POSITION OVERVIEW
The
Assistant Property Manager
provides first-class property management services and assists a Property Manager in overseeing a portfolio of commercial properties. Day-to-day responsibilities include assisting with issues regarding building/property operations, enhancing tenant relations, vendor scheduling, and customer service.
PRIMARY RESPONSIBILITIES
Work with Property Managers to resolve building operations' issues.
Work closely with vendors to ensure compliance with service contracts.
Recommend and/or complete vendor contracts as appropriate.
Ensure adherence to property owners' policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.
Answer office telephone as required and assist callers.
Receive work order requests and coordinate with the building technician or vendor(s) as appropriate.
Schedule building activity, including move-ins/move-outs, and verify insurance.

Assist Property Managers in the preparation of the monthly reporting package/financial reports according to the owner's needs.
Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.
Assist the Property Managers as appropriate in coordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.
Ensure compliance with management agreements.
Work with the Property Managers to facilitate accounting, leasing, marketing, and construction needs.
Understand lease types to assist the Property Manager with ensuring Lease compliance.
Process Tenant billbacks expenses.
Assist in the response and resolution of after-hours emergency calls as needed.
Assist in planning and executing tenant events with the management team.
Qualifications
Bachelor's Degree preferred.
2 years plus experience in the Commercial Property Management industry preferred
Excellent customer service skills
Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteous environment

JOB SUMMARY
Capital Budget Specialist directs the funding, reporting, and tracking of construction projects for the Capital teams. Verifies all necessary approvals have been obtained and ensures that standard company procedures are followed. Drive value and deliver best in class performance for Senior Housing portfolio. Relies on experience and judgment to plan and accomplish goals. Performs a variety of complex tasks. A certain degree of creativity and latitude is required. Reports to AVP of Capital Administration.
KEY RESPONSIBILITIES
* Develop and maintain comprehensive weekly, monthly, quarterly, and annual financial dashboards to evaluate performance metrics, identify variances and outliers, and provide insightful commentary to management.
* Fund all Capital, Redevelopment and Facility budgets using Yardi system.
* Review and approve budget revisions on daily basis. Ensure all supporting documents are attached and necessary approvals have been obtained, ensure workflow meets company's policy and approval thresholds.
* Address budgetary issues, invoice discrepancies, and pricing discrepancies as they arise, ensuring financial integrity throughout project execution.
* Responsible to review, verify and close out jobs on monthly basis.
* Fund and allocate costs to pay for Operator Fee and SHO special projects' invoices on monthly basis.
* Reconcile company p-card for the SHO Team.
* Responsible to audit and submit property assignment changes to IT on regular basis.
* Train the project team on budget revision process.
* Oversee the purchase order cycle from initiation to completion, ensuring accuracy and timeliness in procurement processes.

MINIMUM REQUIREMENTS
* Minimum of 1-2 years experience in budget, financial or business analytics
* Bachelor's Degree: A bachelor's degree in finance, accounting, business administration, or a related field is typically required. Relevant certifications or advanced degrees may be considered as a plus.
* Ability to make decisions on minor issues in accordance with company policy.
* Strong analytical, time-management, attention to detail and accuracy, written and verbal communication skills.
* Experience in Real Estate Industry preferred: A strong background in the real estate industry, particularly in capital projects management, or property management, is highly desirable. Experience within the healthcare or senior living sectors is advantageous.
* Ability to work strategically and with significant financial and project management discipline to ensure flawless execution.
* Demonstrated organizational skills and ability to manage multiple projects simultaneously.
* Computer literacy, knowledge of Outlook, MS Office, PowerPoint, Adobe.

POSITION OVERVIEW
The
Building Engineer
is consistently thorough and committed to keeping building systems and equipment in good order while supporting other members of the property and team. They provide concierge-style service to the tenants at our buildings and are constantly looking for ways to improve the experience for all who come to their properties. They execute preventative maintenance to keep systems and equipment in good repair and prolong their useful life. They are keenly aware of their surroundings to ensure the property maintains an outstanding appearance.
PRIMARY RESPONSIBILITIES
Comprehend and interpret instructions and memos and ask clarifying questions to ensure understanding.
Operate and use necessary manual and power-driven tools.
Provide concierge-style customer service to internal and external partners.
Perform preventative maintenance and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds.
Align and ensure all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety are adhered to.
Inspect building systems, including but not limited to fire alarms, HVAC, and plumbing, to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.
Perform contract work, which could include landscaping, snow removal, HVAC, plumbing, and cleaning.
Qualifications
3 years of experience in Commercial Building Operations, Property Management, or a related industry preferred.
Basic skills with Microsoft Office Outlook, Word, Excel, and Teams.
Reliable transportation required.
Must have a thorough understanding of HVAC, electrical, plumbing, and building automation systems.
Ability to efficiently present information to an internal department and/or large groups of employees.
Understanding of multi-meter amp probe, anemometer, pressure gauges, drain auger, and other industry standard tools/equipment.
Prior work experience and knowledge of energy-saving and sustainability measures.
Strong organizational and analytical skills.
Ability to read and understand plans and prints.
EDUCATION/CERTIFICATIONS

POSITION OVERVIEW
The
Property Accountant
is responsible for the preparation of monthly financial statements (cash and accrual) on assigned Office, Industrial, Association, Construction/Development, Partnerships, and Retail projects. The position works closely with property managers to complete monthly reporting packages sent to the Clients. Assignments are based on experience level and product type currently managed.
PRIMARY RESPONSIBILITIES
Provide internal and external reporting of the project's financial results.
Prepare internal and external reporting packages, working with property management to analyze financial performance and develop reports.
Support the budgeting process and expense reconciliation preparation through review of data.
Prepare recurring and ad hoc analysis and reports as required.
Provide excellent external and internal customer service.
Preparation of monthly financial statement packages, which include:
creating and posting journal entries recorded to the general ledger,
fixed asset depreciation and amortization roll-forward,
in-depth review of the general ledger and the income statement,
bank statement reconciliations,
Property Manager variance comment review,
and balance sheet reconciliations.
Qualifications
1-3 years related accounting/reporting experience.
Individual should demonstrate quantitative analytical and accounting skills commensurate with experience level.
Solid understanding of accounting principles.
Intermediate competence in Microsoft Excel and Outlook.
Knowledge of various accounting software; Yardi and/or MRI experience is a plus.
Real estate industry experience is a plus.
Ability to interact with Clients and team members.
Excellent communication skills, both verbal and written. Listens with understanding.
Individual should display a high level of self- motivation, ability to multi-task, and thrive in a deadline-oriented environment.

POSITION OVERVIEW
The
Lead Building Engineer
, under general direction, supervises and directs the maintenance, repair, and alteration of buildings and allied equipment; plans and schedules work projects; administers various service contracts; provides technical assistance to the Chief Building Engineer and performs related duties associated with the assigned portfolio as required.
PRIMARY RESPONSIBILITIES
Plans, schedules, orders materials, and supervises work on plumbing, heating, air-conditioning, electrical, ventilation, and pumping systems.
Supervises minor construction or building alteration projects.
Keeps associated records and prepares reports.
Participates in the development and administration of maintenance, construction, or service contracts, including requests for proposals, bid conferences, evaluation, selection of bids, and award of contracts.
Coordinates and assists in coordinating building maintenance activities with other departments, divisions, and sections, the public, and with outside agencies.
Inspects buildings for safety hazards, maintenance needs, and disability access requirements.
Prepares plans and specifications for small remodeling, alteration, and construction projects.
Provides time and materials cost estimates.
Analyzes energy usage and costs and originates changes to reduce consumption.
Participates in the determination of maintenance and energy requirements of new buildings.

POSITION OVERVIEW
As a Maintenance Technician with Stream, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.
PRIMARY RESPONSIBILITIES
Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to, pumps, chillers, boilers, air compressors, and air handling units.
Perform general repairs, maintenance, and replacement of building components, including, but not limited to, building fixtures and appliances, plumbing, and electrical.

Qualifications

Job Description
The Senior Infrastructure Engineer is a jack of all trades role, whose primary skill is being able to research and find solutions to tackle almost any problem they are challenged with. You will be responsible for designing, securing, and maintaining Stream IT's core infrastructure with a strong emphasis on Microsoft Azure and Fortinet technologies. This role supports hybrid cloud environments, leads modernization initiatives, and serves as a senior escalation point for complex network, identity, and systems issues.
This position is in-office at our Dallas, TX location.

Fortinet Network & Security
Configure and manage FortiGate firewalls: policies, NAT, VPN (Client & site-to-site IPsec), HA, and SD-WAN.
Manage FortiSwitch and FortiAP for secured campus and branch connectivity.
Utilize FortiManager and FortiAnalyzer for centralized management, analytics, and compliance.
Support network segmentation, secure remote access, and zero-trust enforcement.
Infrastructure & Cloud Engineering
Architect, deploy, and maintain Azure IaaS/PaaS (VMs, VNets, NSGs, Load Balancers, Azure Front Door, Azure Arc).
Build resilient hybrid-cloud solutions aligned with zero-trust and Stream IT security and network standards.
Administer Windows Server, Active Directory, DNS, DHCP, Intune.
Systems Administration & Identity
Support backup/DR strategy based on Stream IT's continuity framework.
Ensure uptime and performance for critical infrastructure systems.
Support on-prem and cloud identity (AD, Entra ID, SSO, Conditional Access, MFA).
Operational Excellence
Serve as Tier III escalation for infrastructure, network, and identity incidents.
Participate in on-call rotation and scheduled maintenance windows.
Partner with Help Desk, Infrastructure, and Business Ops teams.
Write SOPs, runbooks, and architectural documentation.
Qualifications

Azure experience across compute, networking, identity, and automation.

ABOUT THE ROLE
Welltower is seeking a Senior Mechanical Engineering Project Manager to join our Capital Projects team as the lead technical expert for complex mechanical infrastructure initiatives across our national senior housing and wellness portfolio. This role will focus on high-impact capital projects such as HVAC system conversions, full central plant replacements, and large-scale plumbing upgrades. In addition to driving project strategy and execution, the individual will serve as an escalation point for internal teams and operators when engineering-level input is required.
KEY RESPONSIBILITIES
* Lead development and execution of major mechanical infrastructure projects, including:
* HVAC system conversions (e.g., PTAC to VFCU or VRF).
* Central plant redesigns and replacements (boilers, chillers, hydronic loops).
* Large-scale piping/plumbing distribution replacements.
* Serve as an internal subject matter expert and escalation point for complex mechanical system issues arising during operations, capital projects, and real estate transactions.
* Review and provide technical oversight on PCAs and due diligence reports for prospective acquisitions-assessing system condition, risk, and scope recommendations.
* Conduct site assessments to validate findings, identify performance deficiencies, and develop comprehensive remediation plans.
* Define scope and performance goals for third-party mechanical engineers; lead design coordination and review process to ensure alignment with site needs and budget.
* Support capital planning by developing project budgets, lifecycle cost analyses, and implementation strategies.
* Collaborate with internal Capital and Redevelopment teams to integrate MEP infrastructure improvements into broader asset and redevelopment plans.
* Guide contractor and vendor engagement, including bid package development, proposal evaluation, and contract award.
* Provide engineering oversight during project execution, including troubleshooting field conditions, reviewing submittals, and supporting commissioning.
* Ensure design and construction adhere to code requirements, industry standards, and Welltower's performance and efficiency goals.

POSITION OVERVIEW
The Lead Building Engineer, under general direction, supervises and directs the maintenance, repair, and alteration of buildings and allied equipment; plans and schedules work projects; administers various service contracts; provides technical assistance to the Chief Building Engineer and performs related duties associated with the assigned portfolio as required.
PRIMARY RESPONSIBILITIES
* Plans, schedules, orders materials, and supervises work on plumbing, heating, air-conditioning, electrical, ventilation, and pumping systems.

* Keeps associated records and prepares reports.

* Analyzes energy usage and costs and originates changes to reduce consumption.

Qualifications
* 5 years of experience in Commercial Building Operations, Property Management, or a related industry required.
* Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteous environment.
* Good organizational skills. Attention to detail. Ability to multitask.
* Proficiency with Microsoft Excel and Word.
* Highly knowledgeable of commercial base building mechanical, electrical, plumbing, fire, and life safety systems, and all related maintenance.
* Comply with all applicable codes and regulations, government agencies, and Company directives related to building operations and work safety. Follows OSHA standards for building engineers.
