SBM Management is searching for a dynamic SiteManager! The SiteManager coordinates and directs operations necessary to carry out contractual responsibilities of the company, including all planning, supervision, budgeting, vendor and supplier contact, customer relations, and other high-level managerial responsibilities.
Responsibilities
* Plans and develops work schedules to ensure adequate service.
* Prepares schedules for service personnel assign personnel to routes.
* Inspects and evaluates the physical condition of the establishment for program compliance, i.e., safety, quality, and service.
* Audits and maintains inventories, supplies, and equipment.
* Investigates new and promotes improved equipment and methods.
* Reviews customer requests for service to ascertain the cause for the service request, type of malfunction, and address with the manager.
* Implements organization policies and goals.
* Analyzes & facilitates budget requests to identify areas in which reductions can be made.
* Assist in promoting services performed to develop new markets, increase market share, and obtain a competitive position in the industry.
* Inspects plant and evaluates the use of space and facilities.
* Assists with plans, budgets, and schedules modifications, including cost estimates, bid sheets, and contracts.
* Ensures that the site meets budget goals on a sustaining basis.
* Assist in developing long-range plans, conceptual designs, and capital outlay requirements for program/process improvements.
* Coordinates program specifications, requirements for proposals and contracts, and associated documents.
* Compiles data for preparing estimates.
* Maintain and report on the financial part of business, such as labor hours, overhead, supplies, expenses, billing, forecasting, and any changes to these areas.
* Maintain a safe work environment for self and employees.
* Ensure compliance with local, state, and federal regulations, such as FLSA, OSHA, ADA, etc.
* Directs supervisory management engaged in support of facilities programs.
* Acts as liaison between the company, customers, clients, employees, and subcontractors.
* Maintains contract and contractor status databases.
* Reviews all correspondence concerning contractors and responds as appropriate.
* Establishes and maintains contact with contractors to ensure the smooth working of the contract process.
* Conduct and attend meetings to communicate top-down and bottom-up consistently with customers, clients, and employees.
* Assist with human resource concerns and issues.
Qualifications
* Operations experience
* Significant facilities management experience
* Bilingual (English / Spanish) is preferred!
* Able to provide exceptional customer service and manage multiple projects while adhering to strict deadlines.
* Excellent written and verbal communication skills
* Strong problem-solving skills
* Adept at using Microsoft Office Suite, including Word and Excel
Compensation: $70,000 - $75,000 per year

The Role
We're looking for a Project Manager that will provide leadership and direction for successful data center project completion. The Project Manager will provide a keen focus on the quality delivery and profitability of the job by planning, scheduling, and managing the project team while ensuring that the schedule and project goals for the job are met. We are seeking an energetic Project Manager to join Fulcrum Construction's team in our Long Beach office. We are looking for an ambitious individual that is fun to be around and can contribute to the culture and profitability of Fulcrum Construction.
What are we looking for in a PM?
While experience in retail construction is preferred it isn't 100% necessary. If you have 5-10 years experience in construction you're in the ballpark. You do need to have at least 5 years experience as a Project Manager for a general contractor.
A degree in construction management or engineering is preferred but not required.
We believe that a can-do attitude, the ability to learn quickly, and a passion for construction can more than make up for a lack of specific experience or a construction degree.
As a Project Manager you'll be managing commercial construction projects from bid process through certificate of occupancy. Working knowledge of Microsoft Office Suite 365 (Word, Excel, Outlook and Project software) is a must. Bluebeam, PlanGrid and Timberline/Sage 300 CRE experience is a big plus.

Can you juggle?
You'll be expected to manage multiple projects at one time in various phases of development while meeting or beating established budget and scheduling goals. Do you have a strong back?
The Project Manager is responsible for the overall direction, completion, and financial outcome of a construction project. He or she directs and supervises activities related to contract administration, change orders, submittals, procurement, project financial projections, and schedule requirements to ensure projects are completed on-budget, on-schedule meeting our clients' demands and maintaining a safe work environment. You will have a great project administrator, superintendent, close out specialist, project accountant and the rest of the company on your team throughout the project.
Essential Functions
Subcontract negotiation, scope review and buy-out of subcontracts.
Profit-driven or Bottom-line maximization.
Provide monthly cost reports and forecasts.
Preconstruction coordination and budgeting.
Project scheduling.
Work in conjunction with Superintendents, Project Administrators, Project Engineers, accounting staff and close-out specialist.
Client interface - Keep customers happy.
Promote Fulcrum Construction to existing and new customers.

OVERALL RESPONSIBILITY
Jointly responsible for the overall success of assigned project(s). Oversees and participates in the allocation of resources to ensure a safe, timely, and quality project while achieving and improving the profit margin. Is the primary contact with Owner, Subcontractors, Suppliers and other company personnel. The primary face of the company - strives to keep the customer happy to encourage long-term business relationships.
KEY PERFORMANCE AREAS
Reads, understands, and ensures compliance with all elements of all required/applicable contracts. Is the Company's authority on contract between the Owner and the Company.
Ensures the acquisition of permits, bonds, and insurance through appropriate channels as required.
Manages and monitors the RFI system.
Closely monitors all Subcontractor performance in order to ascertain that each subcontractor is in compliance.
Manages and monitors the shop drawing submittal process.
Ensures that all field records are being kept.
Documents important transactions, agreements, delays or events relating to contract, to ensure company's best interest is served and protected.
Ensures that changes are correctly posted to budget and other job tracking systems.
Efficiently completes project closeout in accordance with contract documents.
Prices, negotiates, and collects for all change orders and extra work.
Participates in, performs or directs the buyout of the project.
Develops new business opportunities.
Develops a schedule in cooperation with the Superintendent that complies with the customer's needs, adheres to the terms of the contract, and supports the planning needs of the company
Maintains and updates the schedule ensuring appropriate documentation of changes and distribution to others.
Assumes responsibility for profit margins and fully manages all financial aspects of the project.
Reports to appropriate personnel deviations in margins via costs to complete projections
Maintains excellent customer satisfaction levels at all times by timely addressing client concerns. Assures that all correspondence, submittals, shop drawings, billings, etc., are

KNOWLEDGE/EDUCATION/SKILLS/ABILITIES REQUIRED
Any combination of education and experience providing the required skills and knowledge for the successful performance would be qualifying. Typical qualifications would be equivalent to:
Completion of the 12th grade, supplemented with a minimum of 10 years construction experience, of which at least 5 years must have been in a leadership capacity.
Completion of a minimum of an Associates degree in an Engineering, Construction Management, or Business related field supplemented by a minimum of 7 years construction experience of which at least three years must have been in a leadership capacity.
Completion of a four-year degree in an Engineering, Construction Management or a Business-related field supplemented with a minimum of 5 years construction experience, 3 of which must have been in a leadership capacity.
WORKING CONDITIONS
This position requires frequent field visits, 20% field and 80% office or as necessary.

What You'll Be Doing:
Direct daily activities for multiple construction crews over multiple projects, participate in team activities, establish task priorities, manage crew hours, schedule and track work assignments, provide guidance, and ensure the availability of resources.

Review project plan and details with salesperson, construction team members and support personnel via office meetings, site visits, emails, phone calls, etc.
Understand and apply order fulfillment processes in an efficient manner to ensure the project is completed on time and within budget.
Assist with permitting activities as needed.
Plan for and procure special equipment as needed on a site-by-site basis.
Review and approve time records, work orders, change orders, job costing files, billing and accounts receivable in coordination with appropriate departments.
Coordinate with Safety Manager to achieve safety goals by training and mentoring employees.
Utilize appropriate technologies to facilitate information management and record keeping.
Communicate and resolve needs, issues, safety concerns and/or problems to supervisor or applicable party in a timely manner.

Skills and Experience You Offer:
Two years or more of related experience and/or training; or equivalent combination of education and experience.
Extensive knowledge of construction building techniques and materials, including but not limited to: hardscapes, natural stone, excavation and fine grading, irrigation, fencing, bluff development, erosion control, drainage, planting, lighting, and retaining walls. Must have the ability to read and interpret, engineering (structural & civil), landscape, detail, and general construction drawings.
General knowledge of village codes related to permitting.
Must demonstrate knowledge of the safety issues, regulations, and procedures utilized in public and private work activities.
Proficiency in Microsoft Word, Excel and Outlook is required, experience in “Aspire” software is a bonus.
Candidates must have and maintain a valid local driver's license and maintain a good driving record.
Required to pass a post-offer DOT medical physical and drug screen, and (ongoing) periodic DOT physical and drug screen according to DOT guidelines to maintain DOT certification.
Ability to lift 75 pounds, repetitively and frequently.
Must be 21 years or older.
Qualified candidates must be legally authorized to work in the United States.
Ability to effectively present information and respond to questions from customers, supervisors, coworkers, sub-contractors and the general public.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Must be able to communicate in English, including: read, write, and with use of computers and phones. - fluency in Spanish is a plus.
