Position Purpose
Under the direction of the Board of Directors, the Community Association Manager is responsible for managing the daily operations of a Homeowners' Association (“Association”) as outlined in the governing documents, applicable state laws, and Kai's management agreement. The goal is to achieve targeted financial and service levels, foster a sense of community and belonging, and maintain and enhance property values.
Essential Responsibilities
(May include some or all of the following, as applicable)
Attend Annual, Budget, Board of Directors, and Special Meetings.
Conduct regular property inspections and follow up on action items.
Obtain and review proposals for community projects.
Establish and publish meeting schedules online.
Complete a weekly community report for review by the Head of Operations and Director of Operations.
Provide standardized monthly reports to each Board including financial variances, A/R status, project updates, and other key details.
Maintain and update a database of community “fan club” members using Kai management software.
Assist with establishing operational procedures (e.g., safety, parking, or traffic control).
Maintain builder and sales contacts, manage expectations, and coordinate communication.
Develop and maintain a list of qualified vendors, manage performance, and ensure compliance with contracts.
Build and sustain strong relationships with all Board Members.
Create and implement training programs for Boards to support governance success.
Facilitate the ARC/ARB process from start to finish, including application review, communication, and owner notifications.
Conduct compliance inspections and follow through on enforcement procedures.
Review monthly financials and communicate corrections or adjustments to Association Accounting.
Prepare and manage annual budgets for assigned communities.
Approve invoices promptly in Kai's invoice management system.
Ensure a thorough understanding of each community's governing documents.
Manage communities in accordance with Kai's management agreements and standards.
Collaborate with Operations leadership on the transition of new or outgoing communities.
Maintain required CAM continuing education credits (Kai provides quarterly CEUs).
Respond to Resident Experience inquiries within Kai's 24-hour response commitment.
For onsite roles: oversee any onsite staff employed by the Association or Kai.
Track insurance policy expiration dates and coordinate renewals with agents or brokers.

Job Description
Scotch Institute of ENT, a division of ENT and Allergy Associates of Florida, is currently seeking a Medical Scribe for a full-time position. Our main office is located in Wesley Chapel (Seven Oaks area) Monday-Friday and our second location is located in Trinity (New Port Richey) on Tuesdays, Wednesdays and Fridays. This position may be required to commute to our Trinity office one to two days per week. Our areas of focus are ENT (adult and pediatric), Hearing, Allergies, and Sleep Medicine. We have 3 physicians, a nurse practitioner, and a physician assistant. Patient care is our top concern, and because we can provide both diagnosis and rehabilitative services, our patients know they can depend on our team for all their needs.
Medical Scribe Description:
This is an excellent opportunity for a Medical Scribe who is comfortable with medical terminology, strong typing skills, multitask oriented, motivated, able to handle a high volume of incoming patients, must be a self-starter and willing to learn all aspects of the ENT, Allergy, and Audiology field.
Our practice is in Wesley Chapel (Seven Oaks area) but may require occasional travel to Trinity one to two days per week. Our areas of focus are ENT (adult and pediatric), Hearing, Allergies, and Sleep Medicine. We have 3 physicians, a nurse practitioner, and a physician assistant.
We have a fantastic team environment, and this position offers great exposure to patient care for anyone with a goal of applying to PA school or medical school.
Medical Scribe Responsibilities:
Documenting patient encounters and maintaining accurate medical records
Capturing patient information, including medical history, and symptoms
Recording physician examination findings and treatment plans
Ordering diagnostic tests and surgeries
Assisting with medical coding and billing processes
Inputting prescriptions and medication regimens
Facilitating communication between healthcare providers and staff members
Medical Scribe Requirements:
Working knowledge of Medical Terminology.
>60 wpm typing speed.
Strong interpersonal skills.
Strong organizational skills.
The ability to interact professionally at all times with patients, physicians, and team members.
EMR experience.
Strong computer literacy.
Bi-lingual is a plus.
Attention to detail.
Medical ethics and confidentiality.
Time management in a fast-paced environment.

Must hold a current life guarding certification (Red Cross accepted, must cross-over to YMCA within 90 days or first available training). Broad overview of the YMCA as it operates as a local, national, and international movement preferred.
SPECIAL SKILLS OR EQUIPMENT REQUIRED:
Must possess effective communication and human relations skills. Must pass a swim and skills test annually. Must show maturity and have the ability to relate to children and adults from all social/economic segments of the community.
PHYSICAL AND/OR MENTAL REQUIREMENTS:
Must have the physical endurance to sit and stand for extended periods of time indoors or outdoors. Maybe required to maintain continual physical endurance for 15-30 minutes of aerobic activity. Gives and receives detailed instructions. Assist with pool maintenance including pool covers. Must be alert at all times. Must possess auditory and verbal capabilities in order to monitor environment and swimmers wellbeing. Must possess auditory and verbal capabilities to effectively communicate with swimmers and staff. Must be able to lift 50 pounds and physically able to perform a rescue.
JOB DUTIES
* 1. Provides direct supervision and maintains high safety standard during recreational, fitness, and instructional swims.
