The Project Manager's (PM) primary objective is to ensure the delivery of projects on time, within budget, and in accordance with the full scope of work. The PM must also: Possess a solid understanding of contracts and scopes of work, including the ability to prepare and distribute clear documentation for subcontractors. Verify all subcontractors fully understand their respective scopes of work on each project and that their contracts accurately reflect those responsibilities. Support the Superintendent daily, providing guidance and clarification on scopes of work and subcontractor responsibilities. Collaborate closely with the job Superintendent to ensure all aspects of the project run smoothly, including conducting weekly site visits. Ensure the client(s) are kept well informed throughout the entire project, from the pre-construction meeting to the final punch list completion. Resolve any issues or conflicts that arise, maintaining smooth project operations. Complete regular reports for both clients and internal teams, ensuring transparency and clarity regarding the project's progress and status. Process submittals, RFIs and other inquiries promptly and accurately to ensure the correct materials are used and work is completed as specified. Maintain up-to-date schedules for all projects, ensuring necessary adjustments are made if scope changes or timelines shift. Communicate with clients and subcontractors regarding requested project changes, complete and submit change orders for client approval, and ensure that the budget reflects the approved changes. Communicate with accounting to ensure proper billing. Ensure all work meets quality standards, complies with safety regulations, and that workmanship and materials align with project specifications. Oversee timely completion of inspections, approvals, and permits to keep the project on schedule. Monitor and support the Superintendent to ensure that all safety policies are strictly followed and enforced on-site. Continuously identify and mitigate risks, proactively preventing potential issues throughout the project.
