This position supports a residential real estate portfolio of two buildings in the Twin Cities market: Frost English Village (50 units) - Maplewood, MN Straus Lofts (49 units) - St. Paul, MN Schedule & Hours: The schedule for this role will be Monday - Friday; 8 AM - 4:30 PM! Some evening and weekend on-call rotations are required. As a Maintenance Technician, you will be responsible for performing highly diversified duties to install, troubleshoot, repair and maintain the assigned real estate portfolio. Special attention to safety, predictive and preventative maintenance and processes to support the achievement of the site's business goals and objectives is critical to overall success. ESSENTIAL FUNCTIONS Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping. Responds to open work orders and resolves resident/tenant requests within 24 hours. Prepares and turns vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner. Assists in scheduling and completing preventive maintenance for buildings and building equipment. Completes hands-on work of all building repairs, preventative maintenance, and general upkeep of the facility with special attention to more involved operations or projects. Diagnoses problems, replaces or repairs parts, tests and makes adjustments. Uses a variety of hand and power tools, electric meters and material handling equipment in performing duties. Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed . Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required. Assists in maintaining sufficient maintenance supply stock. Assists in contracting all outside vendors and taking bids for special projects or extensive maintenance. Obtains approvals for expenditures and maintains budgets. Maintains exterior grounds and interior common areas in quality, presentable condition. Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations. Keeps management informed at all times in the areas of: property conditions, resident/tenant complaints, and suggestions for improvement of property performance. Reviews turnover schedule regularly with management team. Reports resident/tenant lease and policy violations to management. Other tasks & duties as assigned based on business need; evening and weekend on-call rotations required. Works designated schedule and adhered to Sherman Associates attendance policy. Follows grooming and appearance standards, general work rules, and all policies/procedures. Maintains a clean and safe work environment and follows all safety and emergency procedures. Attends all required meetings and training sessions, including travel to corporate headquarters. MINIMUM REQUIREMENTS High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience 1-4 years of experience in maintenance or related carpentry/construction. Ideally in residential or commercial real estate. Special boilers license or willingness to obtain one, if applicable. Certified Pool Operator (CPO) or willingness to obtain one, if applicable. Must provide own hand tools. Current and valid driver's license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record. Willingness and ability to run errands to hardware store for maintenance supplies, cleaning supplies, or other items. Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions. Must live within 30 minutes of property to meet on-call standards and expectations. As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record. WORK ENVIRONMENT While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. Job Summary Apply maintenance skills and customer service skills to ensure overall maintenance of the property to ensure that all physical as- pects of the property meet all applicable laws as well as the company's established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Work may be per- formed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity. Primary Responsibilities Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion. Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist. Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance. Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction. Prepare for inspections. Schedule outside contractors for projects, if necessary. Be available for quick response per company policy if on-call duties are required. Attend staff meetings as required or requested. Other responsibilities as assigned by Maintenance Supervisor, Maintenance Manager or Property Manager. Essential Skills and Abilities Administrative Skills - ability to understand the Company's policies and procedures, track materials used for inventory purpos- es, sign-in/sign-out unit keys. Analytical Skills - ability to draw conclusions and examine alternatives when approaching a maintenance request, ability to read blue prints, if required, ability to consider alternative methods/materials, if the necessary are unavailable. Communication/Language Skills - ability to read and comprehend warning labels and service requests, ability to effectively communicate with residents and other property staff. Coordinating Skills - ability to prioritize numerous tasks and the importance of service requests. Creative Skills - ability to find the most efficient way to complete a task, continuously look for ways to retain residents and improve the property. Computer Skills - Outlook. Leadership Skills - ability to show confidence in work, motivate others and represent the property at resident functions. Manual Skills - cleaning, snow removal, grounds keeping. Maintenance Skills - plumbing, electric, heating/cooling, carpentry, appliance repair, painting, drywall Appliance Repair - Troubleshooting and repair of parts, clean lint screen in washer/dryer, pumps and transmission, water heater troubleshooting, repair and replacement. Carpentry - Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, closets, hinges, drywall repair and replacement, window repair and replacement, shelving installation. Electrical - Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation. Grounds keeping - Maintain landscaping and snow removal equipment, snow removal and salting of walks, operate blower, operate and maintain lawn equipment. This role will service our large affordable apartment complex in Brooklyn Park, MN, Autumn Ridge (366 units)! Schedule & Hours: The regular schedule for this role will be Monday - Friday; 8 AM - 4:30 PM. Some evening and weekend on-call rotations are required. Ask about our on-call incentive program! ESSENTIAL FUNCTIONS Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping. Responds to open work orders and resolves resident/tenant requests within 24 hours. Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner. Assists in scheduling and completing preventive maintenance for buildings and building equipment. Completes hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects. Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition. Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required. Diagnoses problems, replaces or repairs parts, tests and makes adjustments. Uses a variety of hand and power tools, electric meters and material handling equipment in performing duties. Assists in maintaining sufficient maintenance supply stock. Assists in contracting all outside vendors and taking bids for special projects or extensive maintenance. Obtains approvals for expenditures and maintains budgets. Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following: Picks up trash and keep common areas neat. Sweeps walks and curbs. Waters lawn, trees, shrubs, and flowerbeds. Shovels walks, sand or salt icy areas. Performs year-round grounds maintenance, including snow and ice removal High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience. 1-4 years of experience in maintenance or related carpentry/construction. Ideally in residential or commercial real estate. Special boilers license or willingness to obtain one, if applicable. Certified Pool Operator (CPO) or willingness to obtain one, if applicable Must provide own hand tools. Willingness and ability to run errands to hardware store for maintenance supplies, cleaning supplies, or other items. Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
