Position Overview The Building Operations Lead Maintenance Technician is responsible for the day-to-day maintenance, repair, and operation of all building systems and equipment at the Lazarus Building and 3rd Street Retail facilities. This position ensures that plumbing, electrical, life safety, and general maintenance systems function efficiently, safely, and in compliance with all applicable codes and standards. The technician performs both preventive and corrective maintenance and supports contractors, tenants, and inspections. Key ResponsibilitiesPlumbing Conduct bi-weekly restroom inspections and perform necessary repairs. Maintain and repair plumbing fixtures, including toilets, urinals, sinks, and dispensers. Inspect and service backflow preventers and domestic water systems. Maintain water heaters, circulating pumps, PRVs, and greywater systems. Perform drain maintenance using in-house jetters, snakes, and augers. Conduct water testing and flushing as required. Electrical Test, maintain, and repair generators, switchgear, and distribution panels. Replace lamps, ballasts, receptacles, switches, and timers. Perform LED retrofits, thermal scans, and ARC flash surveys. Maintain interior, exterior, and specialty lighting systems. Support elevator and electrical safety operations. Life Safety Maintain and inspect fire extinguishers, fire alarm systems, pumps, and emergency signage. Coordinate and conduct quarterly and annual safety drills and system testing. Maintain building access systems, locks, keys, and safety equipment. Support city, state, and insurance inspections. General Building Maintenance Perform daily building and roof walk-throughs. Repair and maintain doors, flooring, drywall, paint, and tenant installations. Coordinate vendor work, trash removal, and deliveries. Maintain generators, diesel fuel systems, and equipment safety standards. Support seasonal and special event setups, including decorations and signage. 3rd Street Retail Support Assist with maintaining HVAC systems, cooling towers, and related pumps. Provide plumbing, electrical, and carpentry repairs for tenant spaces. Support tenant work orders and facility inspections. Staff Management and Development Regularly meet and work with junior staff in order to develop their skills sets Coordinate on a regular basis with the Building Lead HVAC Tech to ensure systems are operational and well maintained Manage the Prism work order system and any other general maintenance specific software in cooperation with Senior Property Manager. Qualifications Minimum 5 years of maintenance experience in a commercial or office environment (preferred). Basic knowledge of electrical, plumbing, carpentry, and drywall repair. Ability to work from ladders and lift up to 50 lbs. Strong communication and documentation skills. Familiarity with smartphones, tablets, and building automation systems. Valid driver's license and dependable transportation. Successful completion of background check and drug screening. Duties and Responsibilities: Supervise other Building Maintenance Technicians associated with assigned building or area Repair and maintenance of all building and its equipment including but not limited to doors, floors, walls, ceilings, light fixtures, plumbing fixtures , roofs, irrigation, locks and keys, etc. May assist and/or perform inspections and conduct periodic general preventive maintenance on the building mechanical, electrical, and plumbing systems. This involves normal lubrication, adjustment, cleaning, water treatment, and periodic testing of all building systems and equipment including but not limited to; chillers, cooling towers, pumps, air handling units, boilers, VAV boxes, variable frequency drives, water heaters and air compressors, etc. Fill out daily equipment logs and perform visual inspections of all building mechanical and life safety equipment to ensure normal operation. Respond to, prioritize and complete assigned work orders via the CMMS work order tracking system. Monitor and ensure compliance with the preventive maintenance program. Make adjustments and additions/deletions to system as required. Coordinate work activities of contractors & outside vendors, and assist them with isolation of building systems as necessary and monitor their workmanship. Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, evacuations and equipment failure. Daily coordination and communications with Property / Facility Manager and/or Building Engineer regarding maintenance issues, work orders, budgets and tenant relationships. Coordination and communications with Day Porter / Janitorial Staff as necessary. Daily coordination and communications with tenants, customers and building occupants. Be available and on-call weekends and after hours for scheduled and emergency maintenance functions. Comply with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits. Be courteous, neat, clean, and in proper uniform; always representing the Company in a professional, moral, and ethical manner. Responsible for ordering and maintaining an inventory of parts and supplies needed for the continuous operation of the facility. Maintenance Mechanic II Classification Title: Specialist I Reports to: Maintenance Supervisor Department: Asset Management FLSA & Union Status: Hourly; Non-Exempt Union Employment Status: Full-Time Summary The primary purpose of this position is to maintain LMHA housing sites and grounds. The incumbent performs general repairs to the interior and exterior of Authority structures, including electrical, plumbing, carpentry, painting, and plastering duties in response to work orders generated by service requests or unit inspections. This position also performs general repairs on maintenance equipment as needed. All activities must support the Lucas Metropolitan Housing Authority (“LMHA” or “Authority”) mission, strategic goals, and objectives. Essential Duties and Responsibilities The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. Responds to work orders submitted by tenants or Authority staff members and completes all assigned work in a timely manner. Performs carpentry repairs to walls, ceilings, roofs, woodwork, floors, gutters and downspout, garage doors, doors, and door locks, windows, cabinets, doorbells, and clotheslines; replaces fixture if it cannot be repaired. Uses brushes, rollers and airless spray equipment to apply the required number of coats of paint, enamel, varnish, lacquer, or other protective or decorative material on a variety of surfaces, including wall and ceiling board, wood, metal, plaster, stucco, concrete, or brick. Repairs plaster, patches old plaster, and removes loose plaster in Authority properties. Repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, and breaker switches and fuses; checks for and repairs gas leaks. Repairs or replaces plumbing fixtures and fittings, including but not limited to: showers, faucets, drains, sewer lines, toilets, sinks, water heaters, and water pumps. Conducts daily inspections of LMHA housing and grounds to identify needs. Utilizes work order system and ensures that materials, job codes, and labor hours are properly recorded; completes appropriate work order documentation for all maintenance tasks. Repairs and maintains ground maintenance equipment and automotive and motorized equipment. Performs after-hours emergency service on a scheduled or rotating basis. Meets all job safety requirements and all applicable OSHA/PERRP safety standards that pertain to essential functions and maintains licenses and certifications as required. Performs other duties as assigned. Education and/or Experience High School Diploma or GED equivalent and a minimum of two (2) years' experience in construction or building maintenance, or vocational training focusing in carpentry, plumbing, and electrical repairs. An equivalent combination of education and experience may be considered. Must possess a valid Ohio or Michigan driver's license and be insurable under the Authority's plan. Technical Skills To perform this job successfully, the employee should be able to successfully operate a variety of applicable hand-held tools and devices.
