Reports to: Property Manager None Revised: 1/2025 SUMMARY: The Leasing Consultant is the Residential's sales representative whose primary duties are to greet clients, to present professionally the features and benefits of their assigned property and properly secure lease agreements from qualified persons. As a key employee liaison between all guests of the community and the ownership, Leasing Consultant personnel must have leasing experienced in the multi-family industry, must be familiar with using computer software to perform various tasks, must have a proven track record in sales and leasing properties, excellent interpersonal skills and strong communication. ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. * Greet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service. * Ensure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in "model" condition. * Show units to prospects and follow up on daily traffic. * Prepare all lease documents. * Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements. * Conduct all business in accordance with RKW's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. * Update availability report, process applications for approvals. (i.e., credit check, background check, and rental history, etc.) * Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status. * Ensure apartment is ready for resident to move-in on agreed date. * Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs. * Maintain thorough product knowledge of the property, sister properties and competitors. * Secure new resident (s) signature(s) on appropriate paperwork prior to move-in. Orient new residents to community. * Ensure apartment is ready for resident to move-in on agreed date. * Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs. * Assist with the renewal program, including sending renewal letters, preparing renewals, etc. * Open the leasing office daily, including ensuring cleanliness of the office, preparing refreshments for the potential guests, taking phones off overnight service, checking and responding to voicemail. * Utilize proper phone etiquette for all incoming and outgoing phone calls made to residents. All calls should be clear and in a professional manner. * Report any violations of the rules and regulations that are noticed at any time. * Observe precautions required to protect residents, guests and property, and report damage, theft, and found articles to supervisors. * Be familiar with the fire alarm system operations and report all incidents to management. * Call police or fire departments in cases of emergency, such as fire or presence of unauthorized persons. * Close out work orders daily, weekly, monthly and follow up with residents to make sure everything has been completed. * Coordinate with office administrative staff to maintain and update all resident information in computer database. * Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads. * Post and update social media advertisements and ensure maximum property visibility. * Assist with property and resident events. JOB REQUIREMENTS * High School Diploma with two years of leasing experience. * Employee must be able to communicate in English * Position requires excellent leasing and closing skills, and the person must have computer skills and be organized. * Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software. * Ability to understand and explain lease documents. * Ability to sell the property's products and services to prospects. * Ability to work a flexible schedule, including evenings and weekends. * Comply with expectations as demonstrated in the employee handbook. Ferry Mate - Regular Full Time GENERAL STATEMENT OF JOB Under general supervision, performs tasks associated with safely transporting passengers to and from the Island via Ferry according to published schedules and approved Customer Service standards. Reports to the Ferry Master in command. ILLUSTRATIVE EXAMPLES OF WORK NOTE: The illustrative examples of work listed below are not an exhaustive list of duties and responsibilities performed by the position. The examples are intended to represent the level and type of work performed. This list is not to be considered or represent an employment contract. Essential Functions: Prepares vessel before operation by checking fuel and fluid levels; starts engine and records any problems. Politely and cheerfully greets and boards passengers on ferry. Assists passengers by checking on them while in transit to ensure their safety and comfort. Stands watch as directed by the captain while the ferry is underway. Responds to situations or passenger needs as they arise. Secures boat at dock with at least two mooring lines; aligns passenger ramp with vessel and safely chains and secures the ramp to ensure safest loading/unloading of passengers. Stands by the ramp/ferry transition point to assist passengers and preclude accidents. Performs basic janitorial functions on the ferry, i.e. pumps out heads, cleans heads and passenger cabin, washes windows, polishes brass, and empties trash cans. Prepares trip reports, fuel, maintenance, and time logs for each shift under the direction of the captain. Upon completion of shift, assists Ferry Master by properly transitioning the ferry to the Ferry Master and crew on the following shift. After operation, assists the Ferry Master by securing the ferry to the dock, performing all after operations maintenance checks, cleaning the ferry and shutting down systems. Regularly participates in drills and exercises to meet USCG requirements for Man Overboard, Fire, Abandon Ship, Dewatering, Loss of Steering, Loss of Propulsion, Anchoring, and Security. Work schedule includes days, evenings, weekends and holidays, outdoors in all weather conditions Additional Functions: Operates vessel under Ferry Master's direction and authorization, as needed. From time to time, appropriately certified candidates with exemplary performance may be asked to perform the duties of a Relief Ferry Master. See certifications and credentials necessary as on file. Performs other related work as required. MINIMUM EDUCATION, TRAINING AND EXPERIENCE Graduation from high school or equivalent, one year of experience in a position dealing directly with the public and some general knowledge of marine/boating industry; or an equivalent combination of training and experience to provide the required skills, knowledge and abilities. SPECIAL REQUIREMENT (S) Satisfy drug testing requirements as mandated by Coast Guard regulations. First Aid and CPR training is required. Must provide a workable point of contact at all times before, during, and after the workday. Possession of a valid North Carolina driver's license. Requires the ability to exert up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
