and safety. * Proficiency in construction software (e.g., Procore, Bluebeam, MS Project, Primavera). * OSHA 30, or ability to acquire, is required * State/local General Contractors license is preferred. * PMP and CQMC preferred. * LEED Accreditation or experience with sustainable building practices is preferred * Excellent leadership, negotiation, and communication skills. Pay & Benefits: The anticipated compensation range for the position is $130,000 to $160,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience.
