The Housekeeper provides the “first impression” of every future resident that walks into the interior of the property, therefore, this job is of the utmost importance to the property. Based on the Schedule of daily, tri-weekly, or bi-weekly, the Housekeeper maintains the interior of the following areas of the property: Office Clubhouse Models Laundry Rooms Other Common Areas Vacant units 3. Life safety. Perform all work under safety procedures of the maintenance manual (i.e., protective gear such as gloves, shoes, eye shields, etc.). 4. Responsible for the cleanliness of all vacant units and receives priority of work to perform from the Community Manager or Service Manager. 5. Responsible for all cleaning aspects of preparing the vacant unit including appliances, bathrooms, glass, etc. The unit is to be “sparkling clean” and ready for move-in when the Housekeeper is finished. Steam cleaning should be the only work remaining. 6. Tidies “ready” vacant units that have been ready for more than one week to dust, vacuum, and freshen up. 7. Responsible for the care and timely maintenance of all equipment entrusted to his/her care. 8. I've written every word here personally not only because I think this is a massive opportunity to build an industry-defining product, but because this is a really important & impactful role for us. We're looking for Founding Designer #1 for this next s-curve of Titan. What do I mean? Well, the app you see today is actually nothing like what it will be. The bones are fine, but it's a C+ when it comes to simplicity, beauty, & function. Great news: what we're building now is nothing short of remarkable. We're going thru the textbook journey of muscling your way up that first s-curve of success...then coming over that initial hill and finally "seeing the light." You get to benefit from years of learning (we'll give you the full download). Me, Clay (Co-CEO), Dave (CTO) are jamming with the team cleaning up & building, preparing for an epic launch this Fall. We're presently using freelance designers because we're keeping the bar insanely high on who we add full-time to the team - we can't compromise on this role. But I know as I write this, into the great abyss of the Internet, it will reach the right person and we'll welcome them clapping to the team and be off to the races. Read on if that could be you. More On Us What Robinhood did to Brokerage ("do wealth yourself"), no one has yet done to Advisory ("do wealth for me"). This means consumers, who don't have the confidence to trade stocks themselves, end up not investing at all, because they can't afford the minimums that legacy Advisors charge to manage their wealth. It's screamingly obvious that someone will build a massive, iconic consumer company in Advisory the same way Robinhood built one in Brokerage. Advisory & Brokerage are the two twins of wealth. Only one has a modern solution. Wealthfront & Betterment took a stab in their mission, but ended up being Robinhoods in different clothes. The opportunity remains. If you asked me "what's Titan's mission," it's to put private wealth in every pocket. I personally cannot think of a more impactful consumer finance product to be built over the next decade, especially with the advent of AI. Titan's First S-Curve We had a lot of success in our first s-curve. We power $1B of assets and serve 10's of thousands of people. We launched firsts: the first venture fund for everyone with Cathie Wood; the first institutional cash product for everyone; the first "not a hedge fund" for everyone. Sam Altman led our Seed; General Catalyst our A; a16z our B; and we haven't publicized further rounds from there (but you get my drift). We won a lot of awards: from US News Best Advisor in '20 to being featured by Apple. But, and I do mean this, we are nowhere close to reaching our ambitions. That chapter starts now. About the Role To us, our team is everything. Nothing magical can happen without hiring magical people. We exert a crazy amount of effort to interview Titans. The role of Maintenance Supervisor is to provide proper maintenance for the community, along with providing excellent customer service to all residents and prospects. The purpose of the Maintenance Supervisor is to provide proper maintenance for the entire community. This includes providing excellent customer service to all residents and prospects.. Maintenance Supervisor must wear complete uniform with I.D. badge when working on any Titan Corp. property at all times, including nights and weekends. Essential Duties include the following (other duties may be assigned): 1. Maintenance Supervisor must provide a dependable vehicle for proper maintenance of property. 2. Complete all service requests within 24 hours, unless it requires extraordinary parts or labor. 3. Serve on-call duty as necessary and/or as scheduled by the Community Director. 4. Respond to emergency maintenance calls from the answering service. 5. Keep an adequate supply of parts in the maintenance shop. 6. Keep the maintenance shop in a clean and orderly manner, compliant with any and all regulatory requirements. 7. Responsible for pool and deck area, chemicals, cleanliness, and rest rooms. 8. Responsible for the monitoring, operation, and maintenance of the trash compactor. 9. Help keep grounds and streets free of litter. 10. Maintain and clean car wash. 11. Change air-conditioner filters in laundry and office monthly. 12. Responsible for making sure all breezeways and security lights are in working order daily. 13. Maintain all amenity areas. 14. Assist Community Director in any unusual activity if necessary for the smooth operation of the property. 15. Keep all project directional signs clean, painted, and level. 16. Responsible for bi-weekly servicing and preventative maintenance of golf carts. 17. Place door hanger card on front door when working inside an apartment. Always leave a note for the resident to inform them when and why maintenance has entered their apartment. 18. Communicate with the Community Director before you are going to be out of work for any reason. 19. Monitor grills and picnic areas, repair as needed. 20. Monitor guidelines for cleaning vacant office, and other common areas. 21. Must be able to read and understand service requests, chemical mixes for pools and other chemical uses. Must be able to read, understand, and teach information on hazard warning labels on any chemicals or products used in the operation of the maintenance department. Must be able to read and understand wiring schematics and wiring diagrams. Also must be able to read and understand the distribution panel that supplies power to appliances and electrical equipment used in apartment maintenance. 22. Must be able to trouble-shoot and service HVAC equipment, plumbing equipment, and electrical equipment. 23. Maintain a preventative maintenance program that minimizes necessary repairs and service requests and maintains the physical condition of the property. 24. Hire, develop, and manage a full complement of highly motivated, customer service-oriented, onsite staff. 25. Job Description Essential Tasks/Responsibilities : * Deep knowledge of manufacturing processes to ensure supplier's capacity and capability improvement in production and if required during the product development phase. * Ability to evaluate supplier's processes maturity and company robustness and ,when necessary, ability to lead all the improvement actions at suppliers premises to ensure that the product will be supplied at the appropriate quality level and on time delivery. * Engage Sourcing Supplier development team to ensure as an outcome of his activity a process robustness, capability, capacity fixing * Support Sourcing Procurement and Material Planners, as required, to ensure recovery plans implementation * Engage Supplier Quality and Engineering teams as needed * Solve issues and develop solutions to support deliveries * Works with cross functional teams to ensure the right level of networking to enable effective communication and issues resolution * control the introduction of the improvement actions at suppliers premises to ensure that the product will be supplied at the appropriate quality level and on time * Regularly report to the cross functional team, Sourcing Procurement and Material Planners, the status of wip and next commits, roadblocks and progress of activities at supplier premises Qualifications/Requirements: Bachelor's degree from an accredited university or college Minimum of 5 years of experience in Engineering, Quality, Manufacturing and / or related field Deep knowledge of manufacturing and quality processes Deep knowledge of manufacturing management processes and planning (ERP-MPS-MRP) Desired Characteristics: Strong interpersonal and leadership skills Demonstrated ability to analyze and resolve problems Demonstrated ability to lead programs / projects. The base pay range for this position is 100,000.00 - 133,000.00 - 166,000.00 USD Annual. The specific pay offered may be influenced by a variety of factors, including the candidate's experience, education, and skill set.
