Job Description
Provides effective and efficient maintenance, engineering, and mechanical system support to hospital campuses, satellite facilities, and Children's Healthcare of Atlanta - Support Center. Ensures, within all regulatory agency requirements, that buildings, equipment, and grounds (where applicable) are maintained in a safe and aesthetically pleasing condition to provide an appropriate environment for the wellbeing of patients, visitors, and staff. Experience

Job Responsibilities
Performs planned and general maintenance functions on systems and equipment, including inspecting, testing, maintaining, installing, and repairing.
Maintains accurate, legible records/logs of all work/rounds made in mechanical rooms and has a thorough knowledge of the major building systems operations and valve locations.
Uses hand, diagnostic, and power tools relating to the physical plant equipment, observing proper onsite handling.
Keeps tools, equipment, and mechanical rooms in safe, clean, and organized working condition.
Assists Engineering Coordinator in purchasing parts, supplies, and materials necessary for proper maintenance of the systems and equipment in accordance with departmental procedures.
Meets all in-service requirements, complies with all system policies and procedures, and understands and complies with infection control, safety, and Occupational Safety and Health Administration standards.

About This Role
As a Facilities Technician II, your primary duties will be to operate, and repair chill water cooled GMP and non-GMP air handlers. Ability to troubleshoot motor control, perform bearing replacement and alignment, and valve replacement. Knowledge and understanding of steam, HHW and chilled water operational equipment, i.e. steam traps, check valves, control valves.
In this role, you will be responsible for the operation, maintenance, and repair of chilled water-cooled air handling units (AHUs), including both GMP and non-GMP systems, as well as associated ventilation and exhaust systems.
Key Responsibilities:
* Operate, maintain, and troubleshoot chilled water-cooled AHUs, exhaust fans, and related HVAC components.
* Troubleshoot air handler controls connected to Motor Control Centers (MCCs) and Programmable Logic Controllers (PLCs).
* Diagnose and repair mechanical issues, including the replacement of motors, bearings, and control valves.
* Perform routine preventive maintenance tasks such as filter and belt replacements, and AHU cleaning.
* Ensure proper functioning of steam, hot heating water (HHW), and chilled water systems, including steam traps, check valves, and control valves.
* Demonstrate knowledge and understanding of steam, hot heating water (HHW), and chilled water operational equipment, including steam traps, check valves, and control valves.
* Maintain compliance with safety and operational standards in both GMP and non-GMP environments.
Additional Duties
* Operate all utility systems that supply manufacturing. Train others as needed in the operation and maintenance of utility systems and serve as system expert.
* Maintain utility systems and respond to critical alarms. Log readings on various plant equipment systems and investigate when alarms occur.
* Monitor utility systems through the BMS control systems.
* Conduct tours through the mechanical spaces to ensure no adverse events have occurred.
* Alarm response for all associated GMP areas and controlled spaces.

This position will provide you the opportunity to collaborate with a broader engineering and maintenance group to support manufacturing and essentially to make a difference in patient lives.

This work requires occasionally climbing ladders, crawling into tight spaces, moving/lifting test equipment up to 50 lbs. as well as working in clean spaces where gowning is required. Ability to stand for up to 3 hours at a time is also required.
* High School Diploma or equivalent with 2+ years prior industry experience OR 2 years trade school plus experience OR commensurate military experience.
* Position requires knowledge and usage of hand and power tools to perform assignments.
Preferred Skills
* Excellent communication (written and verbal), organization and time management skills.
* Experience working with HVAC in a manufacturing environment
* Ability to interpret mechanical specification drawings and other technical data sheets.

Diagnose problems, replace and repair parts, test and adjust
Perform regular preventive maintenance on various manufacturers pumps and compressors
Understand operating manuals for preventative maintenance service
Knowledge of control panels and ability to work inside cabinets with rated voltages of 208-460
Use of a variety of hand and power tools, electric meters and material handling equipment to perform duties
Detect faulty operations, defective material and report those and any unusual situations to proper supervisor
Consult/assist in sales, as necessary
Pass along leads to the respective Sales Representative when received
Comply with safety regulations and maintain clean and orderly work areas
Wear proper safety garments
May require travel to other markets to supply support to other service personnel in facilitating scheduling and completing repair/PM service work orders
Utilize Field Aware system for job scheduling, job tracking and time reporting
Other duties as assigned by Supervisor
Physical Demands
Ability to lift to 50lbs
Overhead work.
Ability to carry equipment and climb ladders
Ability to sit, stand, lift, bend, hold equipment, and drive for extended periods of time.
Position Type/Expected Hours of Work
This is a full-time position and hours of work are typically Monday-Friday but will vary based on the requirements of the assigned job/facility.
This job can include some nights and weekends, depending on job/facility needs.
Travel
75% or more of travel may be required, with possible overnight stays.
Qualifications:
Medical Gas ASSE 6040 preferred, but not required at start of position
Will obtain ASSE 6040 and ASSE 6030 during course of employment (within 1-3 years)
Experience with pumps and compressors
Prefer a minimum of 2 years' experience in medical gas equipment part/component sales.
Basic computer skills and experience with Microsoft applications, including Word, Excel, and Outlook
Highly organized, exceptional customer service skills & professional appearance and behavior
Ability to travel, work flexible hours & adjust the schedule as required to meet customer needs
Must show commitment to the company's core beliefs of integrity, safety and customer service
