POSITION SUMMARY
As a Facilities Grounds Technician at Thrive, you will play a pivotal role in maintaining the cleanliness, safety, and aesthetic appeal of our apartment communities. You will be responsible for the upkeep of outdoor amenities including grills, pools, parks, dog stations, and common areas. Your duties will include daily grounds inspections, trash and debris removal, minor landscaping tasks, and ensuring all outdoor spaces are welcoming and well-maintained for residents and guests.
REPORTS TO: Facilities Manager
RESPONSIBILITIES AND DUTIES
Duties will include, but are not limited to, the following:
Performance Expectations:
Perform daily inspections of all outdoor areas including parks, dog stations, grills, pools, and common spaces.
Remove trash, debris, and pet waste from grounds and maintain cleanliness of all outdoor amenities.
Monitor and report any safety hazards or maintenance needs to the Facilities Manager.
Assist with seasonal tasks such as snow removal, leaf cleanup, and pool preparation.
Essential Job Duties and Core Responsibilities:
Communicate with Facilities team to ensure grounds standards are upheld.
Create and maintain a checklist for daily, weekly, and seasonal grounds tasks.
Assist with minor landscaping duties such as weeding, mulching, and watering.
Ensure grills and outdoor furniture are clean and in working condition.
Maintain dog stations with regular waste bag replacement and sanitation.
Support pool area cleanliness and report any issues with pool equipment or water quality.
Work requires a strong sense of responsibility, ownership and accountability.
Work requires strong knowledge to adhere to applicable federal, state and city regulations involving Fair Housing, health and safety policies and procedures and other aspects of residential, multi-family community management.
Work requires the ability to work independently and in a team environment.
Work requires strong attention to detail, accuracy, strong organizational, multi-tasking, planning and time management skills.
SKILLS, EDUCATION AND EXPERIENCE
High school degree or equivalent required.
Previous groundskeeping or outdoor maintenance experience preferred.
Experience with community management software systems such as Entrata and Microsoft Office is a plus.

Paid based upon experience $18 to $22 per hour

POSITION SUMMARY
We're looking for a motivated Senior Event Sales Associate to join our growing Events team at Thrive. This role will focus on sales at The Little Grand Market in Grandview Heights. The Little Grand Market is a chef-driven food hall and event destination where Columbus celebrates-weekday mixers, brand launches, weddings, and full-venue buyouts. We're part of a hospitality group built on care, connection, and craftsmanship.
This role is ideal for someone who loves connecting with people, thrives in a fast-paced environment, and is passionate about bringing memorable events to life. The Senior Event Sales Associate will own the full lifecycle of private events and buyouts, from first inquiry to operational handoff. You'll move fast on leads, wow guests on tours, and deliver unforgettable events that reflect our brand of warm, efficient hospitality.
REPORTS TO: Director of Events
RESPONSIBILITIES AND DUTIES
Duties will include, but are not limited to, the following:
Proactively generate new leads and respond to inbound inquiries for private events, weddings, and corporate functions
Collaborate closely with the Event Coordination and Operations teams to ensure seamless client experience
Meet or exceed monthly sales goals and revenue targets
Respond to new inquiries within 2 business hours; qualify, tour, and close.
Draft BEOs, confirm menus, rentals, A/V, and run smooth internal handoffs.
Protect margin by working hand in hand with the managers at The Little Grand to manage costs.
Build repeat business through thoughtful follow-ups and referral programs.
Participate in tastings, showcases, and community activations to generate new leads.
Be on-site for key events and be on-site support for managers for large events.
Maintain accurate records and weekly forecasts in our CRM (Perfect Venue)
Represent Thrive Companies professionally at networking events, showcases, and site visits
Consistently books $30K-$70K+ per month in event revenue.
Tour-to-close = 35%, average days-to-close = 21
Maintains exceptional brand reputation and margin discipline.
SKILLS, EDUCATION AND EXPERIENCE
2-4 years in event venue or restaurant sales and/or operations (private dining, catering, hotel events, or comparable).
Excellent communication and relationship-building skills
Organized, detail-oriented, and able to manage multiple inquiries simultaneously
Goal-driven and self-motivated, with a passion for hospitality
Familiarity with event management software, CRMs, and Microsoft Office Suite

POSITION SUMMARY
The Director of Finance - Construction is responsible for leading and managing all construction financial operations, financial controls, draw processes, and job cost accuracy for Thrive Construction and related development projects. This role ensures disciplined financial execution, cost tracking integrity, proper cash management, and proactive visibility to support construction delivery, profitability, and compliance.
REPORTS TO: SVP of Finance
RESPONSIBILITIES AND DUTIES
Construction Financial Leadership & Oversight
Lead full-cycle construction execution across assigned development projects, ensuring scope, schedule, quality, and budget adherence.
Maintain Thrive Construction financials including Work In Progress job cost tracking, project forecasting, cost-to-complete, reconciliations, and committed cost accuracy.
Prepare Thrive Construction draw documents and work with banks to get Owner Draws submitted and funded.
Work with Development, Asset Management, Accounting, and Finance to ensure aligned reporting and visibility.
Produce For-sale profitability reports and other reports as needed.
Financial & Operational Controls
Monitor/analyze monthly financial performance; advise management of deviations and recommend actions to assure objectives are achieved.
Review analysis of activities, costs, operations, and forecast data to determine progress toward goals and objectives.
Cash management for Thrive Construction.
Ensure compliance with internal controls, processes, and standard operating procedures.
Oversee internal, external, lender, and regulatory audit processes.
Coordinate CAT Tax filings for Thrive entities.
Prepare and post AIA Customer Invoicing
Vendor / Trade Partner Management
Support vendor onboarding and prequalification.
Ensure contract compliance, COIs, lien waivers, and insurance requirements are met.
Support risk identification, mitigation strategies, and change management.
Ensure vendors are paid out on the scheduled basis and work with staff to ensure PO accuracy.
Complete 1099 process.
Other Responsibilities
All other duties as assigned to support Thrive's mission and strategic growth initiatives.
SKILLS, EDUCATION AND EXPERIENCE
Bachelor's degree in accounting, finance, or economics.
5+ years of experience in accounting or finance, Construction preferred.
Proficiency in Procore or similar Construction management Software.
Proficiency in Netsuite or similar accounting software.
Proficiency in excel.
Strong time management and prioritization skills.
Ability to accurately process and record a large volume of numerical data.
Strong presentation skills.
Knowledge of Generally Accepted Accounting Principles (GAAP).
Ability to sit or stand at a desk, or otherwise function, over 8+ hours per day.

Anticipated salary range for this role is $90,000 to $150,000 per year. Actual compensation offered may vary from the posted salary range based upon the candidate's work experience, education, and/or skill level and will be finalized at the time of offer.
