Work Location
This position supports Ascent, 255 units of market-rate/luxury housing located in Westminster, CO.
Parking is free for all onsite property staff members.
Schedule & Hours:
The schedule for this role will be Monday - Friday from 9 am - 6 pm
ESSENTIAL FUNCTIONS
Makes appointments, shows apartments, screens applicants, and verifies applications for completion.
Shops comparable projects in the marketplace monthly.
Provide excellent customer service with a focus on tenant retention.
Meets all designated deadlines.
Manages property in accordance with budget limitations.
Keeps Property Manager informed at all times in the areas of property conditions, tenant complaints, suggestions for improvement of property performance.
Informs management of common areas in need of cleaning and repair.
Works on the last day and first day of each month until responsibilities completed; some overtime may be required.
Prepares all resident files to include all preparatory paperwork.
Prepares all move-out material for Property Manager.
Ensures compliance with state, federal and local housing laws.
Complies with all Sherman Associates, agency and city compliance requirements.
Stays abreast of any changes in fair housing and affordable housing compliance requirements.
Enters marketing information, installs resident, enters vacate notices, prints reports on RealPage and Lead2Lease programs.
Assists with subsidy administration in accordance with HUD rules and regulations.
Implements comprehensive marketing strategy to meet predetermined vacancy standards.
Show and Leases apartments; implements and maintains effective advertising and marketing plan.
Plans and coordinates model apartments.
Responds promptly and responsibly to resident requests.
Plans and coordinates resident activities.
Holds regular Crime Watch meetings.
Prepares monthly newsletter for entire complex.
Develops and maintains effective, professional relationship with residents, the community, and owners.
Maintains customer service and excellent relations with residents, resident cooperatives, commercial tenants outside agencies and organizations.
Meets Company benchmarks for occupancy, rent collections and timely compliance paperwork.
Sends notices and makes phone calls for any late rent.
Assists Property Manager in making purchases in accordance with budget specifications and guidelines.
Tracks budget variances and brings those variances to the attention of the Property Manager.
Reviews and codes all invoices for payment.
Collects rent payments and makes bank deposits on a daily basis.
Prints monthly reports concerning lease expiration dates and calculates rent increases.
Other tasks & duties as assigned based on business need.
MINIMUM REQUIREMENTS
Education & Experience
1-3 years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience
Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting etc.) strongly preferred.
Understanding of Affordable Housing Programs (HUD / MFHA Programs) strongly preferred.
Required Skills & Abilities
As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record.

Office hours may vary due to the specific needs of the portfolio.
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.
PHYSICAL REQUIREMENTS
Must be able to stand at a desk for up to 8-hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.
Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.

3. Obtains settlement authority from postal attorneys to negotiate settlements with claimants or legal representatives to reach settlements in amounts that are often greater than $100,000. Similarly negotiates resolutions of the amount of Medicare or other liens attached to tort claim recoveries and the amount of insurance coverage available to the Postal Service.
4. Manages a large (200+ a year) tort claim caseload; processing claims within statutory deadlines and according to individual performance goals. Handles larger collection matters for damages caused to Postal property and vehicles forwarded to the National Tort Center by Operations or Finance.
5. Writing or drafting correspondence with Postal District Managers, claimants and their attorneys; comprehensive claim summaries for postal attorneys; medical chronologies based on the review and interpretation of complex medical records, reports, diagnostics and medical billings; interrogatory and request for production responses; Freedom of Information Act responses; demand letters; settlement agreements; and other work product as required.
6. Prepares and certifies Postal discovery responses and various pleadings in connection with tort litigation, and provide other assistance as requested by Postal attorneys and the Chief Counsel.
7. Provides advice to Tort Claim Coordinators (TCCs) and other local postal officials with regard to the FTCA, tort liability issues under state laws, the value of lesser claims handled directly by the TCCs, and other related matters.
8. Responds to requests for information and/or subpoenas pursuant to the Freedom of Information Act (FOIA) and/or Touhy regulations ensuring compliance with applicable deadlines, statutory exemptions and reporting requirements.
REQUIREMENTS
1. Ability to conduct legal research utilizing standard legal research materials, including statutory and regulatory materials, policy handbooks and manuals, and legal research databases such as LEXIS and Westlaw.

This may include cleaning of driveways, parking lots, curbs and dumpster areas, maintaining flowerbeds, plants and grass areas as well as snow removal and pool cleaning. Primary Responsibilities
Cleaning all common areas of the property, which may include the leasing office, model suites, vacant suites, laundry rooms, fitness room, community room, business center, guest suite, party room, restroom, stairwell, storage area, boiler room, maintenance shop and elevators.
Trash pick-up in all common areas and maintenance of the compactor area.
Check supplies and replace, as needed, in all restrooms.
Check light bulbs around the property and replace, as needed (i.e., exit signs).
Reset breakers, replace fuses.
Replace smoke detectors and batteries, as needed.
Change air filters, clean coils, clean out drain pans and condensate drain lines, as needed.
Use a plunger or auger to open blocked drains.
Vacuum and shampoo carpeting, as needed.
Paint suites, as needed.
Strip and wax floors, as needed.
Wash windows, as needed.
Clean and maintain pool, if applicable, including testing, operating filters and backwashing.
Operate lawn mower, snow blower, shovel snow and spread salt, as needed.
Landscaping, as needed (i.e., planting, weeding, watering, etc.).
Deliver letters, flyers, newsletters, etc., to residents.
Be available for quick response per company policy if on-call duties are required.
