This position is responsible for the building maintenance and repairs of Community Development Authority (CDA) and any assigned City buildings and facilities. Responsibilities include preventative maintenance and/or repairs to mechanical equipment, maintenance of heating and cooling systems, plumbing, electrical, carpentry, custodial duties, plus building repair and construction projects.
The CDA building maintenance staff currently consists of 3 full-time employees. This part-time position (20 hrs./week) will train along side current staff and assist with urgent repairs, preventative maintenance, and and other general duties. The schedule for this position is flexible depending on projects, Monday through Friday, however staff needs to be available 24/7 for after-hours emergencies.
* Perform preventative maintenance and/or diagnostics on mechanical equipment such as cooling, heating and ventilating systems.
* Make repairs to motors, pumps, generators, and similar equipment.
* Operate and maintain boilers for steam and hot water heating, which may include cleaning, draining, flushing, chemical washing, water treatment, and replacing gaskets and tubes.
* Perform plumbing work such as repair and/or replacement of faucets, commodes, sinks and hot water heaters. This may include replacing piping, soldering joints and leak repairs.
* Perform electrical work which may include fuse, starters, bulb and ballast replacement and some electrical wiring. Using building blueprints may install computer cable and telephone wiring.
* Perform light construction projects, install partitions, door jams, and trim in buildings. Repair roofs, hang doors, repair and replace locks, and undertake landscaping and needed site work.
* Maintain walking surfaces during the winter months by removing snow and salting sidewalks.
* Inspect equipment and identify the need to call outside vendors for major equipment repairs.
* Operate a variety of equipment and tools in the maintenance and repair of public facilities and equipment.
* Paint, stain, and seal all building surfaces which may include walls, ceilings, cabinets, trim, concrete, and brick.
* Perform cement work including patching, leveling and anchoring.
* Perform necessary custodial duties including cleaning, unit turnover, daily work orders, pest remediation, or any essential task to maintain CDA properties.
* Performs inspections of CDA and related program properties.
* Reporting times and schedules may vary according to department needs.
* High school diploma with supplemental training in building maintenance or related field; and
* One or more years of experience in the maintenance trades field; and
* Valid Wisconsin Driver's License.
Must have the ability to obtain the following HUD/WHEDA-approved certifications within one (1) year of hire:

Minimum Qualifications Required
Must be an active student enrolled in at least 6 credits. Please note that students are not permitted to work in Federal Work-Study positions during scheduled class times.
For automotive-related positions: student must be in second year of Automotive program, and needs to be able to lift 50 pounds.
Must have valid driver's license and be able to meet NTC insurance carrier standards.
For Nano Lab and Physics/Electronics positions, applicants must have basic knowledge of soldering and putting together electrical components, have great communication skills and mechanical ability.
Maintain and set up/fix equipment in the physics, electronics and nanoscience labs. Applicants must be enrolled in the Nanotechnology Certificate program.
For Physics/Electronics students who have taken one or two physics and/or electronics courses preferred.
Welding related positions will move material and equipment, assist with inventory, clean and paint equipment, build racks, shelves, storage devices, lubricate fab equipment.

Required or Preferred Experience:
Minimum of one years restaurant or retail experience, or combined experience and education.
Experience with sales building, P&L statements, recruiting, and training.
Proven track record of successful hiring and retention.
Required when needed, the ability to work early morning, evenings, late night, weekends, and some holidays. Schedule demands may change.
ServeSafe Certified
Must be at least 18 years of age.
Valid Driver's license and vehicle insurance.
High school diploma or equivalent.
