A Day in the Life
As a Highwoods MaintenanceTechnician, you will be part of a team that strives to provide best-in-class service to our customers located in the Raleigh Market. We're seeking someone passionate about crafting dynamic experiences and fostering a sense of community for our diverse customer base within the portfolio.
The MaintenanceTechnician plays a pivotal role in both the operational and physical health of the portfolio, ensuring it is well-maintained and effectively run while also enhancing the customer experience through community building, making the space not only functional but also a preferred destination. This position embodies a dual responsibility essential for achieving operational excellence and fostering a vibrant community atmosphere across our properties promoting open communication and trust between Highwoods and our customers. You will represent Highwoods in a professional manner to our customers, vendors, and visitors; participate in and follow the guidelines of the safety program.
Work Performed:
Perform a variety of general repairs, installations, and maintenance on building equipment, including changing ballasts, light bulbs and/or tubes, light switches, receptacles, door locks, and general repairs on plumbing fixtures, refrigeration equipment, alarm and fire protection systems, piping, and tubing, etc.
Perform general carpentry, floor repairs, and other general repairs
Inspect equipment for proper lubrication and perform other preventative maintenance duties per a schedule and as needed
Troubleshoot building problem areas, make necessary repairs and adjustments
Build strong customer relationships by proactively address customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional service.
Refer complex situations to supervisor and or senior technicians
Perform routine building inspections
Install and repair new and existing plumbing fixtures, drain lines and accessories
Supervise periodic testing and servicing; record results of cross connection devices
Perform preventive maintenance, installation and repair of water pipes, controls, and associated equipment
Perform installation and repair of various types of electrical fixtures including lamp and ballast replacement
Installation and repair of electrical devices (switches, receptacles, breakers, low voltage transformers, etc.)
Perform minor repair of heating, ventilation, and air conditioning equipment including some filter changing
Monitor/check water chemical treatment programs for cooling towers and fountains
Monitor customer space temperatures and adjust thermostats when needed
Assist the HVAC technician with any building related mechanical or maintenance issues when required
Investigate and monitor repeat customer-related calls and report them to the Building Property Manager and Customer Service
Perform minor leak repairs to roof, window, and fountains
Assist contractors with life safety alarm systems and water-based or dry fire protection systems shut-downs and testing
Perform installation and repair of ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
Be responsible for accurate and timely record keeping and reporting
Assist in snow and ice removal using power broom, ice melt, and sand; be available for emergency cleanup/repair after inclement weather
Job Requirements
A fundamental knowledge of life safety systems including fire alarm, sprinkler, fire pumps, and emergency generators
Be available for emergency calls at night, weekends and holidays on a rotating schedule
Maintain a current North Carolina Driver's License
Maintain a current Tennessee driver's license.
Be able to bend, stoop, crawl & climb ladders.
Desirable Qualifications
Certification in one of the following:
Refrigerant Transition and Recovery
Maintenance experience in an industrial or commercial environment
Education
At least 2 years of education in at least one of the following:
State, county, or local governmental agency

KEY RESPONSIBILITIES:
MaintenanceTechnician will work closely with the Maintenance Manager who will coordinate many procedures for the Property Managers and the Director of Asset Management
Become proficient with the on-line service request system including hand held application
Responsible for the overall maintenance of building and building equipment
Perform routine building inspections on both building common areas, customer space and exterior
Install and repair new and existing plumbing fixtures and accessories; perform minor leak repairs to roof, window, and fountains
Install and repair various types of electrical fixtures including lamp and ballast replacement, switches, receptacles, breakers, etc.
Log chillers and, in conjunction with the HVAC Technician, perform minor repair of heating, ventilation, and air conditioning equipment, including filter changes and belt replacements
Monitor water chemical treatment programs for cooling towers and fountains and log readings
Investigate and monitor repeat customer-related calls and report them to the Property Manager
Assist contractors with life safety alarm systems and water-based or dry fire protection systems shut downs and testing
Be responsible for accurate and timely record keeping and reporting
Assist in hurricane preparedness and response
Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
Be available for emergency calls at night, weekends, and holidays on an alternating schedule (on-call)
Complete appropriate documentation in a timely manner
QUALIFICATIONS/KNOWLEDGE, SKILLS, ABILITIES:

Job Summary and Qualifications
The EP Technologist assists in all procedures performed in the EP area. The EP Technologist requires detailed knowledge of cardiovascular anatomy, physiology, disease processes and principles of cardiovascular diagnostic and interventional technology in a safe patient care.
The EP Technologist demonstrates an expert knowledge of radiological equipment and safety, shielding techniques, expert imaging skills and X-ray equipment trouble-shooting skills, analyzing, 3D mapping and recording equipment and other equipment utilized in the Electrophysiology Lab, and performs unit-based activities, which contribute to a positive and professional work environment.
The EP Technologist demonstrates the ability to function in all of the positions with the exception of nursing. Essential information is shared through documentation and verbal communication.
Requirements:
Graduate of accredited school of cardiovascular technology is required.
One year of Cath Lab experience, performing both diagnostic and interventional procedures highly preferred.
If not RCIS, RCES, then must be eligible to take the credentialing examination and obtain RCIS or RCES within 6 months of hire.

This position is primarily responsible for managing the coordination, scheduling, and completion of both short and long-range facility projects as well as the general maintenance, repair, and upkeep of our facility, including building systems, equipment, and grounds. As a Facilities Technician, you will:
Scheduling preventative maintenance, routine inspections and replacement of bank equipment and performing minor maintenance on a daily schedule for all locations (e.g., changing light bulbs, setting up tables/chairs for presentations and other company events, paint touch-ups, etc.).
Assists with repair and maintenance on large projects as requested or required.
Diagnose and repair minor issues with mechanical systems, lighting, doors, fixtures, and general building maintenance.
Perform minor landscaping, snow removal, and parking lot upkeep as needed.
Ensuring that all physical locations are always presentable; all equipment is working properly; all furniture is presentable; all cubicles are set up appropriate for new hires or for employee moves. Aiding in the transfer of materials for employee moves and assisting in office clean-up for employee terminations when applicable.
Managing furniture inventory to include new purchases and maintenance and/or repair of existing furniture and cubicles.
Coordinate with external vendors and contractors for specialized repairs and services for branch equipment and building related items.
Respond promptly to maintenance requests and communicate with request owners on the status of requests and progress.
Work with management in developing project estimates and monitoring expense on projects as required.
Participating in the creation of emergency action and preparedness plans as well as OSHA policies and procedures.
Hanging signage, postings, white boards, art, etc. for all locations.
Monitoring vendor contracts and building contracts (e.g., lease agreements to determine work responsibility) and vendor performance to ensure contracted services are being carried out to bank's satisfaction. Perform any activity, whether subject to contract, that is required for the efficient operation or presentation of each location. Document and advise supervisor of deficiencies with vendor performance as necessary.
Handling of building-equipment emergencies on an ongoing basis and serves as the liaison between bank employees and outside contractors called to fix problems.
Working with the IT department with telecommunications system and computer equipment as directed.

The role of MaintenanceTechnician is to provide proper maintenance for the community, along with providing excellent customer service to all residents and prospects. MaintenanceTechnicians must wear complete uniform with I.D. badge when working on any Titan Corp. property at all times, including nights and weekends.
Essential Duties include the following (other duties may be assigned):
1. Complete all service requests within 24 hours, unless it requires extraordinary parts or labor.
2. Keep maintenance shop in a clean and orderly manner.
3. Monitor and operate compactor.
4. Help maintain grounds and streets free of litter.
5. Keep uniform and personal appearance clean and neat.
6. Maintain all amenity areas.
7. Assist Community Director with unusual projects as necessary to maintain smooth property operation.
8. Maintain all project directional signs, making sure they are clean, painted, and straight.
9. Monitor recycling containers. Keep them clean and items separated.
10. Call Community Director or Maintenance Supervisor before you are going to be out of work for any reason.
11. Monitor guidelines for vacant, office, and common areas.
12. Responsible for checking and replacing any defective or burned out light bulbs or security lights. Light inspections to be done one or two times per week.
13. Serve maintenance "on call" as necessary.
14. Perform other duties as assigned by the Community Director and/or Maintenance Supervisor.
While performing the above responsibilities and assignments, you may be required to perform tasks that will require a great amount of physical exertion. Listed below are common requirements for your duties as MaintenanceTechnician for Titan:
· Use various hand tools and test equipment; these items may vary in weight from a few ounces to 40 pounds.
· Use a 30-pound can of refrigerant for servicing of air-conditioners.
· Hand-carry and use a 70-pound refrigerant recovery unit.
· Hand-carry and install air-conditioning compressors weighing from 40 pounds to 120 pounds, depending upon the size of the condensing unit
· Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds.
· Hand-carry and install furnace / forced air unit weighing up to 90 pounds.
· Hand-carry and install hot water heaters weighing between 70 and 90 pounds.
· Hand-carry and install commode/closet combination weighing 40 to 50 pounds.
· You will be required to climb ladders in order to clean leaves out of gutters and do roof repairs. Ladders required to perform this task will range from 16 to 40 feet in length and range in weight from 20 to 125 pounds. You will be required to lift and transport these ladders.
· Make sure preventative maintenance is done on all weight room equipment.
· Use of a ladder is required to change light bulbs in breezeways and on buildings. These ladders could range in weight from 10 to 125 pounds.
· Changing panels of glass ranging in weight from 10 to 40 pounds is require and may require the use of a ladder to accomplish the task.
· Pool maintenance is a big responsibility and often requires you to lift and / or transport 100-pound drums of granular chlorine, 50-pound drums of stick chlorine, and 50-pound bags of soda ash or bicarbonate of soda. You are responsible for replacing pool pump room motors and pumps. These pumps and motors could range from 25 to 200 pounds, depending on the size required.
· As part of your daily maintenance routine, you may be required to move appliances from one apartment to another apartment on opposite ends of the community. The appliance may have to be transported by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to over 200 pounds.
· Our commercial laundry rooms are equipped with single washing machines and / or stacked (double) clothes dryers, which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 150 pounds.
· On occasion, you will be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to several hundred pounds.
· During the course of your job, you may be involved in repairs to the building structure. You may be required to move or transport a number of different building type materials weighing several pounds to several hundred pounds
· At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds)
· You will be required to perform certain resident service functions or make upgrades to the apartment. An example would be to install track lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.
In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.

· Communicate clearly to the residents, both verbally and in writing.
· Read and / or listen to resident requests / concerns.
· Receive resident concerns in a calm and open manner.

4. Ability to operate mail opening and remittance processing equipment to post payments received; ability to open and sort payments received by mail and check amounts for irregularities.

Skill in accurately entering data and properly coding data to achieve desired results.
Skill in performing complex calculations involving fee and rate structures.
Skill in typing 30-35 wpm.

Ability to perform a variety of physical skills including, but not limited to filing, hearing, seeing, and writing by hand.

calculator. May be assigned to position that operates a remittance processor, mail opener, and cash register.
Qualifying Education and Experience:
A high school education. A minimum of two years experience in customer service, cashier or general office work, or any equivalent combination of education and/or experience.
