The incumbent will be responsible for developing strong relationships, generating, and maintaining sales revenue from existing distributors within the assigned territory which includes the GA and FL regions. This position will require living within the territory. The Team You Will Join: Every successful project starts with a solid foundation. As such, Lifestyle Communities' (LC) Construction team operates at the forefront of our commitment to creating participation-driven communities. You'll join a talented team responsible for urban and suburban product types and quality offerings, including commercial, social, and residential spaces. Who You Are: As the Project Executive, you will be responsible for oversight of multiple projects across our Construction portfolio with a $2B+ projected development pipeline. You will command several aspects of the construction development process to build assigned suburban and multifamily projects in accordance with approved plans, budgets, and schedules for Lifestyle Communities. Ability to analyze performance indicators, financial statements, and industry reports while possessing strong financial acumen. 3. Successful management of General Contractor Licenses and the ability to procure and maintain licenses in the states which the company performs work including SC, NC, TN, OH, TX, CO, FL. 4. Proven track record of leading successful multifamily construction projects from conception to finish in current states in which the company operates including TN, SC, NC, TX, CO, FL. 5. Understanding and capability to evaluate ways to cut costs while improving programs, performance, and policies. 6. Who You Are: * Provides potential residents with information about the community, model home choices, and the resident living experience. * Brings sales-focused energy to the leasing environment to effectively close sale of available units, positively impact revenue generation at the site. * Takes prospective residents on luxury apartment home tours. * Assists with new lease applications and related processes and coordinates the renewal lease process for current residents. * Follows up on resident questions and concerns and supports and assists all customer service efforts at the community. * Support the aesthetics of the community by maintaining tour paths, and assisting with the upkeep of grounds and site cleanliness. Job responsibilities include but are not limited to: Attend field reviews/meetings to provide comments to plans, site visits prior to ROW field reviews. Attend public meetings, check titles (prepare title check letters), assist agents/property owners with plan reading for offers and closings, plan change requests (submit and track progress for plan accuracy). Review and provide comments for LPA projects as it relates to the row plans, attend PGIs, assist State Attorney General's office with condemned tracts, testify in court on condemnation tracts when necessary, review legal descriptions and prepare ROW exhibits. Minimum Qualifications: Professional Engineer licensed in Tennessee, or ability to obtain Experience developing plans for purpose of acquiring ROW for a DOT, and for TDOT preferred BSCE degree or equivalent Experience coordinating with drainage, ROW, utilities, and environmental preferred Experience producing ROW plans preferred Reading and interpreting roadway and ROW plans preferred Experience with QAQC of roadway and ROW plans preferred Technical requirements: Requires good oral and written communication skills and presentation skills. Must be able to write clearly and prepare reports & correspondence. Microsoft office, GIS Mapping, read roadway construction plans, deeds, plats Other miscellaneous qualities: Good driving record.
