RESIDENCY REQUIREMENTS: Candidates must have been legal residents of New York State for at least FOUR months immediately preceding the date of hire.

DUTIES AND/OR RESPONSIBILITIES: The Building MaintenanceWorker performs under general instructions and work is performed under immediate or general supervision, depending upon the nature of the task. The Building MaintenanceWorker reports to the Building MaintenanceWorker I or II and performs the following duties:
• Performs semi-skilled work in masonry, carpentry, electrical or painting operations.
• Helps to install and repair wiring systems and electrical fixtures and equipment.

• Does interior and exterior painting where quantity rather than fine quality of work performed is the principal object.

Civil Service Title: (Civil Service Title: Maintenance Mechanic II)
Minimum Requirements:
Graduation from high school or possession of an equivalency diploma, plus one (1) year of experience as a skilled worker in one or more of the electrical, mechanical, or construction trades.
NOTE: Additional experience may be substituted for the high school diploma on a year-for-year basis.
SPECIAL REQUIREMENTS: If you are appointed, you will be required to have a valid license to operate a motor vehicle in New York State or otherwise demonstrate your capacity to meet the transportation needs of the position.
Desired Qualifications:
Working Knowledge of Electrical, Mechanical systems, Refrigeration systems;
Working knowledge of specific hazards and safety precautions;
Working Knowledge of Water Treatment and Refrigerant;
Ability to perform heavy manual labor, including lifting, Manual dexterity, endurance;
Ability to read schematics, perform research, follow instructions;
Ability to work under supervision;
Ability to establish good working relationships with others;
Ability to work under all weather conditions;
Dependability, health and physical condition commensurate with demands of the position;
Universal Refrigeration License;
CO-Generation System Knowledge;
Commercial Kitchen Equipment Knowledge;
Computer and Program Application Knowledge.
Position Summary/Responsibilities:
Duties to Include the Maintenance and Repair of:
Chillers - (Screw, Absorption, Air Cooled, Water Cooled);
Cooling Towers, Pumps, Coils, Condensers;
Ice Machines;
Walk-In/Reach-In Freezers and Coolers;
Ductless Split Units;
Heating Plant Systems, Water/Fire Tube Boilers;
Aerco Condensing Boilers;
Water Heaters and Storage Tanks;
Building Energy Management Systems;
Performs a wide variety of fabrication, welding, sheet metal work or machine shop activities;
Other duties as assigned.

(B) Graduation from a technical high school or trade school with a major in the electrical, mechanical or construction trades.

Desired Qualifications:
Good knowledge of common practices, tools, terminology and safety precautions of construction, mechanical and facility maintenance trades;
Ability to work from plans, specifications, drawings and rough sketches;
Ability to follow oral and written instructions;

Good hand and eye coordination.
Position Summary/Responsibilities:
Serve as a General Handyman performing a variety of semi-skilled duties and assists a skilled worker in the trade of plumbing;
Operates vehicles, powered or motorized equipment;
Work with other Trades/Groups as assigned;
Helps to install and repair general plumbing equipment (sinks, toilets, eyewash, showers, lift stations..);
Assist in metal and carpentry fabrication, repairs and re-finishing;
Assist in cleaning and repairing mechanical equipment ( pipe lines, valves and traps...);
Assist with repairs to municipal water and/or sewage systems and lift stations;
Assist in performing general grounds maintenance work (grading and seeding, mowing, and snow and ice removal...);
Other duties as assigned.
